Why this project is worth a look

A house-like step up

Casa City makes sense for buyers who have outgrown a condominium but do not need a large detached-house plot. Three to four bedrooms, two levels and private parking create a genuine family layout; Hemlock and MAPLE+ are documented at about 134 and 153 sqm, with MAPLE+ accommodating three cars.

North Bangkok logic

The address is most convincing when work, school or family life points toward Don Mueang, Rangsit and the northern transport corridors. Songprapa, Dechathungkha and Vibhavadi Rangsit carry the road network, while the operating SRT Red Line adds Don Mueang station as a rail option.

Only 168 homes

This is a defined low-rise estate rather than a mass condominium or a sprawling multi-thousand-unit community. The smaller count does not guarantee perfect management, but it makes the shared entrance, roads and common facilities easier to understand when assessing the live environment.

Completed and inspectable

A buyer can judge the actual streets, clubhouse, pool, security operation, neighbouring homes and the condition of the selected property before committing. That is a material advantage over buying from drawings, particularly because resale homes can differ significantly after several years of owner use.

A documented land base

Q House publishes the project's land-allocation permit and Chanote reference. Those documents do not remove the need for a plot-specific title check, but they give a buyer and lawyer a concrete starting point for due diligence rather than relying only on a sales brochure.

About the project

Casa City Don Mueang–Songprapa is a completed Quality Houses low-rise community in Si Kan, northern Bangkok. The first identity check matters here because it sits within the wider Q District cluster and is easily confused with Casa Presto Donmueang–Songprapa. They are separate products. Casa City is the townhome component: 168 two-storey homes rather than detached houses or condominium units. That gives it a relatively contained neighbourhood feel for Bangkok. Buyers get private ground-level living and their own parking, but they still live in a planned estate with shared access, security and common facilities rather than on an independent standalone plot.

The location works best for people whose daily geography is north Bangkok rather than Sukhumvit or the old CBD. The project is reached from Soi Songprapa 30 and Dechathungkha Road in Si Kan, Don Mueang, with practical links toward Vibhavadi Rangsit Road, the tollway network, Srisamarn/Udon Ratthaya access and Don Mueang Airport. This remains a car-friendly environment, and owning a house here without a car would narrow the convenience advantage. There is, however, a genuine rail option now: the SRT Red Line is operating and Don Mueang is an active station on the Krung Thep Aphiwat–Rangsit route. The estate is not a station-front development, so that rail link should be treated as an additional transport choice rather than a replacement for local road travel.

The project has unusually useful legal disclosure for a mature housing estate. Q House identifies Quality Houses Public Company Limited as the project and land owner, cites land-allocation permit no. 5/2561 and Chanote title deed no. 27591, and states a project area of 22-1-7.3 rai. The same disclosure says construction started in January 2018 with an expected completion in January 2021. Current market profiles describe the estate as completed, although older databases sometimes use 2020 while Home.co.th uses 2021. For a real purchase, that historical year difference is less important than the current title and encumbrance position of the selected plot, the seller's authority to transfer it and the physical condition of the house.

The strongest part of the product is space. Hemlock is documented at roughly 134 sqm with three bedrooms, three bathrooms, two parking spaces and land from about 28.8 sq.wah. Aspen uses the same broad land size and adds a fourth bedroom with three bathrooms and two parking spaces; its published usable area is inconsistent across sources, with 131 sqm and 134 sqm both appearing, so we do not force one number into the record. MAPLE+ is clearer: the current Q House page shows about 153 sqm, three bedrooms, three bathrooms, three parking spaces and around 37 sq.wah of land, with an approximately 10-metre frontage. Those dimensions make the larger homes feel closer to semi-detached housing than to a conventional narrow Bangkok rowhouse.

The layouts are particularly relevant for families moving out of a condominium. A fourth bedroom in Aspen can absorb a child, parent or work-from-home room without sacrificing the main living area. Hemlock's documented side-garden concept gives some outdoor separation, while MAPLE+ prioritises frontage and parking capacity. The trade-off is that these are still compact urban plots inside an estate. Buyers who want a substantial private garden, a pool or complete distance from neighbours will not get the same lifestyle as in a larger detached-house project. Buyers who mainly need more rooms, private parking and ground-level space without moving to a much larger land parcel may find the compromise more sensible.

Common facilities are straightforward rather than resort-style. Q House currently lists a clubhouse with a large guest lobby, a salt-system swimming pool, common green areas and its security package; recent independent profiles also list a fitness room. The security specification includes CCTV at the entrance, a double-gate arrangement, Easy Pass resident access and in-home magnetic door/window sensors with alerts and siren functions. Because Casa City is already a mature community, the practical due-diligence question is not whether these features appeared in the launch brochure but how well they are maintained today, what the current common-area budget is and which in-home devices remain installed and functional in the particular resale property.

Pricing needs to be read in two layers. Q House is still marketing the project directly and currently states pricing from THB 4.69M; it also shows a named MAPLE+ plot B66B at a promotional THB 4.99M against a stated regular THB 5.99M, subject to the company's conditions. Resale stock sits lower. A Connex listing checked in August 2026 remains marked available at THB 2.89M for a three-bedroom 120 sqm home on 18.5 sq.wah, while other recent resale examples sit above that. These are not equivalent products or equivalent sellers. A low resale number may reflect a smaller plot, different condition, furniture, renovation history or a motivated owner, whereas remaining developer stock carries a different commercial package. The THB 2.89M figure is therefore a market floor reference, not a project-wide starting price promise.

Foreign buyers face the most important structural limitation. This is landed housing, not a condominium, so Thailand's foreign condominium quota does not solve the land issue. Foreigners generally cannot hold Thai land directly, except through narrow statutory routes that are not the ordinary way to buy a townhome. We found no public Q House material describing a Casa City foreign-buyer land-lease programme. A non-Thai purchaser should therefore have the proposed structure, the house ownership position and the selected land title reviewed before paying a reservation. The relevant answer may depend on the buyer's status and the seller, but a nominee Thai company should not be treated as a routine workaround.

Ownership format

Casa City is a landed low-rise project rather than a condominium. A foreign buyer cannot ordinarily hold Thai land directly, and we did not find a published specific to the project long-lease programme for foreign purchasers. The transaction structure and title for the selected plot should therefore be checked before reservation. Q House's legal disclosure identifies Chanote title deed no. 27591 for the project land.

Q House's current direct page explicitly surfaces MAPLE+, while Hemlock and Aspen remain present in recent project profiles and resale stock. This is a mature estate, so the real unit mix available to a buyer depends on whether the seller is the developer or an existing owner. An older 112 sqm MAPLE type appears in archived material but is not included in the main mix because current independent profiles describe the active project range as 134–153 sqm.
