Why this project is worth a look
Only 51 homes
The resident count is genuinely limited: 51 houses across more than 38 rai. That does not automatically guarantee silence or perfect privacy, but it does reduce the number of neighbours sharing streets and communal facilities. For buyers choosing a very large detached home partly to avoid high-density living, the overall scale is coherent with that goal.
Built for large households
Even the entry Cape Heritage is 575 sqm with four bedrooms, while Manor Estate reaches 825 sqm and six bedrooms. The plans include family lounges, service rooms, kitchens and staff accommodation rather than using all of the floor area for oversized reception space. The proposition is strongest for households that will genuinely use those rooms across several generations, guests and domestic staff.
Three clear steps
The range is easy to understand because there are three principal house types. Gable Reserve moves to five bedrooms and two staff rooms; Manor Estate reaches six bedrooms, seven bathrooms and five-car parking, with a private pool shown on SC Asset's plan page. Buyers can therefore compare household function rather than navigate a long catalogue of marginal variations.
Western Bangkok access
The estate sits close to Phran Nok–Phutthamonthon Sai 4 and connects quickly toward Ratchaphruek Road, which is useful for western Bangkok travel. The trade-off is equally clear: rail transit is not within a normal walking catchment. A sensible viewing should include the buyer's actual weekday routes at the times they expect to travel, rather than relying on headline drive-time claims.
Amenities at small scale
The clubhouse, gym, communal pool, park, children's areas, sports space and guarded entrance add a shared layer to homes that already have substantial private space. With only 51 households, these facilities are not designed for a mass resident base. The open sources do not publish a confirmed common-area fee, however, so the ongoing cost should only be added to a budget once an official rate is supplied.
About the project
Grand Bangkok Boulevard Ratchaphruek–Prannok is a new gated SC Asset estate in Bang Chueak Nang, Taling Chan, on Bangkok's western side. The development is deliberately small at 51 detached, two-storey houses across 38 rai 1 ngan 91.6 square wah. Its scale is very different from a compact urban villa scheme or a high-volume suburban subdivision: usable floor areas run from 575 to 825 sqm, while Think of Living reports starting plot sizes of 131, 147 and 171 square wah for the three house designs. For a buyer, the practical point is straightforward — these are large family homes with meaningful land around them and a much smaller resident population than most mainstream Bangkok housing estates.
Sales opened in the middle of 2026, with reservations launched on 4–5 July. The developer's public starting price was still THB 50M on 27 August 2026. At the same time, open-market listings show specific homes at about THB 49M for a 575 sqm Cape Heritage, THB 56M for a 640 sqm Gable Reserve and THB 67M for an 825 sqm Manor Estate. Those offers may reflect individual show homes, furnishing packages or broker discounts, so they are useful as live market anchors rather than a universal price list for the entire estate.

There are three house sizes rather than a long menu of near-identical plans. Cape Heritage provides 575 sqm with four bedrooms and five bathrooms; Gable Reserve increases to 640 sqm with five bedrooms and six bathrooms; Manor Estate reaches 825 sqm with six bedrooms and seven bathrooms. Parking rises from four cars on the first two types to five on Manor Estate, while the larger plans also add more staff and family rooms. SC Asset's own plan page shows a private swimming pool for Manor Estate. The differences matter for anyone buying for actual multi-generational use, because stepping up a type changes the number of private rooms and support spaces, not simply the façade or the size of the main living room.
The architectural theme is Cape Dutch Revival, expressed through white walls, shaped gables and a strongly symmetrical composition. That label is a design language, not a substitute for technical due diligence. The project also carries the SC Green Mark standard and is presented as the brand's first residential development to apply it. More tangible for a buyer are the specified systems: solar roof equipment, a home control hub, digital door locks, smoke and heat detection, magnetic and shock sensors and other residential technology. The selected house should still be checked against the actual contract specification.
Shared facilities are proportioned for only 51 households. The estate includes a clubhouse, lobby, fitness room, communal pool, relaxation areas, main park, children's facilities, a sports area, CCTV, controlled access, security staff and underground electrical infrastructure. A detailed project review also describes a 25-metre pool and more than one rai of landscaped garden. In a development where every house already has substantial private internal space, these communal areas are less about replacing private amenities and more about giving residents a separate social, exercise and outdoor layer without leaving the estate.
The location works best for a car-led lifestyle. The estate is on Bang Chueak Nang Road, roughly 300 metres from Phran Nok–Phutthamonthon Sai 4, with about five minutes quoted to Ratchaphruek Road. MRT Phasi Charoen is reported at roughly 6.2 km. This is therefore not the usual Bangkok proposition where rail transit forms part of the daily walk. It is more logical for households whose regular routes run through Taling Chan, Ratchaphruek, Pinklao, Bang Khae and the western road network, and less natural for someone who wants to depend on BTS or MRT for most trips.
Construction is ongoing. The overall completion year is not cleanly resolved: public sources currently show both 2027 and 2028, while some launch-period coverage said the developer had not yet disclosed a completion year. We therefore treat the handover date as unconfirmed rather than selecting one number. For a live purchase, the more useful questions are the construction status of the exact plot, the contractual handover date, what finishes and systems are included, and whether the selected home is already built or remains under construction.

Ownership format
These are detached houses with land plots, not condominium units. As a general rule, a foreign individual cannot register Thai land directly in their own name; any land lease and separate ownership of the structure must be checked against the specific transaction and title documents. A standard foreign-buyer tenure structure is not publicly stated for this project.
Home types & sizes
The smallest of the three house designs is still a substantial two-storey residence. Its published specification starts with a 131 square wah plot and includes two reception or living areas, an upstairs family lounge, dining and kitchen space, a prayer room, four-car parking and one staff room. Cape Heritage therefore makes sense for a family that genuinely needs four bedrooms but does not want to pay for the additional private and service rooms of the larger plans. A specific 575 sqm home is currently marketed at THB 49M, compared with a THB 50M original starting guide.
The middle plan adds a fifth bedroom, a sixth bathroom and a second staff room. Its published plot size starts at 147 square wah, with two living or reception rooms, an upstairs family area, dining and kitchen space, a prayer room and four-car parking. It is the clearest step-up for a household that wants a separate guest or adult bedroom beyond the four-room base plan without moving to the 825 sqm scale. A specific 640 sqm Gable Reserve is currently marketed around THB 56M against an original THB 57M starting guide.
Manor Estate is the largest format at 825 sqm, with six bedrooms, seven bathrooms and five-car parking. Its published plot size starts at 171 square wah, and the plan includes separate reception and family spaces, an upstairs lounge, two staff rooms, dedicated utility areas, kitchen and preparation zones, plus a private swimming pool. This is a house for a genuinely large household with staff and frequent guests, not simply a roomier version of the smaller model. A specific home is currently marketed around THB 67M after a stated reduction from THB 68M, matching the original THB 68M starting guide for this type.
