The defining product announcement introduced three Grand Series models: King Grand Villa, Queen Grand II Villa and Business Villa. The first two are presented as detached family homes, while Business Villa uses a more commercial street frontage that may suit a combined home-and-work plan. A later sales-launch report also named Queen B III Villa and Twin SR Villa. That distinction matters: the three Grand Series designs were introduced as new models, whereas the two additional names formed part of the broader sales mix shown in May 2026.
Public launch material gives a clear visual sense of the architecture but very little dependable dimensional data. No stable Phase II schedule was found for plot sizes, gross floor areas, bedrooms, bathrooms or included finishes by model. The renders show a row of homes with shopfront-style ground floors, yet the public material does not define permitted activities, signage controls, operating hours, customer access, parking requirements or the legal division between residential and commercial space. Anyone planning an office, clinic, salon, shop or other business should obtain written project rules and confirm that the selected plot supports the intended use. A commercial-looking facade is not, by itself, permission for every type of operation.
For the family villa models, the floor plan matters more than the facade. The published visuals show detached and paired three-level forms with walls, gardens and parking areas, but a render cannot establish usable room sizes or the final delivery package. Buyers should ask for plans of every floor, clear internal dimensions, ceiling heights, wet-area locations, parking count, window and door schedules, power capacity, air-conditioning provisions and the exact scope of external works. Those details determine whether a model works for a particular household.
A landed-property purchase also requires title and ownership checks at plot level. The launch material does not publish a Phase II title document or explain the legal structure behind every sale. Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
