Why this project is worth a look

Scale changes diligence

Seven buildings and 1,027 published units make block-level due diligence essential. Access, lift condition, shared areas, maintenance and even the documents that matter can differ within one estate. A price-per-square-metre comparison is not enough until the specific building is identified.

The permit history matters

Municipal officials said in 2015 that the full scheme lacked a building permit and approved EIA at that time; the EIA approval now on the government record is dated 2019. That does not make a resale unit defective by default, but it means current building approvals, condominium registration and title should be verified before money is committed.

Completion is not settled

Property databases publish conflicting completion years, while a recent 2026 site-oriented report describes a much less complete-looking estate than the portal label suggests. The useful response is not to pick a favourite date. Verify the actual block, its occupancy and its legal status, and treat the estate-wide completion date as unresolved until then.

Layouts need unit evidence

The historical schedule is concentrated between 40 and 62 sqm, yet a 2026 resale ad attached to the project shows 178 sqm. That gap may have an entirely legitimate explanation, but the public sources do not provide it. Title area, approved plan and current physical layout should therefore be matched for any unusually large unit.

Resale pricing is granular

Early launch prices are archival information, not a 2026 buying opportunity. With little visible live stock, value has to be assessed unit by unit, taking building condition, fit-out, title, common-area operation and seller terms into account. A dated asking price is evidence of one seller's expectation, not a project-wide floor.

About the project

The Park Condominium is a large multi-building scheme on Nanai Road in Patong, on the inland side of the resort area rather than on the beachfront strip. The published master-plan scale is seven buildings, each seven storeys, with 1,027 units in total. That scale matters because a buyer is not really assessing one homogeneous tower. Building condition, access, common-area operation and outlook can vary across a site this large, so the block number and the documents attached to a specific unit are more useful than the project name alone.

Its development history is unusually long. Sales material appeared in the early 2010s, with the first two buildings originally expected to be ready for occupation by 2015. In 2015, Patong municipal officials said construction had been stopped and that the full condominium project did not yet have a building permit or an approved environmental assessment. The government EIA database later recorded approval on 9 April 2019. That later approval is material, but it does not by itself establish when every building was finished, registered or brought into normal operation.

Public completion data still does not reconcile cleanly. Several current property databases label the project as completed in December 2019. DDproperty carries a different set of dates, showing 2012 in one technical field while its narrative says 2014. A first-person report published in 2026 shortly before this review adds a different kind of warning: after looking at the site from the road and at satellite imagery, the author described much of the estate as apparently unfinished or little used. A travel blog is not a building survey and should not override official documents, but it is recent enough to make a blanket 'completed' label unsafe without block-level verification.

The original unit schedule is clearer than the present resale stock. Published plans show six layouts: one-bedroom units of 40, 43, 55 and 62 sqm, plus a 62 sqm two-bedroom layout; the one-bedroom plans show one bathroom and the two-bedroom plan shows two. Those are historical plans, not evidence that every type was built in every block or remains available. In March 2026, a resale listing attached to the project advertised a much larger two-bedroom, three-bathroom unit of 178 sqm. Because that is far outside the old 40–62 sqm schedule, it should be treated as a unit-specific record until its title, approved floor plan and physical configuration are checked.

Amenities require the same distinction between published specification and present operation. Historical project material listed a swimming pool, fitness facilities, landscaped areas, a children's playground, an outdoor sports area and sauna, with earlier descriptions also referring to a clubhouse, lifts, controlled access and security systems. Current portal profiles consistently show a smaller core of pool, gym, parking, 24-hour security and CCTV. Given the uncertainty over the estate's physical completion, it would be misleading to treat either list as a guaranteed current amenity package. A buyer needs to see what is actually open, maintained and funded in the relevant part of the development.

Historic launch prices are not a useful current entry price. The project was marketed from roughly THB 1.99 million in its early years, and another portal still displays a THB 3.2 million starting figure, but neither proves that a unit can be bought at those levels in 2026. As of 16 September 2026, major project pages either show no live stock or only isolated records. One listing dated 26 March 2026 offered a 178 sqm unit at THB 10.98 million. That is a real observed asking price for one advertised unit, not a project-wide starting price, and its availability should be reconfirmed before it is used in any comparison.

Foreign ownership needs to be checked at unit and building level. Thai condominium rules allow foreign freehold ownership within the statutory foreign quota, generally capped at 49% of the condominium's qualifying area, but quota availability is not something a project directory can establish for a transaction. The public material reviewed for The Park Condominium does not establish whether all seven planned buildings share the same registration status, how the foreign quota is currently allocated, or what title sits behind any particular resale ad. The practical due-diligence set should therefore include the unit title, condominium registration, a current foreign-quota confirmation from the juristic person, and the building approvals relevant to that block.

In practical terms, this should not be approached like a straightforward new-build purchase from a developer. Even if a selected block is fully operational and a specific unit has clean title, the acquisition resembles a complex resale with a long project history. Building condition, sinking fund and common fees, juristic-person governance, arrears, working amenities and access to the shared estate all matter alongside the apartment itself. Patong and the Nanai Road location may be the reason to investigate it, but the decision should be made on the evidence for one building and one unit, not on a generic project profile.
