That is a rare proposition for households wanting multiple proper bedrooms, a separate kitchen, generous living space, storage and, in some units, staff accommodation. The trade-off is straightforward: renovation, furnishing, air-conditioning and ongoing maintenance costs scale with the size of the home.
Cheap needs context
Lower asking prices around the mid-THB 5M to 6M range can look striking for such large floor areas. Price per square metre, however, does not capture the age of the building or the refurbishment needs of a specific apartment. A sensible acquisition budget should separate the purchase price from unit renovation, possible building-level works and condominium charges.
Rail is not walk-out
Public transport is available within the broader area, but this is not a true station-adjacent condominium. Portal distances put Hua Mak Airport Rail Link and Yellow Line Kelantan a few kilometres away. The location works better for residents using a car, taxi or motorcycle taxi than for someone choosing a home primarily around a short daily walk to rail.
Mature resale asset
The advantage of a completed 1990s building is that buyers can inspect the actual property, actual units and established management rather than relying on a future delivery promise. The cost is a heavier technical due-diligence burden: lifts, pipes, electrical systems, waterproofing, façade condition, fire safety and planned capital repairs deserve close attention.
Documents beat portals
Some listings conflict even on core project statistics, with isolated sources showing 21 floors, 143 units and a 1993 completion date while the stronger cross-source consensus is 16 floors, 146 units and 1996. That is precisely why the unit title, condominium records and Land Office documents matter more than whichever portal happens to rank first in search.
Large-unit liquidity
Exit liquidity deserves its own consideration. Large floor area creates comfort, but the buyer pool for a 200–400 sqm apartment is naturally narrower than for a mainstream two-bedroom unit. On resale, that can mean a longer marketing period and stronger sensitivity to renovation quality. For an owner-occupier solving a long-term family housing need, this may be acceptable. For an investor expecting a quick exit, it should be treated as a core underwriting assumption rather than an afterthought.

The evidence points to the same Royal Castle Condominium rather than two separate properties. This is an inner-neighbourhood Pattanakarn location, not a station-front project. FazWaz places Hua Mak Airport Rail Link at roughly 2.9 km, another local listing gives about 2.4 km, and a current Connex listing places Yellow Line Kelantan station at around 2 km. Hipflat's project description lists three-bedroom layouts of 209–238 sqm, a four-bedroom type around 231 sqm and very large configurations, while current resale inventory shows a much broader spread: examples around 184, 209, 210, 215, 238, 298, 354–355 and 430 sqm appear across active listings. That breadth should not be read as a clean original unit schedule. In an almost thirty-year-old building, units may have been combined, reconfigured or simply categorised differently by different agents. A serious buyer should therefore obtain the registered plan and title for the exact apartment and compare them with the physical layout before treating any portal floor-plan label as authoritative.
The common facilities are relatively well supported across independent project profiles. A swimming pool, gym, parking, 24-hour security and CCTV recur in several sources, and a sauna is also consistently listed by FazWaz, Hipflat and Lazudi. Some individual resale adverts mention a garden, children's facilities and a sports court. Those extras may exist, but they should be checked during a viewing because resale marketing often blends building facilities with unit-level or nearby amenities. In a building of this vintage, the practical condition of lifts, water systems, electrical infrastructure, fire-safety equipment and common areas matters far more than the number of amenity icons on a portal.
Pricing is entirely resale-driven. DDproperty's current project inventory, checked on 16 September 2026, shows a lower asking point around THB 5.5 million, while PropertyHub and other active listings show units around THB 5.9–6.5 million and substantially higher prices for larger homes. The apparent value per square metre can look compelling because the apartments are large, but the headline entry price is only one part of the cost. Renovation scope, future building works, common-area condition, outstanding fees and the resale depth for very large units can all materially change the economics. A cheap large apartment is not automatically a low-cost ownership proposition.
A purchase here is best assessed on two separate levels. The first is the apartment itself: title, seller identity, transferability, registered area, consistency between the legal plan and the physical layout, outstanding common charges and confirmation of foreign-quota eligibility where relevant. The second is the condominium as a shared asset: juristic-person accounts, reserve funding, major works completed in recent years and any approved capital projects still ahead. In an older building, a newly renovated unit cannot substitute for building-level due diligence. New kitchens and furniture say nothing about lifts, pumps, water systems, roof waterproofing, façade maintenance or fire-safety upgrades. The reverse can also be true: a dated apartment may be a sensible buy if the building is well managed, the common finances are transparent and the purchase price leaves enough room for a proper renovation. Viewing the common areas and reviewing management records therefore matters almost as much as inspecting the apartment.
The original developer could not be verified. DDproperty, Plus Property, FazWaz and several other databases either show the developer as N/A or omit it entirely. Searches also surface companies registered at 701/xxx addresses inside Royal Castle, but occupancy or registration at the building does not establish that those companies developed it. Assigning one of them as the developer would therefore be speculation. For a 1990s condominium, the more reliable route is to inspect the condominium juristic person's records, original condominium registration documents and relevant Land Office records if the building's development history is important to the transaction.
Ownership format
A foreign buyer may hold a condominium unit in freehold only if that specific unit can be transferred within the building's available foreign quota. Under Thai law, foreign ownership is capped at 49% of the aggregate unit area in a registered condominium. No public source reviewed on 16 September 2026 confirmed the remaining foreign quota at Royal Castle Pattanakarn.
Unit types & sizes
A current Plus Property listing shows a two-bedroom apartment of almost 184 sqm. It illustrates how large even the two-bedroom format can be at Royal Castle Pattanakarn. This is an observed resale unit, not a verified standard layout for the entire building.
Three-bedroom homes are the most consistently observed configuration across the sources. Sizes around 209–215 sqm appear particularly often, with larger examples also listed. The physical layout should still be checked against the registered unit plan because resale classifications are not fully consistent.
Four-bedroom units appear in more than one resale configuration. One current listing shows 238 sqm while another is around 209 sqm. Bedroom count alone is therefore a poor comparison metric; registered area, alteration history and the actual condition of the unit matter more.
At the top end of the size range, current resale inventory includes very large homes around 298, 354–355 and 430 sqm. These should be treated as individual assets rather than a standard unit type because some may have been combined or altered, with very different renovation budgets and resale depth.
