Fashion Island and The Promenade give the immediate area a strong retail and services base, and the Pink Line has improved public-transport access along Ram Inthra. The address is still more compelling for northeastern Bangkok routines than for someone who expects a short, walkable commute to the central business districts.

Chrisma Condo Ramintra is a mature, low-rise condominium on the Ram Inthra corridor in Khan Na Yao. It is not an off-plan proposition: buyers are looking at an established two-building community where the condition of the common areas, the individual unit and the condominium juristic person can all be inspected before money changes hands. The strongest cluster of project sources describes seven floors and 215 residences, with the property positioned around Soi Ram Inthra 95 near Fashion Island and The Promenade.

That established status changes the buying logic. The completion date is generally shown as December 2012 by FazWaz and DDproperty, while several Thai property databases use 2013. Either way, the project is well past the stage where a developer brochure is the most useful source of truth. A buyer should focus on how the buildings have aged: lifts, waterproofing, pool equipment, parking management, security systems, reserve funding and the history of major repairs are more relevant today than launch-era finishes.

The original unit mix is relatively straightforward. Project profiles consistently reference one-bedroom layouts around 32.90 sqm, two-bedroom homes around 59.50 sqm and duplex units around 58.55 sqm. Current resale stock is less tidy, with one-bedroom listings around 30–40 sqm and two-bedroom listings roughly in the 50–60 sqm band. That does not automatically mean the project data is wrong; resale portals may use title-deed areas, rounded marketing figures or altered internal layouts. For a real purchase, the title and registered plan should settle the number.

There is active resale inventory in September 2026. PropertyHub shows a one-bedroom asking THB 1.85 million at the low end of visible stock, while DDproperty and FazWaz currently show higher entry points. THB 1.85 million is therefore useful as a market-floor reference, not as a project-wide price. The spread between listings is meaningful, which is exactly what should be expected in a condominium of this age: renovation quality, furniture, floor, orientation, seller urgency and title circumstances can matter more than a generic project average.

The core facilities are conventional but useful: a communal pool, fitness room, parking, 24-hour security and CCTV appear across multiple project profiles. PropertyHub also lists lifts, keycard access and a garden or barbecue area. For a completed building, the checklist is not simply whether a facility exists. A buyer should see whether it is functioning, well maintained and adequately funded. A clean pool and operating gym can be more informative than a long amenities list copied from the launch period.

Location is the clearest reason the project remains relevant. Fashion Island and The Promenade form a substantial retail and services cluster close to the building, while the Pink Line has added rail access to a corridor that historically relied heavily on cars. Chrisma is still not a substitute for living in central Sukhumvit or Silom if daily life revolves around those districts. It makes more sense for residents whose work, family or regular routines are in Ram Inthra, Khan Na Yao and the northeastern side of Bangkok.

Foreign buyers need to separate the word 'freehold' in a listing from actual foreign-quota availability. Thai condominium law allows foreign ownership only within the statutory foreign ownership ceiling for the building. A unit advertised as freehold can still be unavailable for foreign registration if the foreign quota is already full. The condominium juristic person should confirm the current quota position before a material deposit is paid, and the buyer should verify the individual title at the same time.

For that reason, Chrisma is best approached as a unit-by-unit decision rather than a project story. It can work well for owner-occupation or long-term rental when the Ram Inthra location fits the buyer's life. The advantage of an older resale project is that most of the important variables are observable. The disadvantage is that two units with the same nominal layout can carry very different renovation costs, legal readiness and overall value. The best purchase is likely to be the one that survives inspection, document review and price comparison, not simply the cheapest listing on the day.
