Why this project is worth a look
Small, identifiable project
Four residences are easier to understand than a sprawling master development. The trade-off is that owners should not expect shared facilities or staffed services unless an actual operating agreement supports them.
A compact private-home format
A one-bedroom, two-level layout keeps the accommodation focused on daily living rather than rarely used guest rooms. Buyers who need step-free access, substantial storage or multiple work areas may find the footprint restrictive.
Outdoor space of your own
A private pool and covered parking distinguish these homes from many small apartments. They also introduce upkeep, utilities and questions about boundaries that a simple feature list cannot settle.
Several price anchors
Advertisements offer enough pricing information to begin a conversation, but not enough to rank units by value. The legal term, furnishing package, physical condition and all-in costs must be aligned before the numbers mean the same thing.
About the project
The first thing to know about The Nook – Pererenan is its scale. This is a four-home project, not a serviced resort or a large villa compound. Its project description calls the homes townhouses, while individual sales advertisements tend to call them villas. The underlying specifications match: two levels, one bedroom, a small private plot and a pool associated with each residence. The distinction matters because a buyer is paying for a compact private home rather than the grounds and facilities usually associated with a larger standalone villa.

Every advertised home has 75 square metres of building space on a 50-square-metre plot. Those figures describe different things. The built area is spread over two levels, which leaves room for private outdoor use on a small footprint, but it also means daily life involves stairs. The figures alone tell us nothing about clear internal dimensions, ceiling heights or the amount of usable terrace. A household looking for a second bedroom, a substantial garden or plenty of storage should not assume that an attractive floor-area figure provides any of those.
The intended resident is easy to picture: a solo buyer, a couple, or someone who visits Bali for extended periods but does not need several guest rooms. One-bedroom accommodation can feel generous when living and sleeping areas are separated sensibly. It can also become awkward once workstations, luggage and visiting friends have to fit into the same modest footprint. The available material does not establish a separate home office, an extra sleeping space or the internal dimensions of individual rooms. A site visit and the approved plans would answer more than an impressionistic property description.
The private-pool arrangement is part of the appeal, alongside a balcony and covered parking in the unit advertisements. One FazWaz listing indicates one parking space. These conveniences are more tangible than grand promises about the surrounding neighbourhood, yet they need practical scrutiny. The size of the pool is not stated. Neither are the maintenance arrangements, the precise division between private and common areas, or how much privacy the neighbouring two-storey buildings provide. In a group of four closely spaced homes, these are everyday concerns rather than technicalities.
Marketing pages also tick boxes for round-the-clock security and CCTV. There is no publicly reviewed service contract explaining who would staff security, how long the service would operate or how owners would pay for it. Nor is there evidence of an on-site letting desk, restaurant, gym or hotel-style management programme. Buyers should approach The Nook as four individual homes with certain advertised amenities. Assuming that a small compound offers full resort services would change both a lifestyle decision and any rental budget.
Pererenan places the project within the coastal village of the same name in Mengwi district, Badung regency. The official village website confirms that administrative setting. The project page identifies Pererenan Beach as the nearest landmark and quotes a distance of 1.6 kilometres. It does not publish a verifiable plot address or entrance, however. That leaves meaningful questions unanswered: the actual approach road, the surrounding building activity, pedestrian conditions and travel time to the places a resident would use every day. A beach-distance claim is not a substitute for a confirmed pin.
Construction timing is another case where a catalogue label can look more conclusive than the underlying evidence. Current aggregator pages call the project completed in April 2026; an earlier archived version described April as an expected completion date. We did not locate signed handover documentation, a project-specific building fitness certificate or an independent on-site inspection. The correct conclusion is not that the homes are unfinished, but that completion and lawful occupancy have not been substantiated to the standard required for a purchase. The position can change once the appropriate documents and a physical inspection are supplied.
Asking prices should be read as individual advertisements rather than an official price schedule. An agent listing updated on 1 September 2026 shows IDR 2.49 billion. A contemporaneous project-page snapshot is around IDR 2.71 billion, while another agent asks IDR 3.4 billion in an October listing. These numbers cannot be treated as comparable transactions or evidence of either a rising or falling market: the package, available unit, furniture, contract term and seller may not match. It is also unclear whether fees, taxes, furnishing upgrades or other amounts sit outside the displayed price.
The proposed legal interest needs an explanation before the price can be judged. Agents describe long-term contractual leasehold, but not consistently. One listing specifies a 30-year term ending in May 2056, with a further ten years possible at the future market price. Another says 31 years. Neither statement establishes the terms of an executed agreement or tells a buyer who is legally entitled to grant the lease. Time already elapsed under a master lease could affect the remaining period conveyed to a later purchaser. A renewal that needs a new price negotiation is quite different from a guaranteed extension.
A separate listing carries an HGB certificate label. HGB is a registered Indonesian land right relating to building and use; it is not proof that the advertised purchaser would personally hold that title. The land certificate, identity of its holder, underlying term and relationship to the offered lease were not available. Indonesian land-right rules and a contractual rental arrangement must not be conflated, particularly for a foreign buyer. This project has no identified legal developer in the sources reviewed: FazWaz leaves the developer field blank, and another directory merely says private developer. The agency marketing a unit cannot be assumed to be the developer or title holder.
There is an advertised instalment plan on the project directory, but it repeats a fourth instalment and uses construction milestones that are difficult to reconcile with a claimed 2026 completion. It would be unwise to regard it as an agreed payment schedule. A buyer needs a unit-specific contract stating the deposit, instalments, recipient, deliverables, transfer or assignment procedure and remedy if the promised condition is not met. The advertised transaction also needs to explain exactly what “partly furnished” means; the contents of that package are not exhaustively documented.
An owner considering short stays faces a separate decision from an owner planning to live here. A private pool, a known neighbourhood and a one-bedroom floor plan may help attract some guests, but no actual rental history, contracted management service or verified net-return statement was found for The Nook. Maintenance of the pool, cleaning, guest acquisition, electricity, replacement furnishings, local levies and the permitted use of the premises could materially affect returns. A projected occupancy figure from another development would add confidence without adding evidence.
Resale requires as much attention as entry. A small home can appeal to the right buyer if its condition, access, paperwork and remaining lease period are clear. It can also be harder to market if an assignment needs a third party’s consent, a renewal is expensive or an uncertain boundary limits future use. The Nook is therefore a project worth examining for its straightforward physical concept, not for an assumed investment outcome. Until the land, contracting party, exact location and handover documents are available, the principal uncertainties are contractual and operational, not aesthetic.
Ownership format
Agents market the homes under a long-term contractual lease. One advertisement describes an end date of May 2056 and a further ten years at a future market price; another refers to 31 years. No executed lease, underlying land certificate or evidence of the contracting party’s authority was available for review.
Home types & sizes
Marketed with a private pool, balcony, covered parking and partial furnishing. Bathroom counts differ between agents, and the approved floor plan, inclusions and measured areas of a selected home have not been reviewed.

Best for: A couple or solo resident who wants a private pool and does not need the space or maintenance commitments of a multi-bedroom villa.; A part-time Bali resident seeking a contained home base, provided access, furnishing scope and ongoing maintenance costs work for their routine.; A rental-minded buyer prepared to test local operating permissions, real costs and a property-specific rental case rather than rely on promotional yield projections.; Someone comfortable scrutinising lease terms and the seller’s authority before agreeing a deposit, because the legal package matters at least as much as the floor plan.; may not suit: Families needing multiple bedrooms, frequent overnight guests or fully step-free accommodation may find the two-level one-bedroom configuration impractical.; Buyers who require a verified legal counterparty, complete land documentation and proven handover before considering a listing will not yet find that public evidence here.; It is not an established hotel-income product. No binding management agreement or substantiated net rental yield was available for review..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The developer and seller’s legal entity have not been identified. One advertisement labels a certificate HGB, but the actual title, registered holder and its connection to the proposed lease have not been inspected.
- Directories label April 2026 as completion, without inspected handover records, PBG or SLF. The precise plot, postal address and verified project coordinates also remain unconfirmed.
- One agent quotes 30 years through May 2056 plus a market-priced extension, another says 31 years; bathrooms and asking prices also differ. The published instalment table repeats the fourth stage.
