A building you can inspect

The project is completed and has been operating for years, which shifts due diligence from promises to physical evidence. A buyer can inspect the pool, gym, corridors, lifts, lobby, parking and the actual apartment before deciding. The trade-off is age: engineering systems, furniture and finishes may have very different maintenance histories. Two units with similar asking prices can require very different post-purchase budgets if one has seen heavy holiday-rental use and the other has been lightly occupied.

Compact coastal stock

Verified layouts start with studios around 27 sqm, extend through one-bedroom units up to 49.60 sqm, and include larger two-bedroom apartments. That works for buyers who prioritise location, manageable running costs and a smaller Phuket base. It is less forgiving for long family stays. Storage, a proper work area, kitchen practicality and separation between sleeping and living space should be judged from the exact layout rather than from the bedroom count in a listing.

Amenities are operational

The upper-floor pool and gym are consistently documented, and the official hospitality website shows the property still operating with guest facilities. Project profiles also list reception, parking, security, CCTV and shared work areas. That is useful infrastructure for a resort-style residence, but it is not the same thing as an investment guarantee. Whether a privately owned unit can join a management programme, on what fees and with what owner-use restrictions, depends on current rules and contracts.

Tenure is unit-specific

The resale market contains both foreign-quota/freehold apartments and leasehold units. A project name alone therefore does not answer the ownership question. A buyer seeking freehold should verify the seller’s title, the unit’s eligibility and the remaining foreign quota before paying a deposit. A cheaper leasehold unit is not a like-for-like substitute for a unit that can be transferred into a foreign buyer’s name at the Land Department.

About the project

6th Avenue Surin is a completed condominium in Choeng Thale on Phuket’s west coast, positioned in the Surin–Bang Tao pocket rather than in a large master-planned resort. It is an established resale building, not an off-plan launch. That distinction matters because a buyer can assess what exists today: the condition of the common areas, the way the rooftop facilities are maintained, how busy the building feels, the practical quality of parking and access, and the physical condition of the actual apartment. Multiple project databases converge on 137 units, eight floors and completion in 2016, while Phuket’s environmental-approval database records 6th Avenue Surin Condominium as an operating project in Choeng Thale. Part of the property also continues to trade as 6th Avenue Surin Beach in an aparthotel format, giving the building an active hospitality layer alongside privately owned resale units.

The unit mix is compact and fairly easy to understand. Verified project information lists studios at about 27 sqm, one-bedroom units from roughly 27 to 49.60 sqm, and two-bedroom units around 65.40 to 70.90 sqm. The project’s strongest shared amenity is the upper-level leisure space: sources consistently show a rooftop or eighth-floor swimming pool and gym, while project profiles also list reception, co-working or meeting space, parking, security, CCTV and shuttle service. That package is more relevant to a buyer seeking a small Phuket base or a rental-oriented unit than to someone looking for a large primary home. In practice, however, the value of any resale apartment here will depend heavily on its individual history. Furnishing, renovation quality, views, floor position and wear from previous rental use can matter more than a modest difference in floor area.

Pricing inside the building is not a single developer price list. On 7 September 2026, Dot Property showed asking prices starting around THB 2.59M and extending to roughly THB 10.4M, while DDproperty and FazWaz displayed their own smaller or differently refreshed pools of active listings. The spread reflects a resale market containing studios, one-bedroom and two-bedroom apartments, different conditions and different tenure structures. A headline low price therefore does not automatically represent a like-for-like opportunity for a foreign buyer. Some listings are marked foreign quota or freehold, while others are explicitly leasehold. A useful comparison has to hold tenure, size, condition, floor, furniture package and any management arrangement reasonably constant before the asking price means much.

For foreign ownership, the building type gives a clear legal framework but not an automatic answer for every unit. Thailand permits qualifying foreign buyers to own condominium units freehold within the statutory foreign quota, capped at 49% of the total condominium area. Current 6th Avenue Surin listings include units marketed within the foreign quota, so freehold ownership is clearly part of the building’s resale market. The available quota at the moment of transfer still needs to be confirmed by the condominium juristic person, and it can change as transactions are registered. Other units in the same building are marketed as leasehold. A buyer should therefore treat tenure as a unit-level fact, not a project-level slogan. Before paying a reservation or deposit, the title position, quota eligibility, seller identity and the documents required for Land Department transfer should be checked for the selected apartment.

The developer attribution is less straightforward than the physical identity of the project. Current portals often credit Ocean Group Asia or Ocean Property, and some project descriptions name Infinity.9 Development Company. A Phuket government EIA database, however, records P.P.S. Estate Co., Ltd. as the project owner for 6th Avenue Surin Condominium when environmental approval was issued in May 2014. Corporate-information sources also place P.P.S. Estate at 50/37 in the 6th Avenue Surin Condominium building. Because that evidence is directly tied to the project and address, this dossier uses P.P.S. Estate Co., Ltd. in the developer field while preserving the conflicting attributions rather than pretending they are the same entity. For a completed resale building, the more important transaction checks are the seller’s title, the condominium juristic person, outstanding common charges and the current management structure.

The hotel operation is useful evidence of a functioning property, but it should not be confused with a guaranteed rental product. The official 6th Avenue Surin Beach website continues to market accommodation in the building and confirms operating amenities such as the pool and fitness facilities. That supports the view that this is an actively used resort-style property rather than a dormant development. It does not prove that every privately owned condominium unit is enrolled in the same rental programme or can be offered for short stays under identical rules. Owners need to review the condominium regulations and any current management agreement, including who controls bookings, what costs are deducted, how maintenance is handled and whether owners can opt in or out. Historical project copy still circulating online refers to a 7% return programme for three years; no current primary source was found showing that this remains an offer for new resale buyers in 2026.

Taken as a whole, 6th Avenue Surin is best viewed as a mature resale option in an established Phuket beach district. Its appeal comes from a completed building, a recognised address, compact apartment sizes, an active hospitality presence and communal facilities that are already there to inspect. Its limitations are equally tangible: the property is roughly a decade old, individual units may have very different maintenance histories, ownership form varies between listings, and the public record around the original developer is inconsistent. That makes unit selection more important than project branding. A sensible process is to establish title and foreign-quota eligibility first, inspect the apartment and building second, verify recurring costs and management terms third, and only then assess the asking price and rental case. Any investment return should be built from current rent, expenses and a real management contract, not from an old promotional percentage.

A foreign buyer can hold a condominium unit freehold within the statutory 49% foreign-ownership quota by area. Current 6th Avenue Surin listings include both foreign-quota/freehold units and leasehold units, so tenure must be checked for the specific unit before money is committed.
