Why this project is worth a look
A recognisable housing product
This is a landed-home community rather than an aparthotel wearing a residential name. Buyers can compare practical features of individual houses without assuming that hospitality services are part of the offer.
More than one housing size
Two-bedroom single-storey houses serve a different household from the 66/84 two-storey plan. Looking at room use, stairs and plot space makes the choice more meaningful than selecting by type number alone.
An observable resale market
Owner and agent resale advertisements sit alongside new-home offers. They create useful asking-price reference points, though nothing reviewed establishes achieved sale prices or the speed at which a home actually sells.
Living in Tabanan
The location may appeal to a resident whose life is centred around Tabanan rather than Bali's southern tourism corridor. Journey times and access to daily services matter much more than broad island-wide proximity claims.
Entry cost is not eligibility
Local asking prices are conspicuously low by foreign-buyer standards. Whether a particular foreign buyer can obtain a lawful right to occupy or hold a home is a separate question from whether the advertised property is affordable.
About the project
Grand Niravadhi Residence sits in Batuaji, Kerambitan, within Bali's Tabanan regency. The name may sound like a hotel or an apartment residence, but the properties being advertised are small landed houses in a low-rise housing estate. This distinction matters from the start. Buyers are looking at individual homes and plots, not a managed resort suite with a rental programme attached. The listings include compact two-bedroom layouts as well as a larger two-storey, three-bedroom option, and both new-stock advertisements and genuine-looking resale advertisements appear under the project name.

The market looks different depending on which homes you compare. In 2026, agent-led new-build advertisements put a type 33/60 house around IDR 328 million, a type 38/72 around IDR 418 million and the two-storey type 66/84 around IDR 718 million. An owner-listed 32 sqm house on a 60 sqm plot appeared on Pinhome for IDR 250 million, while another resale listing quoted IDR 320 million for a 38 sqm house on 72 sqm of land and mentioned refinishing. These are asking prices, not sale records or assured inventory. A resale discount may come with repair costs, an older layout, or a different paperwork position; it cannot be assessed from the asking price alone.
Much of the sales material is aimed at Indonesian buyers. Listings regularly show SHM, the certificate associated with Hak Milik, an ownership right over land. That label cannot be read as a promise that an overseas individual can simply take title. The distinction becomes especially important because an indexed English-language promotional page also markets an unspecified leasehold arrangement to foreign buyers. Buying an SHM house in the domestic market and signing a contractual lease for a home in the same community are not interchangeable transactions. They create different rights and demand different documents.
There is a substantial eligibility issue for a foreign buyer considering direct ownership under Indonesia's residential ownership provisions. The ATR/BPN ministerial decision numbered 1241/SK-HK.02/IX/2022 sets a minimum price of IDR 5 billion for landed houses in Bali under that route. The decision remained listed as in force when checked on 21 October 2026. Every commonly advertised Grand Niravadhi house in this research is well below that threshold. The threshold is not a rule that forbids every form of contractual occupation, but it means a low-priced domestic sale should not be presented as a straightforward foreign-title purchase.
A long lease may be the transaction someone actually intends to enter, but the public promotional page does not establish the lease term, when that term begins, who grants possession, whether renewal is discretionary, or what can be transferred if the occupant wishes to exit. Indonesian Hak Pakai, a statutory land-use right available in particular circumstances, is different from an ordinary contractual lease. Neither should be conflated with Hak Milik. Anyone considering a transaction through a company also needs the company and underlying land rights identified before treating the arrangement as their personal real-estate ownership.
On the ground, the attraction of Batuaji is residential practicality rather than immediate access to Bali's busiest visitor districts. Multiple sources place the estate around Banjar Dinas Tengah, Desa Batuaji, in Kerambitan. That is a useful neighbourhood-level and road-area reference; the exact parcel and a defensible set of project coordinates were not found. Promotional claims refer to short drives to Tabanan town, the Tanah Lot area and several beaches, but the numbers change between advertisements. They should be treated as sales estimates until a journey is tested from the relevant house at the times the occupant would actually travel.
Space planning is equally worth reading carefully. Indonesian housing advertisements commonly use type 33/60 to indicate 33 square metres of building on 60 square metres of land, not 60 square metres indoors. A two-bedroom house of that size may work well for a couple, a small household or a simple second home, but storage, work-from-home space and overnight guests can quickly become compromises. A type 38/72 provides a little more internal space and land. The type 66/84 goes in a different direction with two floors, three bedrooms and two bathrooms, though stairs and a more substantial maintenance commitment come with the larger plan.
The brochures and listings do not agree on the total development footprint. One Brighton project profile refers to 8.5 hectares and 700 houses. Other advertisements describe a 12-hectare development, a thousand-home scheme or several hundred houses already occupied. Those claims may describe changing master plans or different stages, but they are not a reliable basis for publishing a single final unit count. Construction evidence also varies: the project website says homes have been built, while a Pinhome new-homes page is labelled under construction. The safer picture is an established development with resale activity and some new-home marketing, without an independently verified completion date for every section.
Shared amenities require a similar distinction between what is advertised and what exists. Security around the clock is mentioned across several agent listings; some also mention jogging space, children's facilities or outdoor fitness equipment. None of the reviewed material supplies a verified estate-wide operating specification, service charge schedule or owners' rules. A parking bay, utility connection or particular furnishing standard shown for one home must not be presumed to come with all other houses. Even a description such as ready to occupy does not replace inspecting the house and confirming its building paperwork: older IMB building permits, current PBG building approvals and SLF fitness-for-use certificates serve different roles and were not reviewed for individual units.
Financing language adds another layer of uncertainty. Several adverts promise a low initial booking payment, promotional help with transfer costs, or an exceptionally small deposit tied to local mortgage financing. These are not verified developer instalment terms and should not be treated as credit available to international buyers. In particular, the price should be separated from government charges, bank costs, deed and transfer expenses, possible refurbishment and ongoing estate fees. The total cash requirement for a resale house can differ materially from a new house with the same nominal floor plan.
Viewed on its own terms, Grand Niravadhi Residence is a relatively accessible domestic housing product in the Tabanan area, with recognisable compact layouts and a visible secondary market. That does not make it a ready-made foreign investment or a guaranteed rental asset. Its value to a specific person depends on whether the home suits day-to-day life, whether the title and seller are sound, and whether the proposed purchase or lease can actually be executed by that buyer. The appropriate next conversation is about the identified house and documents, not an estate-wide promise of capital growth or tourist-rental income.
Home types & sizes
An owner-listed resale, not an estate-wide new-home price. The condition, actual internal arrangement, boundaries and transfer paperwork belong to this specific property, not to every 60 sqm plot in the development.
Get floor plans and current pricesThe entry-level new-home format in current agent marketing. Two bedrooms are possible within a very compact indoor footprint, so furniture, kitchen layout and circulation space deserve attention.
Get floor plans and current pricesA modest step up in house and plot size. The format is shown in new-home listings, while condition and finishing vary in the resale market. Its asking price should not be confused with the price of an older unit.
Get floor plans and current pricesBoth 42/72 and 42/75 appear in advertisements; a catalogue also displays a different building area against its type-42 label. The actual plan and registered measurements take precedence over the marketing shorthand.
Get floor plans and current pricesMarketed as a one-and-a-half-storey option, sometimes with an upper terrace. The additional level's approved dimensions and the legal status of rooftop alterations were not demonstrated by a building plan.
Get floor plans and current pricesThe larger routinely advertised standard plan, with an extra bedroom and bathroom over two floors. It offers a different living arrangement, while adding stairs and potentially more building maintenance.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Estate access and security
- 24-hour security is advertised by several sellers; operating arrangements and service contract are unverified
Individual house features
- Parking or a carport is advertised for selected layouts
- Water and electricity are mentioned on individual listings; availability and terms are not verified estate-wide
Location
- The most precise recurring location reference is Banjar Dinas Tengah in Desa Batuaji, Kecamatan Kerambitan, Kabupaten Tabanan. This is sufficient to identify the local area, not a substitute for a title plan or confirmed geospatial point for an individual lot. No approximate district-centre pin has been passed off as the estate's coordinates.
- Tabanan town is the more relevant service centre for ordinary daily life. Sellers give varying driving estimates to it; a household choosing a school, clinic or workplace should test the journey from the actual home rather than rely on a project-wide journey-time claim.
- Kedungu, Yeh Gangga, Pasut and Kelating beaches and the Tanah Lot area occur frequently in the marketing. They are regional destinations, not amenities within the development. Road choice and traffic make the advertising minutes unreliable as precise trip measurements.
- Commuting repeatedly to Canggu or southern Bali could be materially different from occasional leisure trips there. Buyers who need to be in those locations every day may value the lower house price less once journey time and transport become part of the decision.

Price & purchase terms
- Current price: From 250,000,000 IDR
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.
Published payment terms
Local agent marketing mentions booking payments from IDR 5 million on smaller homes, higher booking amounts for larger types, and deposit support linked to Indonesian mortgage offers. These are not verified estate-wide developer instalment terms. Bank eligibility, borrower status, promotion conditions and the identity of the actual seller all matter; no foreign-buyer eligibility was established. A resale requires its own transaction and payment documentation.

Best for: An Indonesian household wanting a modest home around Tabanan can compare entry-level two-bedroom plans with a larger two-storey option. The decision is practical: how much indoor room is enough, whether a car can be parked comfortably, and how far daily appointments lie from the estate.; A resident already familiar with Indonesian property procedures may find value in comparing a new offering against existing-house resales within the same community. The result still depends on the specific property's paperwork, defects and asking-price flexibility, rather than the generic name of the estate.; A foreign national seeking several years of residential use may wish to explore an actual lease proposal, provided that the contracting owner, lease period, possession and exit rights can be established. The indexed promotional page's general reference to leasehold does not itself deliver a bankable or transferable interest.; A buyer willing to inspect and potentially renovate an older small home has more than an abstract off-plan brochure to consider. The presence of resales is informative, but it should not be mistaken for proof of strong liquidity: the public evidence does not show achieved prices or verified time on market.; may not suit: This is not a straightforward purchase for an overseas buyer expecting to acquire SHM land personally at the advertised domestic price. That assumption conflicts with Indonesia's land-title restrictions and the foreign landed-home minimum-price regime applicable in Bali.; Investors expecting a managed short-stay product, verified occupancy, predictable distributions or a rental licence included in the asking price will not find sufficient supporting evidence. An estate's proximity to tourism destinations is not the same thing as permission and demand for short-term letting.; A household with a daily routine centred on Canggu, Seminyak or central Denpasar should treat the journey as part of the housing cost. Promotional drive-time claims are not a reliable substitute for repeated journeys at school or working hours..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No verified developer legal entity or underlying land-right holder was established. The indexed promotional page speaks of leasehold for foreign customers without publishing a term or draft contract, while domestic advertisements describe SHM sales. The actual contracting parties and enforceable rights therefore remain unverified.
- Development-scale figures conflict: Brighton states 8.5 hectares and 700 houses, while other advertisements refer to 12 hectares or up to a thousand homes. The promotional website describes built homes, but a new-home listing is labelled under construction. No verified phase plan or estate-wide completion record was available.
- The project's parcel coordinates, building approval or older IMB evidence, SLF operating-use certificates and estate service terms were not obtained. Statements that licences are complete are advertising claims, not substitutes for the actual documents; absence of accessible evidence does not establish that permits are absent.
