Streets, homes and landscaping are already in place, so a viewing reveals actual setbacks, parking, common-area condition and the surrounding houses. That is valuable for a family purchase, where everyday usability matters more than a polished rendering. Completion does not remove unit-level risk: a resale home can still differ through alterations, maintenance and technical condition.
Several house formats
The project is not limited to one villa design. Queen Villas, Twin Houses, Link Houses and Shop Houses are documented, while current listings show homes with four to seven bedrooms. Buyers can weigh the privacy of a detached villa against the more efficient footprint of a link house, or consider a shophouse where frontage and the ground floor may support commercial use. Land, width, storeys and the actual layout should be compared together.
A northern-city base
Street 598 links Russey Keo with Sen Sok and the northern districts of Phnom Penh. The location works particularly well for households connected to AUPP, international schools, AEON Mall Sen Sok City and local retail at Chip Mong 598 Mall. A map distance is only the starting point. Buyers should test their normal route during the relevant morning or evening period because junctions and traffic direction can materially change the journey.

The main opportunity is in completed homes offered by individual owners. Buyers can inspect the property and negotiate around condition, furnishings and handover timing, but the legal and commercial review must be property-specific. Value should be compared with genuinely similar homes in the same category. The Park Land 598 is a completed low-rise community by Chip Mong Land on Chea Sophara Street, also known as Street 598, in Sangkat Chrang Chamres 2, Khan Russey Keo. The boundary matters because Phnom Penh has several Park Land developments and listings often shorten their names to Chip Mong Park Land. This page covers only the 598 community beside Chip Mong 598 Mall. It does not combine information from Park Land Sen Sok, Park Land Pochentong, Park Land 6A or any other Chip Mong site. The address, map position and built environment identify it as a separate residential estate.
This is not a condominium tower. Buyers are choosing among detached villas, semi-detached homes, terraced link houses and commercial shophouses within a planned estate. Official and established project profiles name Queen Villas, Twin Houses, Link Houses and Shop Houses. Current resale and rental listings add practical examples: five- and seven-bedroom Queen villas appear on the sales market, while four-bedroom, three-storey link villas appear in the rental stock. The project name alone is therefore not enough for a useful comparison. Land size, frontage, position inside the estate, renovation, furnishing and title documents can matter as much as the nominal house series.

The estate is visibly complete and occupied. The final media set shows finished internal roads, established landscaping, lived-in homes, private yards and several styles of interior fit-out. That gives a buyer something an off-plan rendering cannot provide: the ability to inspect the actual facade, road width, sunlight, surrounding homes, noise and operating amenities. Completion also changes the transaction. Most available units are resale homes, so due diligence must focus on the selected property rather than the project brochure alone. Title, encumbrances, alterations, unpaid charges, building condition, utilities and the exact handover inventory all need a unit-by-unit review.
The available house sizes place The Park Land 598 firmly in the family-home market. One verified Queen B listing has five bedrooms, six bathrooms and three levels, with a quoted 90 sqm house area on 253 sqm of land. A separate Queen Villa listing has seven bedrooms, nine bathrooms and 507 sqm of floor area. These are specifications of individual resale properties, not a promise that every house of the same broad name is identical. They do, however, show the range between more compact terraced homes and large detached villas. Homes may be offered unfurnished, semi-furnished or fully furnished, and that difference should be priced explicitly rather than treated as a minor detail.
The location is most practical for households whose routines are centred on Russey Keo, Sen Sok and northern Phnom Penh. The American University of Phnom Penh, schools, retail and routes towards AEON Mall Sen Sok City are among the recurring local reference points. Chip Mong 598 Mall sits at or beside the community. Archived project materials also describe a clubhouse, swimming pool, landscaped areas, playground and roof garden. Published drive times are useful only as a first orientation: Street 598 serves several expanding neighbourhoods, and actual travel depends on the junction, direction and time of day.
For an investment or owner-occupier purchase, The Park Land 598 should be approached as a market of specific completed houses rather than a fresh launch with one inventory sheet. A current project overview gives a lower resale guide of about $370,000; a verified Queen B listing is priced at $530,000; larger Queen Villas may be substantially more expensive or offered on request. That spread is not necessarily inconsistent. It reflects different house categories, land plots, fit-out and condition. A sensible process is to define the required house type and budget, compare several live properties on the same checklist, and negotiate only after the physical and legal differences are clear.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. Home types & sizes
A verified resale example: a detached three-storey villa with five bedrooms, six bathrooms, two balconies and a fenced yard. The listing quotes a 7.5 x 12 m house footprint, an 11 x 23 m plot and a hard title for that particular property. Those figures should not be assumed for every Queen B in the estate; the selected villa still requires its own plan, title documents and physical measurements.
A large detached-villa format. A current IPS profile inside Chip Mong 598 describes seven bedrooms, nine bathrooms and 507 sqm of floor area, with the home offered semi-furnished. The price is on request. A property of this scale can suit an extended family, but operating costs, air-conditioning, roof condition, water systems and yard maintenance should be assessed before purchase rather than after handover.
A three-storey terraced home and a more compact alternative to a detached Queen Villa. The verified rental example has four bedrooms, six bathrooms, two balconies, a U-shaped kitchen and a gated paved yard. The listing quotes an approximately 9 x 12 m house and a 14 x 23 m plot; that unusual relationship should be checked against documents and on site. The rental listing is not used as a sale-price benchmark.
Semi-detached Twin Houses are part of the documented official product mix. No reliable current catalogue with a complete schedule of areas, bedrooms and plot sizes for every Twin House was found. The card therefore confirms the category without importing specifications from another Park Land development or an ambiguous listing. A live offer needs its own plan, house number and position within the estate.
Street-facing commercial houses are also documented within The Park Land 598. Their value depends on position relative to entrances and the mall, vehicle flow, parking and the permitted use of the ground floor. No current project-wide size schedule or unified price list was verified, so each completed unit should be assessed individually and never blended with shophouses at Park Land Sen Sok.
