Why this project is worth a look

Private outdoor living

Each marketed home has its own plunge pool rather than relying on a communal swimming facility. The privacy is useful for families and guests, although owners remain exposed to pool care, repairs and ongoing service costs.

About the project

Cemagi Townhouse is a small residential compound on Bali's western coastal fringe, with ten homes marketed by Canggu Properti. The setting is Desa Cemagi in Mengwi, not central Canggu. Its appeal is straightforward: the privacy of a house, including a plunge pool and kitchen, without the grounds or scale of a standalone villa. That makes it a different proposition from either a resort residence or a large private villa. Buyers should judge the individual home and its operating costs rather than expect extensive shared facilities.

The scheme offers two- and three-bedroom accommodation, with layouts described across two and three levels. Published project materials place sizes somewhere between 82 and 123 square metres, but that broad range needs care. The same two-bedroom configuration appears at 82 square metres in one sales partner's material and at 123 square metres in another listing. There is no clear public explanation of whether these are genuinely different variants, floor-area definitions or an entry error. A room-by-room drawing for the specific house matters far more than the headline range.

Cemagi offers a different daily routine from the café-heavy streets of Canggu. The address is Jalan Pratu Rai Madra, within Desa Cemagi, Mengwi, Badung. Beaches including Cemagi and Mengening are local reference points, while many shops, restaurants and services require a road trip towards Pererenan or Canggu. Drive-time claims in sales material are best treated as illustrations rather than commitments. For someone planning to live here, the approach road, nighttime lighting, bike access and grocery runs may prove more important than an advertised journey to the airport.

Inside the home, the developer lists a private plunge pool, en-suite bathrooms, a private kitchen, furnishing and parking for a car and motorbike. APFG's project material also refers to private terraces and a finish package using Sukabumi stone around pools, tile and laminated flooring. These details describe what was marketed, not necessarily the condition of every resale or remaining developer unit in October 2026. Check the inventory, actual appliances, pool equipment, maintenance access and signs of wear before treating a sample specification as part of the purchase.

Completion is the central factual complication. Canggu Properti's own page gives May 2024 as the completion date, whereas an APFG listing still says under construction with a Q3 2024 target. FazWaz continues to describe the project as off-plan. Yet there is also more recent operating evidence: A.K.A. markets two- and three-bedroom short stays at A.K.A Cemagi Townhouse, describing ten private-pool homes at the same street address. That supports the conclusion that accommodation is being offered to guests. It does not establish that every home has been formally handed over, that all site work is finished or that the necessary completion certificates have been issued.

The name A.K.A Cemagi Townhouse should not be mistaken for a second development. The accommodation operator's address, ten-home description and bedroom mix align with Cemagi Townhouse. It is a hospitality trading name, rather than evidence of a separate construction phase. Nor does the operator automatically become the property developer or the party with authority to sell the land rights. For a buyer, sales, property management and title ownership are separate relationships, even when they appear under closely related branding.

The developer advertises the homes on a leasehold basis, with an expiry of 1 April 2052. That date deserves more attention than the rounded claim of a thirty-year lease on some partner pages. A purchaser entering in 2026 would not be buying a newly created thirty-year interest simply because a historical brochure says “30 years.” The contract needs to establish the actual remaining term, the head lessor, the right to assign or sublet, any consent requirements and exactly what happens when the lease ends. Renewal should not be priced into the deal unless an enforceable arrangement is documented.

Indonesia's land-rights system makes those distinctions significant. Hak Milik is the land ownership title and is not a direct foreign-individual ownership route. Hak Pakai denotes a right of use; Hak Guna Bangunan is a separate building-right title. A contractual lease of a townhouse cannot be assumed to carry either of those registered rights. No unit-specific land certificate, complete lease or verified selling-company documentation was available among the public project materials reviewed. The operating brand may be well established, but it is not a substitute for establishing the legal person who signs and receives payment.

Price discovery has its own inconsistencies. A recently indexed FazWaz listing quotes around IDR 3.4 billion for a two-bedroom townhouse and approximately IDR 4.29 billion for a three-bedroom home. The developer's website starts at IDR 4 billion. All three figures are advertised offers, not comparable signed transactions, and the cheaper number should not be presumed available for the configuration shown elsewhere. Size definitions, remaining lease term, included furniture, taxes and closing costs can account for major differences in economic value even when the home photographs look almost identical.

Short-stay operation is more tangible here than at an entirely unbuilt scheme. A.K.A. lists bookable accommodation, kitchen facilities, pool use and household services. Still, visible nightly rates are gross asking prices rather than verified owner income. Actual returns would depend on the lease, the management contract, cleaning and turnover, platform fees, utilities, repairs, vacancy and taxation. Forecast occupancy and returns published by sales partners should not be presented as achieved results. If rental income is part of the decision, real owner statements and a signed management agreement are essential evidence.

Construction and operational permissions remain separate from marketing and guest reviews. In Indonesia, PBG relates to building approval; SLF certifies that a building is fit for use. Public access to either Cemagi Townhouse document was not established in this research. Likewise, the fact that a holiday accommodation appears on a booking site does not settle whether a particular owner can lawfully operate short stays under the site's zoning, licences and internal agreements. Those documents may exist; they simply have not been independently checked for the unit in question.

What remains is a fairly clear housing proposition alongside an incomplete transaction file. A compact private-pool townhouse near Bali's western beaches may suit someone comfortable with a finite lease and modest private outdoor space. It is less compelling for a buyer expecting permanent land ownership, guaranteed rental income or a fully evidenced handover before a deposit. The sensible comparison is between actual numbered homes, their documentation and their remaining terms—not between sales headlines promising a particular lifestyle.

Unit types & sizes

Two-bedroom townhouse

FazWaz advertises a two-storey layout with two bedrooms, a balcony and a private pool. Area reporting is inconsistent: the same bedroom count is described as both 82 and 123 sqm in project materials. The price is an asking figure for a listing, not a confirmed quote for every two-bedroom home.

Three-bedroom townhouse

The three-bedroom listings currently displayed by FazWaz show 90 sqm, with bathroom counts that include a guest toilet. Broader project summaries mention homes of up to 123 sqm, but that does not establish the size of this specific configuration.

Best for: Couples or families seeking the convenience of a kitchen, separate bedrooms and a personal pool rather than a hotel room. The house layout still needs to work for the ages and mobility of the people using it.; Buyers who are comfortable acquiring a finite contractual interest and can value that interest against the 2052 expiry, instead of treating the purchase as perpetual land ownership.; Residents who prefer a less busy coastal village and are happy to make regular scooter or car journeys to larger dining and retail areas.; Prospective rental owners who want an operator already advertising the property, provided they independently review the management contract, permissions and owner-level revenue statements.; Buyers willing to inspect an actual numbered townhouse and compare its delivered finishes, floor plan and remaining lease with the signed sale terms.; Anyone requiring permanent, directly registered land ownership should not mistake this advertised leasehold offering for that type of asset.; Buyers who need audited rental results or documentary confirmation that every one of the ten homes has been handed over and certified will not find that standard met by public listings.; People needing step-free living or a substantial private garden may find the multi-level townhouse format unnecessarily restrictive.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Canggu Properti lists May 2024 as completion, APFG still gives Q3 2024 and “under construction,” and FazWaz labels the development off-plan. A.K.A. markets operating accommodation, but all-unit handover evidence and the SLF certificate were not reviewed. The developer publishes a lease expiry of 1 April 2052, yet the unit lease, underlying land title, assignment and renewal rights, legal selling entity, PBG and unit-specific holiday letting permissions were not independently documented. FazWaz listings start around IDR 3.4 billion while the developer states IDR 4 billion; published two-bedroom areas differ at 82 and 123 sqm. No verified unit schedule reconciles price, area and house number, and the exact project entrance coordinates remain unestablished.
