It is a very different purchase from the high-rise condominium stock that dominates many Bangkok searches: the buyer is choosing a house and a substantial plot inside a managed estate rather than a unit in a tower. Early project material points to plots starting from 100 square wah, which gives the scheme a lower-density feel than compact urban housing estates. That extra land can be valuable for family use, but it also brings practical responsibilities: gardens, external structures, drainage and ongoing maintenance matter much more than they do in a condominium.
The estate belongs to the 2019 generation of projects and is now firmly a resale market. A March 2019 project review already described the houses as completed and ready to move into, while another project database records 2019 as the completion year. Public sources do not establish one precise estate-wide handover month, so the sensible use of the evidence is to treat 2019 as the completion year rather than invent a date. For a buyer in 2026, construction delivery risk is therefore not the main question. The condition of the specific home, the quality and legality of later additions, land documentation, estate management and the true recurring cost of ownership are much more relevant.

Later project databases show larger four-bedroom designs of about 265, 309 and 390 sqm. It is better understood as an evolution of the product offered within the same estate. Resale listings then add another layer because some homes have clearly been extended or are measured differently by agents. A current listing showing 400 or 500 sqm should not automatically be treated as an original Pruksa floor plan; buyers need to separate documented base design from subsequent work.
There is active resale inventory, but there is no meaningful single 'Passorn price'. In early September 2026, current listings started around THB 9.75M and reached above THB 19M, while another major project portal displayed a broader range of roughly THB 9.9M to THB 22M. The THB 9.75M figure used in this record is simply the lowest current asking price that could be verified, not a developer offer or a valuation of every house. Higher-priced properties can have larger plots, more bathrooms, extensive additions, upgraded interiors or simply different seller expectations. Bedroom count alone is not enough to compare value. A four-bedroom home with an enlarged footprint and a 120-square-wah plot is a different proposition from a smaller original-plan house on a tighter lot.
The common facilities are more substantial than those of many older detached-house compounds. Multiple sources consistently identify a clubhouse, swimming pool, fitness room, landscaped common areas and 24-hour security; later records also mention a playground, co-working space and controlled access. The buyer still needs to look at these as operating assets rather than brochure features. This is a mature estate, so the practical question is how well the pool, clubhouse, gym equipment, landscaping and security systems are maintained today, and what owners actually pay to support them. A long facility list adds little value if the estate has weak maintenance or unresolved arrears. The current management condition should be part of the viewing, not an afterthought.
The location works best for buyers whose daily life fits western Bangkok. Bang Waek connects into the Phutthamonthon Sai 2 and Sai 3 corridors, with access toward Phet Kasem, Kanchanaphisek and the western road network. Project descriptions also reference the Blue Line through Lak Song, but this is not a walk-to-MRT estate. The normal lifestyle is car-oriented: residents drive to schools, hospitals, retail and the major transport corridors. That can be a good trade-off for space, especially for families already based around Bang Khae, Thawi Watthana or the western suburbs. It is less convincing for someone who needs a short, predictable commute into central Bangkok every weekday. A peak-hour test drive is more informative than a simple map distance.
Foreign buyers need to approach this estate with the legal structure of a landed house in mind. The 49% condominium foreign-quota rule is irrelevant here because these are houses on land, not condominium units. Under the general Thai land regime, a foreign individual cannot simply register the plot freehold in their own name, apart from narrow statutory exceptions that should not be assumed in an ordinary purchase. Due diligence therefore starts with the specific land title, the registered owner and the structure proposed for the buyer's land interest. The project brand and the fact that it is an established Pruksa estate do not resolve that issue. Nor should a nominee shareholding arrangement be treated as a routine workaround.
Where a registered long lease is being considered, the first term and any future renewal need to be kept conceptually separate. Thai government guidance describes a general initial maximum of 30 years for this kind of lease; a later renewal depends on the parties and should not be represented as an already secured future right. The building and the land may also require separate documentary analysis. That matters in a resale community because one seller's ownership arrangement does not necessarily tell you anything about the house next door. No reliable project-level source establishes one land-title type for all 128 plots, so this record does not invent one. The selected property's title document needs to be checked directly.
Technical due diligence is equally important. Current listings show stated usable areas around 302, 390, 400, 480 and 520 sqm, well beyond several of the original plan sizes. Some of that may reflect genuine extensions; some may come from inconsistent agent measurement. Either way, the buyer should establish the documented footprint, later additions and whether work requiring permission was properly recorded. Roofs, waterproofing, air-conditioning systems, pumps and water tanks, electrical capacity, drainage, pool equipment and external structures can all become meaningful costs in a several-year-old detached house. A low asking price can stop looking cheap quickly if the property needs major corrective work.
Passorn suits buyers who want a large family house within Bangkok's administrative boundary, a private plot and the order of a gated estate rather than condominium living. It is not a new-build developer purchase anymore. Primary sales are closed and the market is driven by individual owners, so the decision process should be resale-led: identify the actual house, verify the seller and title, understand alterations, reconcile land and building areas, check estate dues and common-area condition, then compare the asking price with other homes inside the same development. Pruksa's identity gives useful context about where the estate came from, but it does not remove the need for property-specific legal and technical checks.

These are detached houses on individual land plots, so the condominium foreign-quota regime does not apply. A foreign individual generally cannot register Thai land directly in their own name except in narrow statutory circumstances. The selected plot's title and lawful land-interest structure require separate review; a registered long lease is generally limited to an initial term of up to 30 years, and any renewal should not be treated as a guaranteed existing right.
