The low unit count gives the estate a more private scale than a typical mass-market Bangkok housing project. It also means supply is naturally thin: a plot with the orientation, land size or house type you want may not be available when you first start looking.

Even Haven-T starts at 442 sq m with four bedrooms, five bathrooms and three parking spaces. The larger plans add bedrooms, lift access and, on Sanctuary-T, a private pool, so these are houses designed for full-time family use, guests and household staff rather than occasional weekend stays.
Expressway at the door
The estate is roughly 250 metres from expressway access near Bang Na. For a household that will already rely on cars, that can matter more than being slightly closer to a BTS station because long cross-city trips begin almost immediately on the main road network.
Useful shared facilities
The clubhouse, pool, fitness room, work space, meeting room, garden and children’s area give residents functions that would otherwise need to be built into a private plot. For a 17-home estate the facility set is meaningful, although current common charges and operating rules should be checked before purchase.

The Gentry Sukhumvit-Bangna is a very small three-storey detached-house community by SC Asset on Sukhumvit 68, close to the Bang Na end of the Sukhumvit corridor. With only 17 houses, it behaves differently from a large suburban estate: there is less internal traffic, fewer neighbours and a much smaller pool of plots to choose from when a house comes to market. The project land is stated as 7 rai, 1 ngan and 7.4 square wah, using Thailand’s standard land units. What matters in practical terms is the density — 17 homes plus shared facilities on the full site. House sizes run from 442 to 695 sq m, so even the entry model is a substantial family residence rather than a compact city house.
The location is one of the clearest reasons to consider the project. The entrance sits on Sukhumvit Soi 68, also referred to as Soi Sophon, roughly 250 metres from the expressway access near Bang Na. That gives owners a useful compromise: the house is outside Bangkok’s core business districts, yet it is not buried deep inside the outer Bang Na-Trat suburbs. Published route distances put both Sukhumvit Road and Bang Na-Trat Road at around one kilometre. Bang Na and Udom Suk BTS stations are a short drive rather than a comfortable daily walk, so this is best understood as a car-led location with unusually fast access to major roads.

There are three main house plans. Haven-T provides 442 sq m with four bedrooms, five bathrooms and three parking spaces. Hideaway-T steps up to 553 sq m, five bedrooms, six bathrooms and four-car parking, with a lift included in the published specification. Sanctuary-T is the largest at 695 sq m, with seven bathrooms, five parking spaces, a lift and a private pool. Bedroom counts for Sanctuary-T are inconsistent across public materials, with both five and six appearing, so the actual plan for the specific house matters. The overall floor area and the rest of the main Sanctuary-T specification are far more consistent across sources.
SC Asset also gives the houses a relatively deep package of built-in systems. Published equipment includes solar roofing, a home-control hub, touch switches and smart plugs, indoor and outdoor cameras, air-quality management, smoke and heat detection, and intrusion sensors. In a 442–695 sq m three-storey house, these systems are more than a marketing detail: managing security, air quality and energy use across multiple floors can materially affect day-to-day convenience. Buyers should still verify what remains installed in the exact house, especially on resale units where an owner may have changed equipment, added systems or removed original components.
The shared facilities are substantial for a 17-home estate: clubhouse, swimming pool, fitness room, co-working area, meeting room, main garden, children’s space, CCTV and controlled access. That matters because a large private house does not have to carry every lifestyle function on its own plot. The private swimming pool, however, is confirmed as part of the Sanctuary-T house type rather than a standard feature of every residence. Anyone who treats a private pool as essential should filter by the actual house plan and plot rather than assuming it comes with the project name.
Pricing places the development firmly at the top end of Bangkok’s detached-house market. SC Asset’s current project page shows a THB 45–100 million range, while active resale listings also sit from the mid-THB 40 millions upward. Within a community like this, price differences are not explained by indoor floor area alone. Plot size, orientation, exact house type, furnishing, owner upgrades, physical condition and whether the seller is the developer or a private owner can all change the number materially. THB 45 million is therefore useful as a lower project anchor, not as a promise that any specific house or layout can be bought at that price.
The project should now be treated as a ready residential community rather than an early-stage construction purchase. Public records disagree on the exact completion year, with 2023, 2024 and 2025 all appearing and some older property pages still carrying construction-era status labels. That disagreement does not change the fact that existing houses are being marketed and occupied, but it does matter when checking warranties, handover history and the legal file for a specific residence. A remaining developer house and an owner resale can have very different documentation, fit-out condition, payment mechanics and due-diligence priorities.
For a foreign buyer, the main legal issue is the land rather than the size or design of the house. Project and listing pages often describe houses as freehold, but that does not mean a foreign individual can automatically register the underlying Thai land in their own name. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. SC Asset’s public project material does not set out a foreign-buyer ownership structure or the title details for each plot. The land right and the building right therefore need to be checked separately. Leasehold land and separate ownership of a structure are common concepts in Thai transactions, but their availability and terms at this project must be confirmed for the specific property and contract.

Home types & sizes
The smallest plan in the project is still a large 442 sq m family house. Four bedrooms and five bathrooms leave room for children, guests or a dedicated work room, while the plan also includes a maid’s room and three parking spaces. Detailed project reviews put starting land size at 68.9 square wah. The design provides for lift installation, so buyers should confirm whether a lift is actually installed in the specific house being offered.
The middle plan has 553 sq m of internal area, five bedrooms, six bathrooms, four-car parking and a staff room. A lift is shown as part of the plan, and published land size starts from 77.5 square wah. It is the natural middle ground for a buyer who needs a true five-bedroom house but does not need the maximum floor area or the private pool associated with the largest model.
Sanctuary-T is the flagship 695 sq m plan with seven bathrooms, five parking spaces, a lift and a private swimming pool. Starting land size is shown at about 98 square wah. Public materials conflict on whether the plan has five or six bedrooms, so the actual drawing for the selected house should be checked. The rest of the core specification is much more consistent and clearly positions Sanctuary-T as the largest and most self-contained house type in the project.
All three are three-storey detached houses. Published starting land sizes are 68.9 sq wah for Haven-T, 77.5 sq wah for Hideaway-T and 98 sq wah for Sanctuary-T. Sanctuary-T appears with both five and six bedrooms in public material, so the selected house plan should be checked separately.
