Buyers will see two company names in the paper trail: AssetWise is the public developer brand, while AssetWise's own project terms identify Estate Q Co., Ltd. as the landowner and project operator. That is a legal-entity layer within the same project, not evidence of a second development. It is worth knowing before due diligence because marketing, resale and corporate documents do not always use the same company name.

The unit mix is heavily weighted toward one-bedroom formats. Asset A+ gives a full breakdown: 236 standard one-bedroom units at 23.85–25.71 sqm, 214 one-bedroom Exclusive units at 28.94–41.59 sqm, 248 one-bedroom Plus units at 38.06–51.90 sqm and 42 two-bedroom units at 50.48–54.32 sqm. That makes the label on a resale ad less useful than it first appears. Two listings described simply as one-bedroom apartments can belong to very different size bands and layouts. A sensible comparison therefore starts with the original unit type and floor plan, then looks at building, floor, outlook, fit-out and condition. The project is clearly completed and occupied, although public sources disagree on the formal completion year. AssetWise's original terms say construction began in 2018 with completion expected in 2020. DDproperty, FazWaz and several current project databases use 2020, often December 2020, while PropertyHub lists 2019. For a buyer page, 2020 is the more defensible working anchor, but the discrepancy should remain visible rather than being turned into a false exact date. The practical advantage is straightforward: this is an inspectable asset. A buyer can visit the actual unit and common areas, review the condition of the building and request current juristic-person documents instead of relying on renderings or a future handover promise.

The resale market remains active in September 2026. DDproperty and PropertyHub both carry a large number of live sale listings, while Asset A+ also markets resale units in the scheme. The lowest asking price we could substantiate in current public listings was around THB 1.45M for a compact unit of roughly 24 sqm. Other recent examples included about THB 1.7M for 24 sqm, around THB 2.4M for 38 sqm and roughly THB 3.59M for a unit around 46 sqm. These are asking prices from different owners, not a developer price list and not evidence of completed transactions. Furnishing, view, floor, building, renovation quality and seller urgency can create a wide spread, so the cheapest headline should be treated as a search anchor rather than a guaranteed entry price.

This is a road-led Bangkok location rather than a rail-station product. AssetWise highlights access to Lat Phrao Road and Kaset-Nawamin Road and proximity to the Ekamai-Ramindra expressway connections. The developer also names Big C Lat Phrao, Crystal Park, Central Festival Eastville, Nawamin City Avenue and Crystal Design Center among the surrounding retail destinations. That positioning can work well for residents whose daily routines rely on driving, taxis or trips around the Lat Phrao and Ram Inthra side of Bangkok. Buyers who want to walk to a BTS or MRT station should test the route for themselves; the official project material does not sell Atmoz Ladprao 71 as a station-adjacent condominium.

The amenity package is broader than the basic pool-and-gym formula often found in compact low-rise projects. Project databases and AssetWise-related material identify a swimming pool, landscaped common areas, fitness facilities, a meeting or co-working space, an indoor games room and a mini theatre, along with access control, CCTV, lifts, parking and security. Published floor information places the pool, meeting space and garden on the first floor and the gym on the second. For a resale buyer, however, the important question is the condition and management of those amenities today. PropertyHub publishes a common-area fee reference of THB 45 per sqm, but the current 2026 rate, any sinking-fund obligations and the selected unit's payment status should be confirmed directly with the condominium juristic person.

Project-level freehold language also needs to be read carefully. Thai condominium law allows foreign buyers to own units freehold only while the statutory foreign quota remains available, capped at 49% of the aggregate unit area. Some Atmoz Ladprao 71 resale listings are specifically marketed as foreign-quota units, but there is no reliable public project-wide counter showing how much quota is currently free. The title deed, seller identity and quota eligibility therefore need to be checked for the exact unit. A listing described as freehold may still be a Thai-quota unit that cannot simply be transferred into a foreign buyer's name without confirming the quota position.
