Why this project is worth a look
Small by design
Forty-eight homes is a measurable building scale, not just a privacy slogan. Combined with the absence of studios and the heavy two-bedroom weighting, it points toward a more residential occupancy profile than a high-turnover holiday block. That may translate into calmer shared spaces, although the eventual atmosphere will still depend on rental rules and post-handover management.
Space that works
The entry apartment is 51.8 sqm, two-bedroom homes run from 85.35 to 95 sqm, and the three-bedroom format is 122.7 sqm. Buyers do not need to combine small units to get family-scale living space. The mix suits relocation, seasonal stays and long-term tenants particularly well, but the absolute purchase budget is naturally higher than in developments built around studios and compact one-bedrooms.
Useful shared facilities
A 45-metre pool, proper gym, sauna and steam rooms, coworking, meeting space, kids’ facilities, communal dining and rooftop wellness areas cover day-to-day routines rather than only resort imagery. The published 49 car spaces are also relevant in an inland Pasak location where private transport is practical. The remaining question is operational: buyers should revisit actual management standards and recurring costs once the condominium is approaching handover.
Past the early risk
Environmental approval is on record, foundation and basement works are complete, and above-ground structural construction was active in August 2026. That is materially different from buying at launch before site execution is visible. Timing is still the weak point, however: the developer targets 2027 while some major portals show March 2028. The contract should therefore carry a clear handover date, delay provisions and payment milestones.

8 Atelier Residence is a small condominium under construction in Pasak, on the inland residential side of Choeng Thale near the wider Bang Tao–Laguna area. The scheme has 48 residences in a single seven-storey building. That scale matters more than the renders: it is a very different ownership experience from large Phuket resort compounds with several hundred units, extensive communal areas and much heavier resident turnover. Here the product is compact and the apartments are relatively generous, starting at 51.8 sqm for a one-bedroom and reaching 276.31 sqm for the sole penthouse. Published project coordinates place the site on Pasak Soi 8, while the environmental record places the same development in Choeng Thale, Thalang, Phuket. This dossier uses that administrative geography as the primary reference, although some commercial databases classify the same site under Si Sunthon.
The project makes more sense as a residential base than as a beachfront holiday product. That is partly the developer’s positioning, but the actual specification supports the idea: there are no studios, two-bedroom homes dominate the mix, three-bedroom units are substantial, and the facilities include workspaces, meeting rooms, a children’s club, fitness and wellness areas rather than only photogenic resort amenities. There are also 49 car spaces and 19 motorcycle spaces published for just 48 apartments. The trade-off is straightforward. This is not a building where the beach is outside the lobby. Pasak is an inland neighbourhood and day-to-day life is easiest with a car or motorbike, even though Bang Tao, Laguna, Boat Avenue and Porto de Phuket are all part of the surrounding lifestyle catchment.

The construction story is now tangible. Environmental approval was recorded in July 2025. The subsequent construction timeline shows foundation works, completion of the basement structure in July 2026, and above-ground reinforced-concrete works advancing in August 2026. As of 2 September 2026, “under construction” is the appropriate status rather than simply “off-plan”. The handover timing is less clean: the current project target is mid-2027 and several major property databases also use 2027, while another widely syndicated project record shows March 2028. The registry keeps 2027 as the current primary-source target, but the completion date written into the sale and purchase agreement, together with delay remedies, is what ultimately matters to a buyer.
The unit mix is unusually easy to understand. There are 12 one-bedroom apartments at 51.8 sqm, 30 two-bedroom apartments ranging from 85.35 to 95 sqm, five three-bedroom apartments at 122.7 sqm, and one 276.31 sqm penthouse. Three quarters of the homes by count are therefore two-bedroom units, and there is no studio layer at all. That changes both how the building should feel and who it is likely to attract. Even the entry layout is a proper one-bedroom rather than a hotel-style micro-unit, while the two-bedroom homes have enough floor area for full-time routines, remote work and longer stays. Public listings also show a wide price ladder: the visible lower end is around THB 7M for a one-bedroom, while the penthouse is marketed at roughly THB 44.1M.
Amenities are designed around daily use. The scheme includes a 45-metre swimming pool, children’s pool, full-size fitness room, sauna and steam rooms, coworking, a meeting room, communal dining, a kids’ club, pool-deck cabanas and rooftop areas including a garden, yoga deck, pavilion and meditation zone. The pool is shown on the rooftop, while the lobby, gym, kids’ zone and lounge are assigned to the lower level. Selected floors are pet-friendly, which is meaningful for long-stay residents but should not be read as an unrestricted building-wide pet policy; buyers with animals should confirm the permitted floors and condominium rules before choosing a unit. The currently published common-area fee is THB 55 per sqm for the first year, with a one-off sinking fund of THB 650 per sqm.
Location is best understood as Pasak rather than ‘Bang Tao beachfront’. Pasak sits behind the resort strip, connected to the everyday Choeng Thale network and to the Laguna lifestyle cluster. Boat Avenue, Porto de Phuket, Villa Market, schools, cafés, gyms, golf and clinics form the practical neighbourhood around the project. They are convenient by Phuket standards, but the residence is not inside a retail complex and it is not a walk-out-to-the-sand address. That distinction is useful. Someone living year-round may prefer a quieter residential street and larger apartment, while a holiday buyer whose priority is a two-minute walk to the sea may be better served elsewhere. Before committing, it is worth driving the routes at school-run and evening peak times because distance alone does not capture Choeng Thale traffic.
Tenure should be checked unit by unit rather than reduced to a generic “freehold available” label. Both freehold and leasehold units are offered. Under Thai condominium law, foreign ownership of registered condominium units is capped at no more than 49% of the total unit area in the building. Current public inventory includes units described as foreign-quota freehold, but that does not guarantee that a preferred layout or floor will still sit inside the foreign quota when a buyer is ready to transfer. The reservation and sale contract should therefore identify the exact tenure, the price attached to that tenure, any process required to place the unit within foreign quota, and the transfer costs payable by each side.
Glam Estate has a shorter public delivery record than Thailand’s large listed developers. The company says it was corporatized in 2024 with THB 30M of capital, and its published track record before 8 Atelier focuses mainly on refurbishment and repositioning of smaller hospitality and villa assets. Large property databases do not yet show a broad portfolio of completed condominium projects under the brand. That is not a verdict on build quality, but it changes the due-diligence emphasis. Contract wording, permits, the construction partner, stage-linked payments, independent inspections and the developer’s ability to finish its most visible condominium project deserve more attention than brand reputation alone. The encouraging part is that the scheme has moved beyond paper: foundations and basement works have been completed and the superstructure is rising. The unresolved part is execution through handover, especially against the conflicting completion dates now circulating publicly.

Ownership format
The developer states that both freehold and leasehold units are available. A foreign buyer can hold condominium freehold only within the statutory foreign quota of no more than 49% of the total unit area in the registered condominium; the remaining quota and exact tenure must be confirmed for the selected unit.
Unit types & sizes
There are 12 one-bedroom homes in the master mix. It is the smallest format, but at 51.8 sqm it sits well above the micro-unit category and gives a couple or single resident enough space for a genuine long stay. A public listing around THB 7M was visible in early September 2026; developer stock and foreign-quota status should be checked separately because marketplace inventory can include both primary and assignment-style offers.
This is the core product: 30 of the 48 apartments. The size band covers both a more efficient family layout and larger plans close to 95 sqm. For full-time use it is arguably the most flexible option, with the second bedroom able to work as a child’s room, office or guest room. In August 2026 public inventory included a 90.1 sqm home at about THB 8.72M; floor, view and exact plan can move pricing materially within the size range.
Only five units use this plan. At 122.7 sqm it is much closer to a family home than to an enlarged holiday apartment. Public inventory shows the same layout on several floors with meaningful price variation as position and level change. One current second-floor listing was priced at roughly THB 11.996M. Owner-occupiers should pay particular attention to the actual outlook from the selected unit rather than relying on generic building renders.
There is a single penthouse. At 276.31 sqm it is more than twice the size of the standard three-bedroom layout and should be treated as a separate product within the building rather than simply a higher-floor version of the same apartment. Its public asking price in 2026 was around THB 44.07M. At that budget, the contractual specification, included fit-out, parking rights, tenure and any exclusive-use areas deserve unit-specific review.

Older project materials show lower launch pricing, so a fresh availability sheet is required for any transaction.
