Why this project is worth a look
Only 45 homes
The limited unit count is a genuine differentiator. It creates a more contained residential environment than a large housing estate, although privacy will still vary by plot. A house near the gate, clubhouse or an internal junction can feel very different from one deeper inside the project.
Real family scale
Even the smallest format is around the 440-square-metre level with four bedrooms, five bathrooms, staff accommodation and multi-car parking. The larger homes add a fifth bedroom, a private lift and, at the top of the range, a pool. The space makes most sense for long-term family use rather than for a buyer who simply wants a prestigious address.
Urban, but car-led
Phatthanakan 32 offers several road connections toward Phatthanakan, Srinakarin, Rama 9, Ekkamai and Thonglor, plus relatively close expressway access. Rail transit is not at the gate. A household expecting to live mainly without a car should test the daily trip pattern before assuming the location works.
You can inspect reality
The estate is completed and there are actual resale and rental homes on the market. That lets a buyer compare visible condition, plot position, fit-out, lift, pool equipment and street environment instead of underwriting a future promise. For a used luxury house, this is a major advantage.
Land is the legal core
For a foreign buyer, the land structure matters more than a portal’s freehold label. The transaction should be separated into the right over the land and the ownership of the building, then checked against the actual title, lease and transfer documents before money is committed.
About the project
The Gentry Phatthanakan 2 is a gated collection of 45 three-storey detached houses on Soi Phatthanakan 32 in Suan Luang, on Bangkok’s eastern inner-city side. It was developed by SC Asset and should now be approached as a completed housing estate with an active resale and rental market, not as a presale concept. That changes the due-diligence process in a useful way: a buyer can inspect the actual plot, building condition, installed systems, common areas and surrounding streets rather than relying on a brochure. The “2” also matters. This is not simply another spelling of the earlier The Gentry Phatthanakan, which major project databases describe as a separate 34-home development. The second project has 45 homes, its own house range and a different completion history.
The estate is deliberately low in unit count. Sources consistently identify 45 detached homes on 16 rai 2 ngan 59 square wah of project land. The product is large-scale family housing rather than compact urban stock: four or five bedrooms, five to seven bathrooms, a maid’s room and parking for roughly three to five cars depending on the model. Published floor areas have shifted across the project’s sales cycle. Early 2023 reviews quoted around 440, 550 and 660 square metres, while later project cards and resale material show variants around 442, 553 and as much as 695 square metres. For a real purchase, the specific house plan, registered land area and actual built area matter more than assuming every home with the same model name is identical.

Phatthanakan 32 is a car-oriented location. The project sits roughly 400 metres inside from Phatthanakan Road and can feed into Phatthanakan, Sukhumvit 77, Srinakarin and Rama 9, with onward access toward Ekkamai and Thonglor. Published route references put the Chalong Rat Expressway at about 2.2 kilometres and the Yellow Line’s Phatthanakan station at about 3.2 kilometres. SC Asset previously marketed the project as roughly 5 kilometres from Thonglor. That is useful as a location reference, but not as a promise of a fixed travel time: Bangkok traffic can turn the same distance into very different journeys depending on the hour.
The houses are designed around substantial multi-level living rather than simply maximizing bedroom count. The layouts provide large shared living zones, service accommodation and a clear separation between family, guest and private bedroom areas. Larger models include a private lift, and the Sanctuary format was sold with a private pool. Project reviews also describe home-automation controls, intrusion sensors, video door communication, smoke and heat detection, air-quality systems and EV-charging readiness. On the resale market, these features need to be treated as equipment to inspect rather than specifications to assume. A five-year-old smart-home component, lift or pool plant can be far more relevant to ownership cost than the marketing name of the system.
The shared amenities are sized for a 45-home community. The clubhouse is described as a three-storey building with a lobby, fitness room, children’s room, co-working area, meeting room and rooftop space. Outside are a saltwater swimming pool with a children’s section, a jacuzzi and landscaped communal garden. Security is built around a double-gate arrival sequence, vehicle plate recognition, 24-hour guards and CCTV, while underground utilities keep the internal streets visually cleaner. These facilities are tangible benefits for an owner-occupier, but they also create recurring maintenance obligations, so the current common-area budget and rules should be checked with the estate management rather than inferred from launch-period material.
Resale pricing is broad because the homes are not interchangeable. As of 7 October 2026, several current listings for roughly 440-square-metre homes cluster around THB 49 million. Around 553 square metres, asking prices are commonly higher, and large plots, extensive fit-outs or pool-equipped houses can sit much further up the range. The useful comparison is therefore not a single project-wide price per square metre. Land size, corner position, renovation quality, furniture, lift condition, pool equipment and the seller’s urgency can all materially change an asking price. A low headline price deserves a check of the listing details before it is treated as the market floor.
Foreign ownership requires a separate legal lens. Portals may label houses in the project as freehold, which is meaningful for a Thai-qualified owner but does not remove Thailand’s restrictions on direct foreign ownership of land. A foreign buyer should establish who will hold the land, what right is registered over it, who owns the building and how those rights transfer on resale. A registered lease can be part of a compliant structure, but the enforceable term and any extension mechanism depend on the actual documents and applicable law. Using Thai nominees merely to bypass land restrictions is not a substitute for a defensible ownership structure.
The Gentry Phatthanakan 2 is most compelling for an owner-occupier who wants a genuinely large Bangkok house, a gated low-density environment and road access toward the city’s eastern lifestyle and business districts. The same features make it less suitable for someone who wants a walk-to-transit routine, condominium-like simplicity or a highly standardized investment product. The decision should be made house by house: compare the plot, orientation, true built area, lift and pool specification, condition of building systems, current estate fees and the legal structure of the land. At this price level, those details matter more than the project’s branding.
Ownership format
Listings describe the houses as freehold, but that does not override Thailand's restrictions on direct foreign land ownership. A foreign buyer needs a deal-specific structure, commonly a registered land lease with separate ownership of the building where legally available; any lease renewal depends on the contract and applicable law. Nominee Thai ownership structures are not recommended.
Home types & sizes
The entry model is still a very large Bangkok house. Published layouts show four bedrooms, five bathrooms, a maid’s room and roughly three parking spaces. Early launch material used a figure around 440 sqm, while later project cards and listings show variants around 442 sqm and slightly above. It is the most rational way into the estate for a family that does not require the largest plot, a standard private lift or a built-in private pool.
The middle format adds a fifth bedroom, sixth bathroom, staff accommodation, roughly four parking spaces and a private lift. Resale listings commonly show 553 sqm, while the early launch review quoted 550 sqm. It suits a larger household that will genuinely use the lift as part of daily life but does not necessarily need the biggest plot and private pool of the top model.
The largest format combines five bedrooms, seven bathrooms, staff accommodation, parking for up to five cars, a private lift and a private pool. Older material quoted about 660 sqm, while later project cards extend to 695 sqm. The model name therefore does not replace verification of the specific house. The value is not just extra floor area but also a larger plot and more mechanical equipment, all of which should be inspected carefully before purchase.
Two sets of published floor areas appear across the project’s sales history. Launch-period 2023 material used roughly 440/550/660 sqm for Haven/Hideaway/Sanctuary, while later project cards and listings show around 442/553/695 sqm and broader ranges of 440–448/550–560/657–695 sqm. These figures are not averaged; the selected house should be checked against its plan, actual built area and registered plot documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is on Soi Phatthanakan 32, roughly 400 metres from Phatthanakan Road. The immediate setting is residential, but daily mobility is primarily car-based.
- Published route references put the Chalong Rat Expressway at about 2.2 km, providing an alternative to driving through the central Sukhumvit corridor for many cross-city trips.
- The Yellow Line’s Phatthanakan station is quoted at roughly 3.2 km. Rail users still need a first- and last-mile connection rather than walking directly from the gate.
- SC Asset previously quoted roughly 5 km to Thonglor. Treat that as geographic proximity, not a guaranteed journey time; traffic on Phatthanakan, Phetchaburi and connecting roads can change the trip substantially.

Price & purchase terms
- Current price: From THB 49M based on active PropertyHub and FazWaz listings checked on 7 October 2026. This is a lower market anchor rather than an asking price for every house: PropertyHub also shows a THB 45M listing whose stated plot and storey data conflict with the standard project configuration, so it is not used as the baseline. Availability, condition, furniture and deal terms must be checked for the specific house.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A household that genuinely needs four to five bedrooms, staff accommodation, several parking spaces and large shared living areas within Bangkok.; A buyer who prefers a 45-home gated estate over a condominium or a much larger mass-market housing development.; Someone whose routine is oriented toward Phatthanakan, Srinakarin, Rama 9, Ekkamai and Thonglor and who is comfortable with a car-dependent lifestyle.; A buyer who values completed stock and wants to compare real plots, fit-outs, lift and pool condition, and building systems rather than buying primarily from a developer plan.; may not suit: A buyer who needs walk-to-rail convenience and expects to live without a car.; A foreign buyer who wants simple direct ownership of both the house and the underlying land without a separate legal structure.; An investor looking for a standardized asset with condominium-like comparability, operating simplicity and liquidity..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published completion dates conflict: PropertyHub shows 2022, DDproperty and ThinkOfLiving show 2023, while FazWaz uses February 2024. The project is clearly completed, but a single exact completion date is not selected without developer documentation.
- Model areas also vary across sources: 2023 launch material used roughly 440/550/660 sqm, while later project cards show around 442/553/695 sqm. The selected house needs its own plan and document check rather than assuming one standard figure.
- A 2023 project review quoted a common-area fee of THB 81 per square wah per month. The current 2026 rate and billing rules for a specific resale house need confirmation from the estate management.
