The range starts with practical 38–47 sqm one-bedroom homes but extends to two- and three-bedroom combinations up to 138 sqm. That makes the project relevant to longer stays and family use as well as smaller investment purchases.

Inland Bang Tao access

Boat Avenue, Porto de Phuket and daily services are in the same Choeng Thale cluster, which is convenient for everyday living. The trade-off is clear: this is not beachfront, and regular trips to the sea are by road rather than on foot from the lobby.

Tenure is unit-specific

The market contains both foreign freehold and leasehold stock. That flexibility is useful, but quota availability, seller title and the transfer structure must be confirmed for the exact apartment rather than assumed from the project name.

About the project

Above Element is no longer an off-plan decision built around renderings. For this dossier, the condominium is treated separately from the villa product marketed by the same developer: Art House Group presents Above Element Condominium and Above Element Villa as distinct projects with their own pages. That distinction matters because some portals group the wider Above Element ecosystem under one profile and then show villas alongside condominium stock. The property discussed here is the condominium component in Choeng Thale, around the Pasak–Bang Tao area.

The freshest sources found describe the condominium as completed in May 2026. That changes the buyer's job. Instead of trying to judge a future building from drawings, you can inspect the actual common areas, access roads, corridor finish, views and the condition of the exact unit. Completion dates are not perfectly consistent across portals: DDproperty lists 2025 and older marketing pages carried earlier target dates. May 2026 is therefore the working completion point used here because it is supported by current project and listing profiles, while the legal registration and handover history of a chosen unit should still be checked in the transaction documents.

This is not a boutique block with a few dozen apartments. Independent project profiles consistently show 263 units and seven floors, while the developer's condominium page describes two seven-storey residential buildings. That scale helps explain why the scheme carries a broader facility package, but it also means the pool, gym, coworking areas and lobby are shared by a meaningful resident and rental population. A buyer seeking near-private common areas may find the format busy. For part-time living or rental use, however, having a larger set of facilities within the development can be more useful than a tiny building with little beyond a lobby and parking.

The location is inland Bang Tao rather than beachfront. The address sits in Choeng Thale, close to the commercial cluster around Boat Avenue and Porto de Phuket. The developer's location material places both at roughly a five-minute drive, Bang Tao Beach at around ten minutes, the golf club at around ten and Blue Tree at around fifteen. Those times should not be read as guarantees in seasonal traffic. The practical point is that restaurants, groceries and daily services are concentrated in the same part of Phuket, while everyday life here is easier with a car, scooter, taxi or the project's shuttle than with an expectation of walking straight onto the beach.

The unit mix is more useful than a long list of marketing labels. The core one-bedroom layouts are 38 and 47 sqm. Developer plans also show two-bedroom options at 47 sqm and combined formats at 76 and 94 sqm, while three-bedroom combinations are shown at 94 and 138 sqm. That gives the condominium a genuine spread from a compact home for one person or a couple to larger apartments that can suit families or owners spending several months at a time in Phuket. It is not a development made up only of small investor studios.

The combined layouts deserve a separate check. The developer explicitly presents the 76, 94 and 138 sqm formats as combinations of adjacent modules. Two apartments with the same bedroom count may therefore differ in entrances, wet-area positions, window lines, storage and overall circulation. On the resale market, buyers should rely on the actual registered plan and the physical apartment rather than a generic type card. Where units were combined after initial sale, the legal and technical configuration should match what will actually be transferred.

There is active stock on the market in August 2026. The lowest condominium-specific asking price found during this review is THB 5.25 million for a 38 sqm one-bedroom apartment, and that listing explicitly states foreign freehold ownership. It is an asking price from the market, not a developer-wide price list and not a promise that the same unit will still be available later. Above Element currently appears in both primary and resale channels, so two apartments with identical floor area can differ materially by floor, outlook, furniture, ownership form and seller motivation. The full unit package matters more than the headline number.

Tenure is a unit-level issue for foreign buyers. Current Above Element listings include both foreign freehold and leasehold apartments. Under Thai condominium law, foreign ownership in freehold is limited to a maximum of 49% of the total area of the registered condominium. A project being advertised as freehold does not mean every remaining apartment can automatically be transferred to a foreign name. Before a substantial payment, the buyer should verify the condominium juristic person's foreign-quota confirmation, the seller's title, the unit registration details and the applicable fund-transfer documentation.

The common-area programme is designed for more than a short holiday stay. Sources for the condominium list a swimming pool, Dynamic Club fitness facilities, a walking and running track, clubhouse and lounge spaces, coworking and meeting rooms, a multifunctional library, children's club, restaurant, lobby, parking, 24-hour security and CCTV. A rooftop garden and leisure area are part of the scheme, and a shuttle is advertised for trips to the beach and everyday destinations. Because the property is completed, the relevant question is now operational rather than architectural: which services are actually running, on what timetable, and which costs sit inside the common-area fee or require separate payment.

For an investment purchase, Above Element is better judged through the actual unit and real Choeng Thale demand than through advertised yield promises. Bang Tao supports holiday, seasonal and longer-stay demand, but the public material reviewed here does not provide a reliable body of completed transactions or audited rental performance that would justify a guaranteed-return claim for this building. Sale and rental listings demonstrate market activity, not achieved prices or net annual income. A serious model needs the unit's occupancy history, management commission, common fees, maintenance, vacancy assumptions and the owner's tax position.

The first trade-off is location: convenient access to inland Bang Tao's retail and dining hubs, but no step-out beachfront position. The second is scale: 263 units support a deeper facility package but reduce the boutique feel. The third is the building's young operating history. Completion removes much of the construction-stage uncertainty, yet the first full seasons are still when buyers learn how management performs, what ongoing costs look like, how busy the facilities become and how rental demand behaves once the initial launch period has passed.

For owner-occupation, the most useful visit is not a quick lobby tour. See the property at different times of day and check traffic and road noise, sunlight and view from the exact apartment, and the real door-to-door route to the places you will use. For a rental purchase, add the building's letting rules, management terms and actual running costs. For capital preservation, focus on title, foreign-quota status, layout liquidity and the condition of the specific unit rather than a generic price-per-square-metre story. At Above Element, differences between individual apartments can matter more than the project name itself.
