Why this project is worth a look
A completed, inspectable home
The building was completed in 2020. Buyers can judge the actual lobby, pool, circulation and apartment condition instead of financing a promise about how those spaces will look.
Amenities built around activity
The outdoor track and sports areas, alongside the gym and seventh-floor pool, give the project a clear everyday purpose. That is useful if residents will regularly use them, provided upkeep remains good.
One-bedroom layouts worth comparing
L.P.N. published three compact one-bedroom sizes. Their room divisions and living areas differ, so an on-site comparison may reveal more than comparing asking prices or headline square metres.
A road address, not station frontage
The tower is positioned for Phatthanakan Road and onward connections. Hua Mak is a separate leg away, which can be perfectly workable for some commutes and frustrating for others.
Real but uneven resale choice
Listings span different floors, fit-outs, areas and stated ownership quotas. This gives buyers options, but the cheapest advertisement is not a reliable proxy for an ordinary foreign-freehold purchase.
About the project
Lumpini Ville Phattanakan - Srinakarin is an established residential tower rather than a launch-stage promise. L.P.N. Development completed the project in 2020, and its 32-storey residential building contains 795 apartments. The address is on Phatthanakan Road in Suan Luang, eastern Bangkok. That basic identity matters, but it tells a resale buyer only part of the story. What is actually being bought now is an individual home with its own title, seller, floor, fit-out, outlook and possible tenant. Two advertisements carrying the same project name may offer very different day-to-day experiences. The building has had time to become an operating residential community, so decisions can be based on actual conditions rather than CGI images or launch claims.
The most useful question to ask first is how often you need the train. Phatthanakan Road connects this address with Srinakarin Road and other parts of eastern Bangkok, which helps drivers who already use these corridors. It is not, however, a station-front condominium. Hua Mak, the interchange area serving the Airport Rail Link and the MRT Yellow Line, sits several kilometres away according to the main property directories. Reaching the station involves another leg of the journey. Anyone comparing homes by rail access should price in that extra transfer and try it during the hours they would normally travel. An older brochure may describe the Yellow Line as a future project; passenger service began in 2023, so that part of the neighbourhood has changed since the original sales campaign.

The development puts more emphasis on activity space than its compact apartments might suggest. A completed-building review identifies an outdoor jogging loop, street-basketball area, landscaped spaces, children's play areas and places to exercise without entering a gym. The seventh floor combines residential accommodation with the swimming pool, fitness and relaxation facilities. This arrangement can make a real difference to someone who works from home or prefers to exercise near home. It also means shared amenities need ongoing maintenance and sensible management. A pool on a brochure is one thing; the condition of the changing rooms, access arrangements and availability of equipment on a normal weekday are more relevant to a purchaser in 2026.
Apartment choice is concentrated around one-bedroom living. L.P.N.'s own project page identifies three original plans: 26.5, 28 and 34.5 square metres. These are not family-sized homes with multiple separate bedrooms. They are variations on a compact urban flat. Contemporary walkthroughs explain that the smaller design places an open kitchen near the entrance, while broader versions allow a clearer living space and a different relationship between bedroom and bathroom. Small shifts in layout may matter more than the headline area. A buyer who wants a proper work desk, an enclosed cooking space or room for a guest should visit the actual unit rather than rely on the generic floor-plan label.
Resale listings are not always consistent with that original specification. Some agents call units studios, and at least one low-price advertisement gives an area of 23 square metres despite the developer's smaller published plan being 26.5 square metres. Another advert shows a larger studio-style unit. Those inconsistencies do not prove that either listing is false; they do mean that portal labels are a poor substitute for a condominium title and the measured room. The distinction is particularly important at the bottom of the price range. FazWaz's lowest advertised figure at the time of review was THB 1.35 million, attached to a 23-square-metre unit marked Thai quota. It should not be treated as the cost of an ordinary foreign-freehold one-bedroom apartment.
There is a functioning resale market, but it is not a single market price. The same FazWaz collection includes conventional one-bedroom listings at substantially higher asking prices, including homes around THB 2.09 million and a larger 34.5-square-metre example at THB 3.5 million. PropertyHub also shows lower-priced listings for roughly 27-square-metre apartments. Some sellers include furniture or appliances; others sell tenanted property or specify how transfer costs are shared. None of those asking figures is a closed transaction. For a purchase decision, the useful comparison is across genuinely similar title areas, floors, exposures, condition, ownership quotas and seller terms. Apparent discounts may disappear once those differences are accounted for.
Ongoing costs are easier to discuss when they are separated from the asking price. FazWaz and a post-completion review both record a common-area charge of THB 40 per square metre per month and an original sinking-fund rate of THB 300 per square metre. The former pays toward routine upkeep; the latter was structured as a reserve contribution rather than monthly rent. These are published project figures, not a verified 2026 invoice or a statement that a second-hand buyer must pay the reserve charge again. The condominium juristic person should be able to clarify the current budget, any special assessments, arrears linked to the seller's unit and the real rules governing communal facilities. Those details belong in the economics of the purchase, not in the fine print after it.
The building's size deserves attention from residents as well as landlords. Historical walkthroughs identify three passenger lifts and a separate service lift; parking was presented at about 311 spaces, excluding tandem arrangements. A high unit count creates routine pressure on circulation, lifts and housekeeping, though a number alone cannot establish whether management is good or poor. For a driver, the meaningful question is whether the particular apartment carries a practical parking entitlement and how spaces are allocated when occupancy is high. For someone on an upper floor, waiting for a lift at departure time may matter more than the view in a promotional image. Both can be observed during a serious viewing.
The local catchment is more residential and education-led than visitor-led. Kasem Bundit University and the Thai-Nichi Institute of Technology appear in detailed area surveys, along with nearby offices, small retailers and local eating places. Larger shopping destinations, hospitals and the rail interchange serve the broader district. This creates a plausible tenant and owner audience made up of students, young professionals and people working in eastern Bangkok, but it is not evidence of guaranteed occupancy or a particular rent. A tenant's willingness to pay still depends on the unit's condition, internet service, furniture, building rules and the route to work or study. For owner-occupiers, nearby daily services may matter more than the number of shopping malls shown on a map.
Foreign ownership is a separate question from whether an apartment is physically available. Thailand permits qualified foreign buyers to register freehold title to condominium units within a building-level foreign quota capped at 49% of the aggregate residential unit area. Listings on this project show both Thai-quota and foreign-quota labels. Those are claims about individual offerings, not a current quota certificate for the whole property. Before committing money, a foreign buyer needs the condominium juristic person's confirmation for the particular unit, the seller's title documents, evidence that the unit is free of unpaid common charges and the banking documentation required for an eligible purchase. A lease arrangement, should one be offered, is a different legal product and should never be described as equivalent to a freehold condominium title.
The benefit of shopping a completed building is the opportunity to replace assumptions with observation. You can approach it from the main road, see how the internal residential zone is separated from frontage activity, inspect the lifts and pool, and ask for recent maintenance records. You can also discover that a room's outlook is obstructed, a balcony is noisy at particular times or a kitchen needs replacing. Those things will not appear in an overall project score. Lumpini Ville Phattanakan - Srinakarin is best approached as a collection of specific resale choices within a large, amenity-rich residential tower, with road-based access and a non-trivial connection to rail. The right answer depends on the actual home, not the project name alone.
Ownership format
A foreign buyer may register freehold ownership of a condominium unit within the statutory foreign quota of no more than 49% of the aggregate unit floor area. The condominium juristic person must confirm quota availability for the specific transfer. A listing marked Thai quota does not establish foreign-freehold eligibility; any separately offered leasehold would convey different rights.
Unit types & sizes
The smallest original developer plan. Its entrance-side kitchen leaves the remaining footprint to do several jobs, so furniture size and the bedroom partition make a big difference. A sensible option for a single occupant, provided storage and working space meet their needs.
This original plan offers a little more flexibility around the sitting area and a different bathroom arrangement. The nominal size difference sounds modest, but a broader room can be more useful than extra square metres in a less practical shape. Check the actual partition and balcony access.
The largest plan shown on L.P.N.'s own page gives its occupant more breathing room without becoming a two-bedroom home. Some corner positions have a different outlook. Condition, sun exposure and practical furniture clearances remain more useful buying criteria than the category name alone.
The three cards reproduce L.P.N.'s published original one-bedroom plans, not every configuration currently advertised for resale. Some directories give a broader one-bedroom range of 26.5–36.5 sqm; individual agents also use 'studio' labels or areas outside the original three sizes. That does not establish a new official floor plan. Obtain the unit title, check the legally registered area and measure how the partitioning and furniture affect the space in practice. A separate net internal area has not been established from reliable project documentation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The entrance faces Phatthanakan Road in Suan Luang. The residential building sits further inside the site, but exposure still varies by unit orientation. View any road-facing home at a time that resembles your normal routine.
- Hua Mak links the Airport Rail Link with the MRT Yellow Line. It expands the range of public-transport journeys available from this district, although access from the condominium involves a separate connection rather than an immediate walk out to a platform.
- Thai-Nichi Institute of Technology and Kasem Bundit University are part of the local employment and education catchment. That supports a day-to-day residential identity, without proving a rent level or a constant supply of tenants.
- Local shops and food options lie near the road; larger supermarkets, malls and hospitals serve the wider area. A buyer should distinguish the neighbourhood's overall amenity map from what is comfortably walkable in heat or rain.
- Phatthanakan provides road links toward Srinakarin, Rama IX and other eastern Bangkok corridors, with expressways reachable beyond the site. Actual journey times are traffic-dependent and should be tested, not inferred from brochure distances.

Price & purchase terms
- Current price: From THB 1.35 million in FazWaz resale listings checked on 10 October 2026, not a verified transaction price. The lowest-priced advertisement states 23 sqm and Thai quota even though the developer's original plans start at 26.5 sqm. Availability, title area, eligibility for foreign ownership and final terms need checking for that exact unit.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A single professional or couple who would actually use the gym, pool and outdoor exercise spaces, and who can live comfortably within a compact one-bedroom plan.; Someone with regular commitments in eastern Bangkok, including the local education and office catchment, for whom the road network is a better fit than a more expensive station-front address elsewhere.; A resale buyer who values the chance to inspect a functioning building, obtain current management records and choose between real apartments rather than compare development-stage promises.; An investor focused on ordinary longer-term residential letting who is prepared to assess the individual unit's rentability, maintenance, vacancies and resale competition instead of relying on advertised yield figures.; An overseas buyer with a clear legal purchase route, the required foreign-quota confirmation and a plan for documentary evidence of funds entering Thailand, rather than an assumption that every resale listing is foreign-freehold eligible.; may not suit: Buyers seeking a rail station immediately outside the gate. Hua Mak is a useful interchange, but getting to it is an additional journey.; Families needing two conventional bedrooms, a generous kitchen and storage comparable to a larger suburban home; the developer's core plans are compact one-bedroom units.; Anyone requiring guaranteed dedicated parking or a low-density residential environment without checking how parking and communal use work in a 795-unit building.; Foreign buyers assuming that the lowest advertised Thai-quota unit can be transferred into their own name at the quoted price without further legal and title verification..

- L.P.N.'s condominium juristic-person guide gives 1663 Phatthanakan Road, while Hipflat uses 1673. The official 1663 address and developer map were used here; the exact unit title should govern the address written into a purchase contract.
- The THB 1.35 million FazWaz listing states 23 sqm and Thai quota, versus an original developer floor-plan minimum of 26.5 sqm. The declared area, project attribution and suitability for a foreign buyer remain unverified until unit-level documents are checked.
- Resale websites display both Thai-quota and foreign-quota labels, but no current official foreign-quota certificate for an individual advertised unit was found. That status must be evidenced by the condominium juristic person rather than inferred from a listing filter.
