Why this project is worth a look
A house, not an apartment
A private entrance, family space downstairs and bedrooms upstairs make daily life feel distinct from a condominium. The trade-off is responsibility for more of the physical building, from roof drainage to repairs at the rear of the plot. The particular house's condition deserves more attention than its launch-era staging.
Layouts worth comparing in person
The Loft 1, 2 and 3 differ in the use of auxiliary space and, in the case of The Loft 2, original corner positioning. A work room is not necessarily a third bedroom, and two homes of 112 square metres may have very different daylight and privacy. A measured floor plan is more useful than a listing headline.
Facilities for everyday routines
The clubhouse, pool, playground and green space were designed for the resident community rather than visitors. Their value depends on the quality of present-day management, not simply whether they appear in the sales material. Fees, cleaning and upkeep belong in the household budget.
Useful roads, future rail
The site connects towards Pracha Uthit Road and the ring-road frontage road, offering drivers more than one approach. Public transport still requires a realistic present-day plan, because the nearby Purple Line South station has not opened. Buy for the travel pattern that works now, not a promised commute later.
About the project
A buyer looking at Unio Town Prachauthit 76 is choosing a house in an established residential compound, not an apartment in a tower. Ananda Development marketed 427 two-storey townhomes in Thung Khru, on Bangkok's southern side. Each has a street-facing entrance and space for cars directly in front of the home. That changes the daily routine: groceries can go straight from the boot to the kitchen, children have communal outdoor facilities nearby, and there is no shared apartment corridor. It also creates a different inspection checklist. Party walls, the roof, drainage around the plot and the condition of the neighbouring homes deserve closer attention than a glossy photograph of the original show unit.
The address is Soi Pracha Uthit 76, off Pracha Uthit Road, in the Thung Khru district of Bangkok. It is sometimes loosely described as part of the city's southern outskirts, but it is not in Samut Prakan province. The developer puts the main road about 450 metres from the site; older independent site visits describe another approach from the ring-road frontage road at roughly 500 metres. Those are useful alternative approaches for drivers, not a promise of quick journeys. A property here makes far more sense when the household's regular destinations are known. A ten-minute drive on a quiet Sunday says very little about a school run or a trip towards Sathorn during the morning rush.

The size of the estate matters. Four hundred and twenty-seven plots spread across the development create a small neighbourhood of their own, with internal roads and communal areas rather than a handful of houses sharing a driveway. Ananda's original information states a site area of 36 rai, 3 ngan and 61.9 square wah, using Thailand's land-measurement system. Buyers should look beyond the project's perimeter and find the individual plot on the estate plan. A row near the entrance may get a different pattern of traffic from one beside the playground or further inside. The distance between the front gate and the particular house can matter as much as the published distance from the project to the main road.
There are three named designs. The Loft 1 and The Loft 2 are both listed at 112 square metres of internal usable area, while The Loft 3 is 115 square metres. The original frontage measurements are 5.5 metres for the first two designs and 5.7 metres for the third. Initial land plots start around 17.5 square wah for the smaller designs and 18 square wah for The Loft 3. Those figures describe the model range, not every home that may now be offered for resale. Extensions, corner positioning and the exact boundaries can change the experience considerably even where the advertised internal floor area is identical.
The Loft 2 is an interesting example of why area alone is a poor comparison. Detailed reviews of the original release describe it as the corner-house design. The additional side exposure can allow more windows and daylight, though buyers should confirm whether those windows remain unobstructed and whether any side space belongs to the plot. Its original description includes two bedrooms, two bathrooms, a kitchen and two parking spaces. The Loft 1, by contrast, was marketed with a further multipurpose space within its 112-square-metre design. That extra space may help a household that needs a desk or hobby room, but it should not be counted as a legally or practically suitable bedroom without seeing the actual plan.
The Loft 3 is only slightly larger on paper, yet the 115-square-metre layout may work better for buyers who value a wider frontage and a more flexible upper floor. The developer's description places bedrooms upstairs, together with a bathroom and an additional room that can serve different purposes. Some property portals compress this into a three-bedroom label; other sources describe two bedrooms plus a multipurpose room. Neither summary should be treated as a substitute for walking through the house. Check whether the extra space closes off properly, has adequate ventilation and takes a usable bed or work surface. The correct answer depends on the specific design and any renovations made since handover.
The ground floor was designed around connected living and dining areas, with a kitchen towards the rear. In the original sales presentation, two car spaces were provided at the front of each design. This arrangement can be practical for a family that drives, but it is worth testing with the actual vehicles rather than counting two painted spaces. Check turning room, the gate opening, any slope across the parking apron and the width of the street outside. If the household owns a large SUV alongside a second car, nominal capacity and comfortable daily use may be very different things. A quick evening visit is useful because parked visitors and delivery vehicles can change the feel of an internal street.
Several details from the original build specification are more relevant today than they first appear. Ananda's project article refers to granite-style floor tiles downstairs, laminate flooring and timber stair treads, while independent early inspections recorded a ceiling height of approximately 2.6 metres in the ground-floor show home. These help a buyer identify what was standard when the development launched. They do not prove the finishes or materials in a six- or seven-year-old resale house are unchanged. The practical issue is whether a room has been altered competently, whether water has entered at joints or rear additions, and whether electrical and plumbing systems still work as intended.
Unio Town was planned with facilities beyond the houses themselves: a clubhouse and lounge, gym, saltwater swimming pool with a separate children's section, playground and landscaped area with a jogging path. The original entrance layout separated resident and visitor lanes, and project reviews describe security staff and CCTV. All of that can support everyday life for families, particularly those who want somewhere close to home for exercise or children's play. The word 'planned' is important, though. Buyers of existing homes should look at how these spaces operate today. A functioning pool, clean shared bathrooms and well-maintained landscaping say more about real value than amenities shown on the original launch brochure.
There is a recurring cost behind that infrastructure. Ananda's March 2021 project article quoted a common-area charge of THB 55 per square wah of plot area per month. FazWaz presents a fee in square metres, while some directories do not supply a figure at all. None of these pages establishes the current charge payable by the owner of a particular resale home. Ask for the estate management's latest statement and check whether that plot has outstanding fees. The same conversation should cover how decisions on security, gates, roads, pool repairs and the gardening budget are made. In a residential compound of this size, the quality of shared maintenance is part of the value of an individual property.
The immediate neighbourhood is geared towards ordinary Bangkok life. The developer identifies Ying Ruai Market near Pracha Uthit Road, Buranasuksa School close to the estate, shops and supermarkets along the main road, and the larger Thonburirom Park further away. King Mongkut's University of Technology Thonburi also serves the surrounding district. This gives the location a different appeal from resort developments or high-rise schemes marketed on nightlife. Someone living here may care much more about where they buy groceries or how children reach school than about skyline views. Individual access, road crossings and opening hours still deserve a current check; the old marketing map is not a live directory.
Public transport is the main caveat in the location story. Old property descriptions sometimes mention Khru Nai station on the Purple Line as though it were already usable. The official Purple Line South construction updates show that Khru Nai was still under construction in August 2026. The estate should therefore be assessed on present-day driving, buses, taxis and the journey to existing rail links, not on a future station opening. The extension may eventually make some trips easier, but no reliable transport benefit can be priced into an individual townhouse without knowing when the service will run and what the complete door-to-door journey will look like.
The project is now an established, completed development, although published dates do not line up perfectly. The developer's legal disclosure refers to construction starting in January 2019 and partial completion expected by December 2020. DDproperty and PropertyHub use 2020 as the completion year, FazWaz uses November 2019, and Zmyhome displays 2021. These dates may reflect different phases of building and handover rather than distinct housing projects. For a buyer, the first-occupation and transfer documents for a particular house carry more weight than a single completion date in an online directory. The same principle applies to alterations carried out by later owners.
The name of the developer is easy to establish, but the name on the contract still matters. The corporate disclosure published by Ananda identifies Ananda Property One Co., Ltd. as the project and land owner and gives land title deed number 25036 together with land allocation licence 105/2563. It also records a bank encumbrance on the project land in the historical disclosure. That is not evidence that the same encumbrance remains on every current title. A buyer needs to see the up-to-date individual plot deed, current registered owner, any mortgage release and the seller's authority to sign. Marketing under a well-known developer brand is helpful identification, not a replacement for title due diligence.
Asking prices illustrate why comparing this estate requires care. On 10 October 2026, Ananda's project website still displayed a promotional starting figure of THB 2.59 million. By contrast, a refreshed PropertyHub listing asked THB 3.99 million for a two-bedroom, 112-square-metre home, and FazWaz showed a similar advertised entry point among its listings. These are not comparable completed transactions. There may be differences in condition, plot size, corner position, furnishings and whether the developer's offer can actually be obtained. A low headline price should be tied to an identifiable plot and a written breakdown of what it buys; otherwise it is only a lead-in to a conversation.
Foreign buyers need a separate legal assessment before treating any of these asking prices as an acquisition budget. This is landed housing, not a registered condominium, so the 49% foreign condominium quota does not apply. Thai law generally restricts foreign individuals from owning land directly, apart from narrowly defined exceptions. A registered land lease coupled with properly documented ownership of the building can sometimes be considered, but the public information for this estate does not confirm such a structure for an available home. A conventional registered private land lease is usually limited to a term of up to 30 years, and any renewal should not be assumed to be automatic. The 'freehold' label used by DDproperty describes the project's tenure in general; it does not establish that a foreign purchaser can register the plot in their own name. The actual title, contract and parties decide the outcome.
For someone seeking rental income, there is no dependable basis here for promising a particular yield. The product is best understood as a family townhome in a lived-in urban district. Tenants considering a two-storey home with parking may focus on access to work, school, maintenance, kitchen functionality and monthly bills. Holiday-style rental assumptions would be a poor starting point. Resale liquidity also turns on the asking price and condition of the individual property, not simply the Ananda brand or a possible new rail station. A buyer who would be satisfied living here personally has a sounder starting question than one counting on a quick uplift from infrastructure that has not opened.
Home types & sizes
The original 5.5-metre-frontage design starts on plots around 17.5 square wah. Its connected living and dining space sits below the bedrooms, with a flexible area that can serve work or hobbies. Confirm the room's actual dimensions and ventilation before assuming it works as another bedroom.
Originally presented as the corner variant, this 112-sqm layout could benefit from side windows and a different relationship with neighbours. It was listed with two bedrooms rather than a separate extra room. A resale property's actual plot line, openings and alterations matter more than the model label.
The 115-sqm model has an original frontage of 5.7 metres and plots starting around 18 square wah. Upstairs space includes two bedrooms and a room with a more flexible purpose. Some databases describe three bedrooms; inspect the completed house before adopting that count.
These are the original house designs, not a live stock list. Two front parking spaces were advertised for each model. A verified October 2026 asking price for every layout is unavailable. Descriptions of flexible rooms and individual plot sizes vary in older materials, so the title deed and measured, as-built layout of the selected home take priority.

- The development sits on Soi Pracha Uthit 76 in Thung Khru, Bangkok. The original project map places it roughly 450 metres from Pracha Uthit Road, with another approach from the ring-road frontage road.
- Ying Ruai Market and Buranasuksa School are close to the estate; supermarkets and further daily shopping lie along the main road. Confirm the practical walking route rather than relying on straight-line proximity.
- Kanchanaphisek and Suksawat routes provide options for driving across southern Bangkok. Rush-hour travel times must be tested against the household's own destinations.
- Khru Nai on the Purple Line South extension was still a construction site in the August 2026 official update, not an operating rail station.

Best for: Families seeking two bedrooms, practical parking and a home with shared play and exercise facilities. The layout is built around an ordinary household routine rather than a short-stay resort proposition.; Buyers who already spend much of their week in Thung Khru, Suksawat or nearby southern Bangkok districts. Established routes to work and school are a stronger reason to buy than a future rail opening.; People comfortable buying an individual completed property on its merits: physical inspection, maintenance history, plot title and the seller's terms. Homes within the same estate can differ materially after years of occupation.; may not suit: Anyone who needs a working metro station within a short walk or a reliable car-free commute into Bangkok's central business districts. The nearby Purple Line South station had not opened by the review date.; Foreign buyers expecting straightforward personal ownership of the land as if buying a condominium unit. The legal treatment of a townhouse plot is different, and no project-specific foreign lease or building-title package has been verified.; Buyers who require a detached house, a large private garden or three confirmed enclosed bedrooms as a standard feature. The attached-house format and original layouts do not promise those things..

- Ananda still advertises an entry price of THB 2.59 million, while completed homes have been listed at THB 3.99 million. Availability at the promotional price and the applicable terms were not verified on 10 October 2026.
- FazWaz shows completion in 2019, DDproperty and PropertyHub in 2020, and Zmyhome in 2021. The handover date for a particular home may differ from the project's headline completion year.
- DDproperty labels the estate freehold, which does not itself establish land ownership rights for a foreign individual. Ananda's historical disclosure also recorded a bank encumbrance on project land; its current status for the selected plot is unknown.
