Why this project is worth a look

A home to inspect

The ten townhouses are marketed as completed, so a purchaser can assess actual rooms, equipment and finishes rather than relying entirely on drawings. That does not replace legal or building-document review.

A useful working layout

A study sits upstairs, apart from the open-plan social area below. Its ability to function as a third bedroom is helpful, but buyers should assess the space as a real room, not just a listing label.

Private outdoor space

Each townhouse has an approximately 30-square-metre garden instead of access to a communal swimming pool. This favours everyday outdoor living over resort amenities.

Named fitted equipment

The published specification details appliances, air conditioning, sanitary fixtures, smart locks and connectivity. Buyers can turn those claims into a precise inventory to check at handover.

An inland residential base

Buwit may appeal to residents who want distance from busy coastal streets while keeping schools, supermarkets and coworking within driving reach. The same distance is a drawback for a beach-first lifestyle.

About the project

For buyers who want Bali to feel like home rather than a perpetual holiday, The Grey House makes a fairly specific proposition. It sits in Buwit, an inland village in Tabanan regency, and the main development comprises ten finished, two-level townhouses. Each has a private garden, while the development has deliberately omitted a communal swimming pool. That is not the usual pool-villa formula associated with the island's coastal property market. The appeal is an established home with a workable daily layout, room for children or remote work, and a smaller residential setting. Whether that appeals depends as much on how you spend an ordinary Tuesday as on how the property looks in a presentation.

Start with the address in its proper context. Buwit is a village in Kediri subdistrict, Tabanan regency, a distinction confirmed by the village administration itself. Marketing websites may classify this part of Bali under the more recognisable names Cemagi or Canggu. Those names help convey the general side of the island, but they should not obscure the fact that The Grey House is inland. You can travel to the coast and neighbouring centres; you cannot step outside the house into Pererenan's café strip or walk to a surf beach. The trade-off is straightforward: a residential environment and space at home in exchange for more driving during the week.

The configuration is unusually easy to picture. Ten townhouses face an internal access lane, rather than being scattered across a large estate with resort facilities. A listing describing specific units says the homes are arranged in pairs, with one party wall between neighbours. German architect Oliver Gehlen and OG Architects are credited with the design on the project website. Its restrained concrete-and-grey exterior, generous openings and planting create a distinctly modern look. The developer also describes an orientation intended to protect light and views. Future views over the fields, however, are not property rights. The appearance of adjacent land today tells you little about whether future buildings or changes in use might affect privacy.

At ground level the kitchen, dining table and living area share one open space. Wide sliding doors open to approximately 30 square metres of private garden. There is also a utility or laundry room and a guest toilet. That combination is useful when the house is used every day: cooking, eating and spending time outdoors can take place without a separate journey across a shared compound. It also means that the ground floor is fundamentally social space. Someone who regularly takes video calls will probably value the upper-floor study far more than an improvised desk beside the kitchen. The plan allows both uses without pretending that one room can be perfectly quiet and communal at the same time.

The upper floor has two main bedroom suites, each described with its own bathroom, and a separate room fitted as a study. The latter can be repurposed as a third bedroom. This is why descriptions of the project alternate between a two-bedroom home with an office and a three-bedroom townhouse. Both refer to the same basic layout, but they are not interchangeable for every household. A parent planning two children's rooms should look at the study's actual dimensions, storage, windows and furniture placement before treating it as equivalent to either suite. The ability to add a bed is not the same thing as the room functioning comfortably as a full-time bedroom.

The reported floor area is not quite consistent across available materials. The project site refers to approximately 150 square metres of interior accommodation. A detailed brokerage listing gives 145 square metres of built area for a townhouse on a 106-square-metre plot. Those figures may reflect different measurement conventions, or they may describe slightly different versions of the plan; neither explanation is documented. The plot area, in particular, should not be mistaken for the garden size. An individual house plan with dimensions and an explicit measurement basis matters here, because it affects not only comparisons with other houses but the amount of enclosed living space a buyer can expect.

The missing pool is a genuine design decision, not something to gloss over. Families who prioritise an outdoor dining corner, planting and a little private space may be happier with a garden than with a communal pool that adds maintenance costs and noise. Others will see the lack of swimming facilities as a reason to keep looking, especially if they want a holiday home or expect frequent short-stay guests. The project website says each residence also has its own car parking space, and the internal avenue creates a shared approach. What remains unpublished is the practical set of rules behind those spaces: responsibility for the lane, garden care, lighting, repairs and any common charges.

Specification is one of the more substantial areas of public disclosure. The official site names Bosch cooking equipment, LG kitchen and laundry appliances and television, Daikin air conditioning, TOTO and ROCA sanitary fixtures, YKK Nexsta windows and doors, smart entry locks, and fibre-optic internet installed for each home. This gives buyers more to work with than a generic claim that a villa is delivered furnished. Still, the distinction between a published specification and a signed handover inventory is important. An appliance might be present but out of warranty, or a showroom unit might not match the property being transferred. The sensible reference point is the selected townhouse and an itemised schedule attached to the agreement.

On completion, the evidence is stronger than a single listing's promise. The official project website repeatedly says all ten townhouses are finished and ready for occupation, and the same status appears in brokerage material. Upadana Semesta, named by the project as the builder, independently displays a job called The Grey Story in its construction portfolio. An academic article discussing construction work at The Grey House in Buwit provides a separate trace of the building process, including labour-related delays during one construction operation. None of those sources is a completion certificate or a professional survey of the finished homes. A building can exist, be furnished and be marketed as ready while the buyer still needs to see the applicable approval and occupancy documents.

The identities behind the transaction deserve careful separation. The Grey House's own website credits TGS as promoter, Upadana Semesta as builder and OG Architects for architecture. A brokerage page identifies PT The Grey Story as the developer and gives a company address, but the publicly accessible material reviewed did not contain the company registration, land records or executed sales authority tying that entity to a particular house. Upadana Semesta's corporate information confirms that it is an established construction contractor; it does not make the contractor the vendor. For a purchaser, the decisive name is the person or legal entity that can actually grant the promised rights, receive funds under a valid agreement and be held accountable for performance.

The advertised ownership route is a contractual long-term lease, not outright ownership of the plot. This is especially material for an international purchaser. Indonesia's land-rights framework distinguishes registered land titles from private agreements granting the use of property. The project website offers to supply a legal pack, but does not put the underlying documents online. One broker reports that the base lease began on 16 September 2022 and ends on 16 September 2052, with a further 25 years provided for in a notarial addendum. That is useful information to investigate, not independent confirmation that every buyer receives an unconditional additional term. The landlord, head-lease holder, signatories and enforceability of the extension must be identifiable in the actual papers.

A fixed expiry date changes the economics. Someone acquiring a home in 2026 would not simply receive a brand-new 30-year period if the relevant master agreement began in 2022. The agreement needs to explain the remaining term, the relationship to the head land lease, and whether the rights can be assigned on resale. It also needs to address continued occupation, subletting, repairs, insurance, land-related payments and the procedure for exercising any extension. Where a developer or agent uses the phrase '30 plus 25', the real question is which party is legally bound to provide that second period and whether the necessary land rights support it. A marketing phrase cannot answer those questions.

Pricing is another place where the published record is not fully reconciled. Rise Real Bali lists a townhouse of 145 square metres at IDR 3.54 billion, describing this as a price based on a developer recap. The agency states that its rupiah figures are converted from a dollar price list using a fixed rate adopted for the website. It also acknowledges another card in the source package quoting 142 square metres on a different plot size and a markedly higher figure, IDR 6.18 billion. The lower listing is therefore a useful market reference, not a confirmed offer for whichever townhouse may be available. Unit number, original quote currency, tax treatment, furnishings and the signed contract amount still matter.

The surrounding location supports a particular routine. The project website quotes around five minutes to a Pepito supermarket, ten minutes to several schools and a coworking venue, and fifteen minutes to Kedungu beach. Treat those as indicative promotional travel times rather than guaranteed commutes. The hours of traffic, weather, school drop-off and the actual road entrance can change the journey. On a viewing visit, it is worth making the trips you would regularly take, not just the shortest drive demonstrated by an agent. The same applies to the access lane: a brochure may describe it attractively, while rainy-season drainage, passing vehicles and rights of passage can only be assessed properly on site and through documentation.

For someone buying primarily to rent the property out, this is not a beachside pool-villa proposition in disguise. A furnished office, fibre connection, parking and a more residential setting may suit longer occupancies, but the publicly reviewed sources do not establish completed leases, comparable rental agreements or net returns for these specific houses. Holiday rental use also cannot be assumed from a sales statement that the home may be rented. The land-use designation, building approvals and appropriate business permissions need to match the proposed activity. Until those issues are settled, projecting beachfront nightly rates or guaranteed occupancy onto an inland townhouse would produce a misleading investment case.

A completed home offers the rare advantage of a meaningful inspection before making a purchase decision. You can test the air conditioning and appliances, listen for noise through the shared wall, check daylight, plumbing, internet connection, drainage and garden privacy, and compare every room to the plan. That physical inspection is only half of due diligence. The other half involves the land certificate, the documented route from the rights holder to the seller, the lease and extension instruments, the building papers and the rules for the shared lane. The Grey House has enough disclosed detail to merit a close look as a home. Whether it is a defensible transaction depends on the evidence for the specific unit, not on the finished appearance of the development.

Ownership format

The official project offers a contractual long-term lease. The underlying land title, counterparties, remaining term and any extension right require examination of the actual documents for the chosen townhouse.

Location

  • The verified location is Buwit village, Kediri subdistrict, Tabanan regency, Bali; the village government's site confirms the administrative chain. A project-specific street address or plot number was not established from public sources.
  • The developer presents the setting as residential land near rice fields, rather than a beachfront community. Continued open views over neighbouring land are not assured by that description.
  • An internal access lane serves the townhouses, each with a dedicated parking space. A brokerage page mentions an approximately five-metre-wide access road, but no surveyed access or easement plan was found.
  • The official site quotes approximately five minutes to Pepito supermarket and ten minutes to selected schools and coworking facilities. These are promotional estimates and will vary by route and time of day.
  • Kedungu beach is described as about fifteen minutes away by vehicle. Beach access is a journey from here, not a walk from the front gate.
  • For daily living, practical issues such as the exact entrance, drainage during rain and the orientation of the selected garden matter more than a broad coastal-area label.
