Why this project is worth a look
Two coherent layouts
The proposal has identifiable three- and four-bedroom homes rather than an undifferentiated villa catalogue. Type A has a published indoor-versus-total area split, making comparisons more meaningful.
Private pool living
Each villa is promoted around its own pool and an indoor-outdoor gathering area. The actual delivered fit-out and condition still need to be assessed against a unit-specific specification.
Shared wellness facilities
The brand advertises a gym, yoga room, saunas and a communal pool. What is built, what is included in service charges and when the facilities open remains to be confirmed.
Different participation routes
Buyers are offered whole-villa leasehold interests and smaller co-ownership stakes. These options differ materially in control, personal use, legal rights and eventual resale.
About the project
The Linea Pererenan is a proposed collection of 17 private villas in the Pererenan area of Bali. Its appeal is a distinct residential format rather than an apartment-style investment: multiple bedrooms, individual pools and shared wellness facilities in an architecturally coordinated development. There is another The Linea project in Uluwatu, but it is a separate product with different residences and a different location. The Pererenan scheme is promoted around rice-field views, two villa layouts and a terraced arrangement. Those are useful features to compare; they do not establish that a particular home has been completed, legally handed over or made available under a reviewed purchase agreement.

Buyers are shown two layouts: Type A has three bedrooms and a stated total area of 185 sqm, while Type B has four bedrooms and 220 sqm. The published drawings for Type A make an important distinction: 144 sqm is labelled indoor area, while the larger 185 sqm figure also counts outdoor surfaces, including terraces and poolside space. This changes how the home should be compared with other three-bedroom listings. A buyer expecting 185 sqm of air-conditioned interior space would be comparing unlike figures. The available material does not provide a similarly clear, reliable indoor-area breakdown for Type B, nor an allocation of the 17 homes between the two plans.
The smaller layout places the main living, dining and kitchen spaces on the ground level alongside a bedroom and bathroom. The upper level contains the principal bedroom, another bedroom and additional bathrooms and dressing space. It is a sensible separation for a family sharing a home with guests or for a holiday property where people want privacy in the evening without losing a generous gathering space downstairs. It is not, however, a single-level house. Anyone purchasing for an older family member or frequent use by guests with limited mobility should assess the actual staircase, thresholds, wet-area access and ground-floor bedroom rather than assume that a downstairs bedroom solves every accessibility issue.
Design language is a substantial part of this offering. The sales materials describe timber-imprinted concrete, double-height living volumes, Japanese-inspired planting, a recessed conversation area, an equipped kitchen and smart-home functions. A private pool forms part of the promoted villa specification. These elements create a more identifiable product than an anonymous tropical rental, although they are still design claims until supported by construction specifications and a handover inspection. Bali's weather also makes the less glamorous elements matter: drainage, waterproofing, ventilation, corrosion resistance, electrical protection and a workable maintenance budget will shape ownership as much as polished concrete or imported fittings.
Beyond the private spaces, the brand advertises a communal wellness centre with a full gym, yoga and breathwork room, steam and dry saunas, a cold plunge, a shared pool and an outdoor deck. This provides a reason to view the development as a small managed community rather than a cluster of unrelated rental villas. It also introduces communal costs and questions. The open material does not establish which amenities are already operational, the date when each will be delivered, whether access is included in every ownership tier or how service charges will be calculated. A shared amenity is valuable only if it is delivered, maintained and governed on clear terms after the original sales campaign ends.
The project's address is less certain than its marketing identity. The dedicated website uses Pererenan and North Canggu, while a DWM Group article describes The Linea Pererenan as placed in Tumbak Bayuh. These are neighbouring administrative villages within Mengwi district, Badung Regency, according to local government information. It may be ordinary marketing shorthand for the wider Pererenan corridor; it is not evidence of a second project, as the unit count and design match. Yet neither description establishes the precise plot. DWM's office address in Tumbak Bayuh is also not a substitute for the development's land parcel, and a map pin on a listing portal cannot safely settle that question without a site plan.
This distinction matters because the attraction of Pererenan is highly local. The area has surf beaches, restaurants, cafés, wellness businesses and a route into the busier Canggu scene. Time Out placed Pererenan third in its worldwide neighbourhood ranking in 2024, which illustrates the area's cultural visibility but says nothing about the condition of this particular street in 2026. Access roads, flood exposure, nearby construction, evening noise and the way guests reach the beach can vary from one block to the next. The project's advertised travel times should therefore remain promotional estimates until the actual entrance and a realistic journey can be checked.
Rice-field outlooks are another part of the promise. They could give the villas a calmer identity than a property surrounded on all sides by new buildings, and may matter to both residents and prospective guests. But a view at the point of sale is not the same thing as a protected view. We found no plot-specific evidence showing development restrictions on the neighbouring land or enforceable protection of the outlook from each villa. The practical comparison is not merely whether a rendering contains rice fields. It is where the chosen unit sits, what lies beyond its boundary, who controls that land and how changes around the site might affect light, privacy or rental appeal.
DWM Group includes The Linea Pererenan in its project portfolio and identifies its broader business with property development and management. The separately branded The Linea website describes the same 17-villa product. This supports naming DWM Group as the associated developer brand, but it does not identify the entity that will sign an individual buyer's agreement. The holder of the underlying land interest, the contracting seller, the construction permit holder, the management operator and the payee could be different legal parties. A similarly named Indonesian company appearing in a commercial company directory would not, on its own, prove that it holds this project or its land.
Delivery information is contradictory. The Linea's own promotional website continues to describe an autumn 2026 opening. DWM Group's portfolio instead says Q1 2027 and marks the project as in progress. One outside property catalogue even labels it completed in August 2026. Those statements cannot be reconciled simply by picking the newest-looking date. No unit-specific handover record or building fitness certificate was available in the materials reviewed. Until documentation resolves the inconsistency, a buyer should treat the completion timetable as unsettled and distinguish a marketing opening, practical completion, the right to occupy and an actual contractual handover date.
Public asking prices conflict as well. The dedicated Pererenan page offers Type A from USD 590,000, and The Linea's main website shows a USD 720,000 starting figure for Type B. DWM Group's own portfolio still advertises entry from USD 500,000. A separate property portal lists a lower four-bedroom price of USD 625,000. It is not clear whether these are dated promotions, different entitlements, different units or inconsistent listings. For the project's registry entry, USD 590,000 is the clearly identified starting price for a full Type A villa on the dedicated project website as checked on 20 October 2026. It is not a confirmed live offer and excludes any unverified taxes or transaction costs.
The ownership structure deserves more attention than the word 'ownership' in the sales material. The Linea explicitly states that the available arrangements are leasehold under Indonesian law. A contractual land lease is not the same as direct freehold land ownership, known locally as Hak Milik, and it should not be confused with a registered Hak Pakai right of use. Indonesia's rules for foreigners depend on the actual title, the person or entity involved and the transaction. Although the brand describes terms of typically more than 30 years in its general buying journey, the exact commencement date, balance of years, extension mechanism and registered land interest for an identified villa were not made available for review.
The brand also markets fractional participation in a villa: one half, one quarter and one eighth, with entry figures advertised from USD 295,000, USD 148,000 and USD 74,000 respectively. Its description refers to a special-purpose company and agreements governing co-owners. That is meaningfully different from a buyer receiving a separate title to half a plot of land. The economic stake, control rights, personal-use entitlement and legal claim against the underlying asset all depend on the actual documents. The structure might suit someone who wants occasional use without funding an entire house, but it requires more explanation than simply dividing the advertised whole-villa price by the number of participants.
For the half-share illustration, the website specifies up to 45 personal-use days a year, half of net rental income and quarterly income distributions. Those are terms of the advertised tier, not universal rights attached to every purchase. The value of a shared villa is partly determined by practical governance: who picks peak-season dates, what happens when owners disagree, who approves major refurbishment, how reserves are funded and whether selling an interest requires consent or triggers a right of first refusal. The website describes resale assistance, but an advisory network does not establish a liquid secondary market or a fixed exit price.
Marketing returns should be read with the same discipline. The Linea displays a projection of roughly 18% gross annual rental yield and models net income and future appreciation. These are assumptions, not audited operating results for a finished Pererenan portfolio. Occupancy, nightly rates, cleaning, staff, utilities, platform fees, insurance, repairs, shared amenities and local licensing requirements would all influence the owner's net result. Fractional ownership adds another layer, as personal stays reduce the days offered to paying guests and net proceeds follow the company's distribution rules. A projected figure is most useful as a list of assumptions to challenge, not as a substitute for actual rental records.
The resulting picture is of a recognisable villa development with appealing design, a clear two-layout concept and an established lifestyle context. For someone comparing three- and four-bedroom homes around Pererenan, those are substantial starting points. Yet the decisive gaps sit outside the renderings: the land parcel, documentary title, legal counterparty, permits, exact lease term, verifiable condition and delivery timetable. Before those pieces are matched to a particular villa and a binding agreement, The Linea Pererenan is best treated as a potentially interesting off-plan proposition rather than a completed, legally checked asset or a reliable promise of rental income.
Ownership format
The project's own website describes a contractual leasehold arrangement, with half, quarter and one-eighth interests offered through a co-ownership special-purpose company. The underlying land title, contracting entity, lease commencement, term and extension rights have not been verified for a specific villa.

Location
- The supported location is the Pererenan–Tumbak Bayuh corridor in Mengwi, Badung. Local government sources confirm the administrative villages but not the development’s land parcel.
- Pererenan has cafés, restaurants and access to surf beaches, while neighbouring Canggu offers a wider service catchment. The experience varies with the exact street and road access.
- Rice-field views are a feature of the advertised concept. No plot-level restrictions protecting those views against nearby development were verified.
- Promotional drive-time claims for beaches, the airport and nightlife are not treated as measured distances without a confirmed site entrance.
