Major property databases consistently record eight floors and 777 units, with a substantial number of resale listings currently available. Scale matters here: this is not a boutique residence with a few dozen owners. The purchase decision therefore extends beyond the inside of one apartment to the condominium juristic person, upkeep of common areas, operating rules, reserve position and the way a large resident and rental population uses the facilities.
The apartments are unusually compact. Project directories broadly place the original unit range at about 20–36 sqm and often describe the layout as one bedroom, while today's resale market labels many similarly sized homes as studios. Current listings span roughly 20 sqm through the high 30s, with common examples around 22–23, 25, 28–30 and 36–37 sqm. That mismatch is important because the marketing label is less useful than the actual registered plan. A 20–25 sqm apartment can work for short stays or a single occupier, but storage, kitchen depth, balcony size and the ability to separate the sleeping zone become critical. Ownership is particularly important at 777 Beach Condo because current resale stock is not uniform. Thai condominium law permits qualifying foreign buyers to own units in freehold within the 49% foreign ownership quota of the condominium's total unit area. Current listings at this development include apartments explicitly marketed as Foreign Quota and others offered as leasehold. Before paying a reservation amount, a foreign buyer should verify the individual condominium title, seller identity, foreign-quota confirmation from the juristic person and the debt-free certificate required for transfer. Published project profiles quote a common-area management fee of THB 60 per sqm per month and an original sinking-fund contribution of THB 600 per sqm. The more relevant questions are whether the selected unit is current on common charges, whether special assessments have been raised, and how healthy the juristic person's finances are. The facilities add value only if they remain operational and adequately funded.
Mai Khao is a very different location from Phuket's denser southern resort districts. Major project profiles place the beach at roughly 1.2 km, while the airport and Splash Jungle Water Park are only a short drive away. That suits owners who travel frequently, work in northern Phuket or deliberately prefer a quieter setting. It is less compelling for someone expecting the walkable concentration of restaurants, bars and everyday services found in areas such as Patong, Kata or Rawai. A car or regular taxi use makes life easier here. The same geography shapes rental demand: proximity to the airport and beach can support holiday and medium-term stays, but the tenant pool and seasonality are not identical to central tourist zones.
The amenity package is substantial for this price segment. Across the larger project databases, the recurring facilities include a communal pool, gym, spa, sauna, tennis court, on-site restaurant, parking, 24-hour security and CCTV. Separate apartments inside the complex continue to appear on Booking in 2026, showing that at least part of the development functions in the holiday-accommodation market. Buyers should not confuse that with a guaranteed hotel operation, however. If rental income is part of the plan, current condominium rules on guest access, short stays, third-party management and use of common facilities should be checked with the juristic person. An online holiday listing proves market activity, not that every owner is automatically entitled to run the same rental model.
There is a material data conflict over the physical scale of the development. Most major property databases use 777 units and one eight-storey building. Another group of sources reports 820 units across two buildings, and a third version keeps the 777-unit total while describing two buildings. No current primary project register or developer document with a final building schedule was found in accessible search results. For this record, 777 units is retained because it is the most consistent figure across the higher-priority project profiles, while the building count is deliberately omitted. A buyer can resolve the issue directly by checking the registered condominium plan, building designation and title deed for the selected apartment.
The developer is widely attributed to Thai Business Development Company Group, which is also associated in project directories with Mai Khao Beach Condotel and Naiharn Sea Condominium. A Thai property directory uses a matching Thai developer name, while some major portals do not identify the developer at all. What is missing is a current primary corporate source that clearly ties the relevant legal entity to 777 Beach Condo. That gap does not prevent a useful resale dossier: the transaction today is with the current unit owner, not necessarily with the original developer.
