Why this project is worth a look

Operating accommodation

Guests are already staying at the address and recent reviews describe actual visits. A prospective buyer can inspect how the building functions, rather than rely entirely on a proposed handover date.

A distinct floor plan

The mezzanine divides sleeping and living uses without a conventional second bedroom. Its appeal comes with practical questions about stair access, heat on the upper level and the usable area of each apartment.

Limited number of homes

Canggu Properti reports 20 apartments, including just one two-bedroom layout. That makes unit selection relatively simple but leaves little flexibility for buyers who may need separate bedrooms or more generous family space later.

Shared outdoor space

The pool, garden and balconies offer resort-style features within an apartment setting. They are communal amenities, however, so access rules and ongoing upkeep charges matter as much as the initial sales presentation.

Rental concept in use

CPM Bali’s live accommodation operation makes the guest-facing product easier to understand. It does not confirm an owner’s net return, so any investment case still depends on unit-level accounts and contractual management terms.

About the project

Tropicana Bingin is an operating collection of loft-style apartments in Pecatu, on the southern Bukit Peninsula. The developer, Canggu Properti, describes a single 20-apartment scheme rather than a villa estate: 19 one-bedroom homes and one two-bedroom apartment, with an overall advertised size range of 57–130 square metres. The development sits on a reported 790-square-metre plot and has a shared pool rather than individual private pools. Another name found in booking descriptions and earlier sales material is Tropicana Loft Bingin. The two names lead back to the same accommodation and development; there is no sound evidence for a separate phase or neighbouring sister building under the longer name.

It is unusually useful to be able to investigate an actual, operating property rather than evaluate only renders and completion promises. Canggu Properti’s current project page gives August 2024 as the completion month. FazWaz uses January 2024 instead. Neither date has been backed here by a handover certificate, but the property is visibly offered for stays and has identifiable guest reviews from 2026. That supports describing the building as completed and in use. It does not establish that every required construction or occupancy document has been issued, nor does a guest booking platform confirm what legal interest an apartment purchaser would acquire.

The address is better established than the short descriptions on sales portals suggest. CPM Bali’s reservation system names Jl. Buana Sari, Gang Suri, Pecatu, Kuta Selatan, Badung, Bali, and publishes a map coordinate for the accommodation. The location sits in the Bingin area of Uluwatu, but not directly on the sand. CPM Bali quotes about 1.5 kilometres to Bingin Beach and 2.3 kilometres to Padang Padang. Those are operator-stated location guides, not independently measured travel distances. The distinction matters if the plan is to occupy the apartment without regular transport, or if an eventual rental advertisement would rely heavily on the phrase “beach location.”

The internal architecture is more distinctive than the amenity list. A mezzanine creates an upper sleeping level, separating the bed from the kitchen and main living space without requiring a conventional full second bedroom. This can feel expansive to a solo resident or a couple, and it gives overnight guests somewhere to retreat from the seating area. It is less convenient for everyone. Repeated stair use, the temperature at the upper level, access for someone with mobility limitations and supervision of younger children should all be considered during a viewing. The guest operator itself advises particular care for children in mezzanine rooms.

The developer advertises furnished interiors, private balconies and contemporary design credited to A|Rkey Design. Shared facilities include a pool, landscaped space, on-site parking, storage areas and a security post. A concierge service is also mentioned, although a sale brochure’s use of that word is not a service-level commitment to any future owner. Existing short-stay accommodation listings show kitchens, air conditioning and different configurations of guest units. The distinction between a building feature and a personal entitlement remains important: an owner would need to know the pool rules, ownership and maintenance of common areas, and whether any parking space or storage area is allocated to their particular apartment.

Several measurements deserve careful treatment. The developer’s 57–130-square-metre range covers the whole development, but a 2026 FazWaz sales listing identifies a one-bedroom apartment of 53 square metres. Other marketed one-bedroom units are shown at 57 square metres. None of that proves anyone has misstated the space; interior area, mezzanine area, balconies and other components can be counted differently. It does mean a buyer should not compare asking prices solely against a headline floor area. The agreed schedule of areas, marked floor plan and sale documents should all refer to the same physical space. The precise size of the sole two-bedroom unit has not been established from the available unit-specific records.

There is evidence of a real short-stay business at the address. CPM Bali presents a range of bookable layouts, from smaller loft categories to a two-bedroom suite, and describes guest services including cleaning, linen arrangements, kitchen facilities and Wi-Fi. Hotels.com independently lists 20 apartments at the same address. Agoda also carries dated guest feedback from 2026. This is useful evidence that the concept is functioning as accommodation. It is not evidence that every apartment belongs to the same rental pool, or that a purchaser must sign with CPM Bali. An operating accommodation manager is not automatically the developer, the legal seller, the holder of the land title or a guarantor of returns.

The advertised legal structure is the most consequential unresolved issue. Canggu Properti calls the land interest “HGB title for 80 years.” Meanwhile, FazWaz sales listings use a generic freehold label. Hak Guna Bangunan, commonly shortened to HGB, is a particular Indonesian land right with legally regulated terms and processes for extension and renewal. Eighty years in marketing material should not be read as an unqualified, already secured 80-year right for the buyer of one apartment. Nor does freehold on a sales portal establish that an overseas individual can register Indonesian land title in their own name. The title certificate, titleholder, expiry dates and unit-level conveyancing structure have not been made available for review.

The official and brokerage price signals do not match. The developer’s website advertises apartments from IDR 3.3 billion. A FazWaz listing initially posted in January 2026 quotes IDR 2.87 billion for a one-bedroom unit advertised as 53 square metres; other portal listings show one-bedroom offers around IDR 2.95–3.02 billion at 57 square metres. These are asking prices, not completed transactions. Their price differences might reflect changes in inventory, negotiation, seller identity, furnishing or legal package. They could also be stale. A lower quote only becomes a useful benchmark when the exact unit and seller are available and the transfer and tax costs can be compared on the same terms.

For an owner-investor, rental operations need their own investigation. Guest sites prove that stays are marketed, but they provide no reliable annual net-return statement for a particular apartment. The management company’s guest-facing service list is not equivalent to an owner management contract. The operator mentions service charges and tax in relation to guest rates; those charges should not be confused with the commission paid by an owner for rental management. Channel fees, electricity, staff, repairs, replacement furniture, insurance, common-area maintenance, taxes and unoccupied nights all stand between a booking price and owner cash flow. Statements about yield should be measured against actual unit-level receipts and outgoings.

Daily practicalities also deserve attention. Booking information says that guest parking is for motorbikes only, despite the developer advertising on-site parking as a general amenity. Hotels.com reports no lifts. That does not conclusively define access rights for every owner, but it tells a car owner or anyone who has difficulty with stairs what to ask at an inspection. The street and neighbourhood also need to be experienced in person: traffic through the lane, nighttime noise, drainage after rain, water pressure and the temperature of the mezzanine cannot be judged from a development description. Cafés and nearby beaches are part of the appeal; they do not remove the ordinary maintenance and accessibility compromises of a small coastal accommodation building.

Resale prospects are equally unit-specific. A compact one-bedroom loft and the project’s single reported two-bedroom apartment appeal to different buyers. Public records reviewed here do not establish whether the two-bedroom home is for sale. Nor do the advertised listings reveal how many genuine arms-length resales have completed or at what prices. For future saleability, a clean chain of title, predictable recurring charges and a transferable right to use the unit may matter more than a projected rental yield. If management arrangements, shared facilities or short-term-use permissions carry conditions, those conditions could substantially narrow the eventual buyer pool.

The practical route to a decision is therefore fairly clear. Establish who owns the HGB right, inspect the current certificate and its remaining term, and obtain the instrument giving the seller the power to transfer this particular apartment. Establish whether the buyer will receive a registered apartment interest, a contractual entitlement or another lawful structure; the answer may depend on the buyer’s status. Request evidence for the building approval (PBG), the fitness-for-use certificate (SLF) and the permitted short-stay use. Then compare the apartment layout, acquisition costs, recurring building charges and management contract with actual rental records. Tropicana Bingin is worth considering as completed loft accommodation in a recognisable Bingin setting, but its buyer-facing legal and financial terms remain to be proven lot by lot.

Unit types & sizes

One-bedroom loft
53 sqm in the lower-priced listing

The standard product accounts for 19 of the developer’s reported 20 apartments. It pairs a living/kitchen area with a mezzanine sleeping level, furnished interiors and a balcony. Several sale listings show 57 sqm, while one smaller advertised unit is 53 sqm; the signed area schedule needs to resolve that discrepancy. Guest-room names such as Cozy Loft or Corner Loft should not be mistaken for separate registered ownership classes.

Get floor plans and current prices
Two-bedroom apartment

Only one two-bedroom apartment is described by the developer. A two-bedroom suite also appears in the accommodation operator’s inventory, providing useful operational corroboration without revealing a for-sale apartment number, transfer price or measured floor area. The development-wide 57–130 sqm range is not proof that this home measures exactly 130 sqm.

Location

  • The booking operator identifies the address as Jl. Buana Sari, Gg. Suri, Pecatu, Kuta Selatan, Badung. Its map coordinate refers to the accommodation location, not to a verified cadastral boundary or title survey.
  • CPM Bali places Bingin Beach at roughly 1.5 km and Padang Padang Beach at around 2.3 km. They are useful neighbourhood indicators, not assurances that the routes are flat, pedestrian-friendly or equally convenient for all visitors.
  • The operator names Analog Uluwatu at approximately 700 metres and Gooseberry Restaurant at around 1 kilometre. Nearby cafés contribute to the area’s appeal, while road congestion and noise still need a site visit at different times.
  • Accommodation platforms specify motorcycle parking. Prospective owners who rely on a car should not assume that the advertised on-site parking includes a deeded or reserved car bay.
  • For extended occupancy, the condition of the access lane, water systems, drainage, pool maintenance and internal stairs will have more lasting significance than the general “near the beach” label.

Best for: A buyer who visits Bali regularly and wants furnished accommodation in the Bingin area without taking on a detached villa and its private grounds. The building can be inspected now, including the pool, stair layout and immediate lane, which makes a personal-use decision more tangible than an off-plan reservation.; A solo resident or couple attracted by a loft rather than a conventional separate-bedroom flat. The best choice will come from trying the staircase, considering how the upper level stays cool and comparing natural light, workspace and usable floor area in the actual available apartment.; Someone considering a combination of personal stays and professionally managed holiday lets. An operator already works at the address, but the owner’s rights to reserve dates, change managers, receive financial records and approve expenses must be clear in the particular management agreement.; A property investor willing to base projections on verifiable cash receipts and operating costs rather than occupancy marketing. This buyer should obtain unit-level booking statements, a detailed recurring-cost schedule and a properly explained transferable legal interest before committing funds.; may not suit: Families who need several enclosed bedrooms, their own garden or a private pool. The development is overwhelmingly composed of one-bedroom lofts; the reported single two-bedroom apartment has no independently verified sale availability.; Overseas buyers seeking unrestricted personal ownership of Indonesian land without dealing with title types or eligibility rules. The developer’s HGB wording and a portal’s freehold label do not establish that kind of acquisition.; Residents who require step-free access, a lift or a guaranteed car parking space. The mezzanine design and guest-facing access information point to practical constraints that cannot be dismissed by the general amenities list.; Investors expecting a fixed annual return with no attention to operations. Neither an advertised nightly rate nor the presence of a management company proves distributable rental income or a contractually secure exit route..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • There are conflicting counts and completion dates: Canggu Properti reports 20 apartments and August 2024, whereas FazWaz reports 19 and January 2024. Hotels.com also describes 20 apartments. No signed unit schedule or completion/handover record was available, and a 53 sqm listing conflicts with the developer’s published 57 sqm minimum.
  • The developer markets an “HGB title for 80 years” while sales portals label units freehold. The underlying certificate, registered titleholder, current expiry dates, apartment-specific transfer instrument and foreign-buyer eligibility have not been established. Canggu Properti is identified as the development brand, not a verified contracting legal entity.
  • Project-specific PBG, SLF, surveyed parcel limits, zoning and short-stay permissions were not available for inspection. Guest operations do not prove regulatory clearance. Owner-management fees, common-area charges and live availability of advertised sale units also remain unverified.
