Universities, Rajamangala National Stadium, shopping and hospitals make the location practical for people whose routines are already in Hua Mak and Bang Kapi. It is less convincing for someone whose first requirement is an operating rail station at the doorstep; the Orange Line connection promoted for Ramkhamhaeng 12 is still presented as future infrastructure.

Current sales materials name Yuppayong Co., Ltd. as the developer and identify condominium registration number 15/2539, approved on 18 July 1996. The same disclosure describes the original mix of 113 residential units plus three commercial units and refers to the land title deeds supporting the site. None of this substitutes for checking the selected apartment's title, seller, outstanding common charges or transfer documents, but it gives a buyer a clearer starting point than a project that survives only in old portal listings with no identifiable operator or registration history.

Space is the most obvious reason to look at Baan Yuppayong. The current project website states an overall unit-size range of roughly 37.76 to 92.02 sqm. It publishes a one-bedroom Type A range of 38.76–45.20 sqm and a two-bedroom Type D range of 77.17–85.42 sqm. Those are generous dimensions compared with many newer mass-market Bangkok condominiums, where a lower entry price often comes with materially less internal space. The trade-off is straightforward: buyers gain room but accept an older building. For owner-occupiers, especially couples or families who actually use the second bedroom and living room, that can be a sensible exchange if the building and unit pass a proper physical inspection.
The renovated-unit positioning should not be confused with a fully redeveloped building. A refreshed apartment may have new finishes, furniture or upgraded components inside the unit, while the condominium itself remains a 1996 property. Public materials do not establish that the entire building has undergone a comprehensive replacement of major engineering systems. That makes the common areas and management record important parts of the viewing. Lifts, corridors, parking, pool condition, common plumbing and electrical systems, management quality, arrears and current common charges can all matter more to long-term ownership than the visual standard of a freshly renovated kitchen.
Facilities are relatively simple. The project and its appointed sales material consistently identify a swimming pool, a co-working or meeting area, security and CCTV. The project also states 58 parking spaces, so parking is not designed on a one-space-per-unit basis. A car owner should therefore confirm the actual parking rules and practical availability attached to the selected unit rather than assuming a dedicated bay. Baan Yuppayong's proposition is not a resort-style amenity package; it is the combination of larger apartments, a completed building and a usable Ramkhamhaeng location.
The location is most relevant to people whose daily life already revolves around Hua Mak, Bang Kapi or the wider Ramkhamhaeng corridor. Project materials identify Ramkhamhaeng University, Assumption University's Hua Mak campus, Rajamangala National Stadium, Big C Huamark, The Mall Ramkhamhaeng, The Mall Lifestore Bangkapi and several major hospitals in the surrounding area. That creates a practical local demand base beyond pure investment marketing. On the other hand, the building is not directly attached to an operating mass-transit station. The project's own site still describes Ramkhamhaeng 12 on the Orange Line as a future station, so a buyer should not value the apartment as though that connection were already in daily service.
Pricing is fragmented because different sellers, unit conditions and renovation levels coexist in the same building. As checked on 14 September 2026, major portals show the project from THB 1.45M, while the official renovation-sales website advertises from THB 1.9M. Current PropertyHub examples sit higher again, including a 42 sqm unit around THB 2.36M and a 77 sqm two-bedroom around THB 4.55M. These numbers do not need to match: floor, orientation, refurbishment, furniture, exact area and seller motivation can materially change asking prices in an older condominium. The useful comparison is therefore not 'the project price' but the price of genuinely comparable units in similar condition.
Running costs deserve a fresh document check as well. Public material does not establish a current 2026 common-area fee for the building. An older figure survives in promotional material tied to 2024 terms, but carrying it forward would create false precision. A buyer should instead review the latest common-fee invoice for the chosen unit, the rules for any sinking-fund or major-repair contributions, and confirmation that the seller has no outstanding balance with the condominium juristic person. In a building of this age, those items can change the real cost of ownership more than a small difference in the asking price.
For a foreign buyer, the condominium format is materially simpler than a landed house, but the foreign quota still matters. Thailand permits qualifying foreign buyers to own condominium units freehold only while the aggregate foreign-held area remains within the statutory 49% cap for the building. A portal listing saying 'for sale' does not prove that the selected unit can be transferred into foreign freehold. Before paying a meaningful deposit, the buyer should obtain confirmation of quota availability from the condominium juristic person and make sure the funding and transfer documents satisfy the Land Department requirements.
The investment case also needs to be built from the individual apartment rather than from a project-level yield claim. There are isolated market listings involving tenanted units, but the public evidence is too thin to treat any single rent as a dependable benchmark for the whole building. Larger layouts and the Ramkhamhaeng university catchment may support practical rental demand, yet achievable rent still depends on renovation quality, furnishing, lease length and competing stock in Hua Mak. A sensible underwriting exercise would use several recent comparable leases, not one portal advertisement.
Baan Yuppayong therefore works best as a unit-by-unit purchase rather than a project-level bet. Its attraction is clear: larger layouts, an established neighbourhood and entry pricing that can sit well below newer projects nearby. The counterweight is the age of the building and the variability between renovated stock and ordinary resales. A cheap asking price only becomes compelling when the title, foreign quota, physical condition and ongoing building costs all hold up. For buyers willing to inspect those points carefully, the project can offer more usable space for the money than many modern compact condominiums in this part of Bangkok.
Ownership format
A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. Availability of foreign quota for the selected unit must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The published Type A layout uses a separated kitchen zone, dining space and a work area integrated into the living arrangement. The more important point is the floor area: this is large enough to function as a genuine long-term home rather than only a compact city base.
The published Type D is aimed at a more family-oriented use case, with a broad living area and a second bedroom that can flex between sleeping, work or storage needs. Resale units may have been altered over time, so the current physical layout should be checked against the selected unit's documents.
