Direct Suksawat access

The estate fronts a major road and sits close to the expressway approach and Bhumibol Bridge. That is useful for car-based routines toward Rama 3 and Sathorn, although a main-road position also brings traffic and noise considerations. Plot selection inside the estate should include an on-site noise check rather than assuming every house has the same exposure.

Family-oriented facilities

A clubhouse, pool, gym, park, kids' room, playground and jogging track give residents more ways to use the estate without driving out for every activity. The package is relevant to families rather than being purely decorative. The remaining practical questions are management fees, guest rules, opening hours and which services are included in the regular estate charge.

Live market listings sit materially below the current range shown on SC Asset's own page. That is useful for negotiation and comparison, but a lower asking price is not automatically a better deal. Plot size, house type, furnishing, payment status and seller motivation need to be normalised before comparing one listing with another.

Grand Bangkok Boulevard Suksawat-Rama 3 is a gated collection of large two-storey detached homes by SC Asset on Suksawat Road in Rat Burana. With 46 houses, it is materially smaller than a typical mass-market Bangkok suburban estate. The homes are large even at the entry point: published layouts run from roughly 439 sqm to 850 sqm. The smallest plan already provides four bedrooms and five bathrooms, multiple reception spaces, a separate kitchen, staff accommodation and three parking spaces. Larger plans move to five bedrooms, six bathrooms and up to five cars, while the top L’ Empirium layout is also published with a private swimming pool.

The location works primarily as a road-connected Bangkok address rather than a central urban neighbourhood. The project fronts Suksawat Road and sits close to the Chalerm Mahanakhon Expressway approach, Bhumibol Bridge and the routes leading toward Rama II. SC Asset quotes roughly 700 metres to the expressway connection and a similar distance to Bhumibol Bridge. That matters for households whose routines spread across Sathorn, Rama 3 and the southern side of Bangkok, because the first part of the journey begins on a major corridor. It does not eliminate congestion, and buyers should test the trip at the hours they actually travel rather than relying on an advertised number of minutes.

A future Rat Burana station on the southern extension of the Purple Line is planned very close to the estate, at about 170 metres according to the developer. It remains future infrastructure. SC Asset's project page still refers to a 2027 opening expectation, while later public-sector updates have pushed the programme beyond that date and construction was still under way in 2026. The sensible way to value this is as possible upside to accessibility, not as an operating MRT station that can be used today. For a current purchase decision, the expressway and bridge network is the established transport advantage.

The house programme is clearly designed around large-family living and service functions. Published plans include staff rooms, and the larger houses provide two. Separate reception rooms, dining areas and an upstairs family lounge make it possible to keep formal entertaining, daily family life and bedroom areas apart. That distinction is important in a 400–850 sqm house: generous size is useful only when the plan supports the household's routine. Buyers should still inspect the exact house drawing because one specification has changed across sources. L’Harmonie appears as 553 sqm in detailed launch-era reviews but as 510 sqm in current FazWaz and DDproperty material.

Shared facilities go beyond a simple gatehouse. SC Asset lists a clubhouse, lobby, pool, fitness room, co-working area, private lounge, main park, children's room, playground and jogging track, alongside CCTV, access control and security staff. With only 46 homes, these amenities serve a relatively small resident base. That is attractive for privacy, but the economic side needs its own check: the developer's current public page does not give a definitive community-management charge or sinking-fund structure. A buyer should obtain the current common-area fee, any prepayment requirement, escalation mechanism and estate rules before treating the amenity package as a fixed-cost benefit.

Construction began in 2025 and some houses or show homes have been presented as ready, yet the overall project is still described in the market as under construction or off plan, with 2027 commonly given as the completion year. This means the transaction can differ significantly from house to house. A completed unit can be inspected in its final state; a unit still being built requires a clearer schedule, specification and handover procedure. The purchase contract should identify the exact plot, construction stage, included fixtures, completion milestone and remedies for delay rather than relying on a project-level completion label.

Pricing in 2026 shows a wide gap between channels. SC Asset's current project page displays THB 70–120 million, while active DDproperty listings in late August 2026 include L’ Poesie homes around THB 48–49 million. Launch-era articles referred to figures starting around THB 40 million, but those are no longer a reliable live buying price. For this dossier, THB 48 million is used only as the lowest current market anchor found. A cheaper advertised house may differ in plot size, view, furnishing, payment history or seller motivation, so the comparison must be made on the actual unit rather than the headline number.

Foreign-buyer ownership needs special care because this is landed housing. A listing marked freehold does not mean that a foreign national can simply register the land in his or her own name. Thai law generally restricts foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for buying a house in an estate. A foreign purchaser therefore needs the specific to the project legal structure in writing before paying a reservation: the land title, the proposed registered holder of the land, whether a long lease is offered, how rights over the building are documented, and how resale and inheritance would work.

For the right household, the project has a coherent proposition: very large homes, a small estate, direct access to major roads and layouts that can support several generations, staff and formal entertaining. It is a weaker fit for buyers who want a walkable inner-city lifestyle, an operational train station at the doorstep or the straightforward foreign freehold mechanics of a condominium. The best comparison is therefore not simply price per square metre. Plot position, house type, legal structure, actual completion status and the cost of running a very large home will matter much more.

Ownership format

Project listings describe the homes as freehold, but that does not give a foreign buyer unrestricted ownership of the underlying land. Under Thai law, foreign nationals generally cannot register land in their own name; any specific to the project long lease of the land and separate ownership or rights over the building must be confirmed before reservation.
