Why this project is worth a look

A distinctive coastal setting

The development’s position above Bingin and Impossibles is a meaningful part of the product, not just its backdrop. Which homes actually capture an unobstructed ocean outlook remains a unit-by-unit question.

About the project

Amali Luxury Residence is being developed on a cliff above the Indian Ocean in Pecatu, on Bali's Uluwatu coast. It is designed around private apartments and penthouses supported by a resort-style service operation rather than around a conventional residential tower. Mirah Investment & Development advertises 122 residences, while a separate hotel component is part of the proposed complex. The address and developer-led concept are clear. What has not yet been demonstrated is that the development has reached handover: Mirah still lists it among projects under construction.

The setting explains much of the attraction, and much of the compromise. The project's published address is Jalan Pemutih in Pecatu, South Kuta, Badung Regency, overlooking the Bingin and Impossibles coastline. Being above the beach is not the same as having a straightforward walk onto the sand. A cliffside lift and dedicated beach route appear in the developer's plans, but the operating rules and completion of that connection have not been verified. Buyers should distinguish a genuine, usable access right from promotional language suggesting that a stretch of coastline belongs exclusively to the building.

A sea-facing penthouse and a one-bedroom apartment on the inland side could be very different places to live, even though they share the same facilities. Position in the building will affect privacy, sunset views, exposure to activity around the pools and restaurants, and probably the premium a future buyer is prepared to pay. An address close to a famous surf beach cannot answer those questions. The actual floor plan, window orientation and sightlines matter more than an aerial image of the development.

Mirah's Russian-language sales site describes a broad selection: one-bedroom Palazzo layouts, a larger loft apartment, a two-bedroom Palazzo, and several three-bedroom penthouse variants. The official English and Indonesian versions highlight a narrower set and display different area figures for similarly named products. On one official page a one-bedroom Palazzo is promoted as 74 square metres but appears elsewhere with a building-size figure of 76.8 square metres. Loft and penthouse figures also differ materially. The difference might involve interior space, terraces or changes to the unit catalogue; none of those explanations has been documented. We have therefore kept the layouts and asking prices from one identifiable developer page together, with the discrepancies disclosed rather than blended.

Daily life here is meant to include far more than a communal pool. The planned facilities include two swimming pools, dining venues, a spa, a fitness and recovery area, workspace, and activities for children and teenagers. A January 2026 article from Mirah adds a 13-room onsite hotel, a steakhouse, the Amali Cliff Lounge, and a team intended to provide front-desk, housekeeping, engineering and security services. The presence of an onsite hotel changes the feel of the property: there may be hotel guests, diners and other visitors sharing parts of the development. Residents should establish which spaces are reserved for them and which operate as public-facing commercial amenities.

The service model is also a significant cost decision. A staffed residence depends on reliable lifts, air-conditioning, pool treatment, coastal building maintenance and people available every day. Mirah names The Guest Society as a hospitality operations partner and describes optional rental management. Neither announcement is a substitute for a management agreement showing the monthly charges, reserve contributions, repair responsibilities and decision-making rights. Someone using an apartment only occasionally may still be paying for an extensive set of common services throughout the year.

The proposed rental programme is worth assessing separately from the home itself. A professional operator may handle marketing, bookings and guest service, but what an owner retains depends on the fee structure and any required furniture, replacement or maintenance fund. Personal-use restrictions can be as important as an advertised nightly rate. There is no verified apartment-level operating statement here showing occupancy, achieved room rates and owner distributions. The developer's projected return figures are sales forecasts, not evidence of the income an individual purchase will generate.

Pricing on Mirah's own websites is not fully aligned. Its main English project page advertises a starting point of IDR 5.5 billion and says that transaction payments are made in Indonesian rupiah. The company's Russian-language sales page also shows IDR 5.5 billion for an entry-level Palazzo. Yet the official Indonesian project page displays IDR 8,300,040,000 as its starting price. We cannot tell from those pages whether the lower-priced release has sold out, whether product definitions differ or whether updates have been applied unevenly. The lower figure is therefore a dated public reference, not a quote for an available unit. Closing costs, applicable taxes and continuing service charges need separate treatment.

The available instalment descriptions need the same discipline. Mirah's Russian-language presentation mentions an eight-month payment period; outside sales sites describe different deposits and schedules. It would be misleading to combine a broker's deposit with another website's timetable and present the result as the developer's contract. The buyer needs an actual unit reservation, a named payee, payment triggers, refund terms and a remedy if the delivery date moves. A long instalment plan can improve cash flow without protecting money already advanced into construction.

The biggest legal distinction is between the right marketed and the right delivered. Mirah discusses a 100-year contractual lease with a possible additional 50-year extension, sometimes alongside language about lifetime ownership. That is not proof of outright ownership of the underlying land, nor is an extension automatically enforceable simply because it appears in an advertisement. Indonesia has separate categories of rights, including Hak Milik, or land ownership, Hak Pakai, or use rights, and Hak Guna Bangunan, the right to build under defined conditions. The route available to a foreign buyer depends on the land title, the ownership structure of the units and the buyer's eligibility. None of the publicly reviewed pages supplies the executed land or unit documents needed to confirm the legal result at Amali.

The developer's public company footer identifies PT Mirah Global Investment behind the Mirah Investment & Development trade name. This helps establish who is presenting the scheme, but the project-specific seller, land-right holder and beneficiary of a purchaser's transfer still need to be identified in transaction documents. Construction approval under the PBG system, an SLF certificate attesting fitness for occupancy, and the relevant spatial-use permissions have not been independently matched to this exact site. That is a limit of the public documents reviewed, not an assertion that the approvals are absent.

Dates require an equally cautious reading. A 2026 completion target, often described as the fourth quarter, appears on the developer's Russian project page and several listings. Other cached versions of Mirah's home presentation refer to 2027. No binding delivery schedule or evidence of completed handover was available for this review, while the official portfolio continues to label Amali under construction. The practical exposure is not merely waiting longer for a holiday apartment; rental income, service-launch timing and the period in which funds are tied up can all move with the construction programme.

Amali may appeal to someone who wants generous hospitality facilities, ocean-edge scenery and a serviced base in southern Bali. It is less convincing as a numbers-only investment when title documents, actual operating costs and the final product mix remain open. Nor should a spectacular cliffside outlook be confused with easy resale: the pool of buyers for an expensive managed residence is narrower than the audience for a modest apartment. The better comparison is between specific units, their confirmed rights and their real cost of ownership, not between marketing return percentages.

Best for: Someone looking for a part-time home in southern Bali with concierge-style assistance and extensive facilities may find the concept appealing. The value comes from using the services, provided charges and access rules are acceptable.; Couples and families considering a two-bedroom home or a larger penthouse have a range of advertised layouts to examine. They should prioritise usable space, privacy and practical circulation over the largest area number in a brochure.; A purchaser comfortable treating rental income as variable operating revenue, rather than a bond-like return, might benefit from professional letting support. That only becomes a meaningful proposition when an actual management agreement and expense schedule are available.; A buyer who can tolerate a construction timetable changing may be better placed than one planning an immediate move or relying on rent to meet near-term obligations. A reserve for fees, finishing differences and delayed opening matters.; Buyers who must move into a completed, legally commissioned home on a fixed date should not treat this development as ready accommodation.; It is not a route to direct foreign ownership of the underlying land merely because the marketing describes exceptionally long lease periods.; Owners seeking minimal shared costs, unrestricted independent short-term letting or a broad mass-market resale audience may prefer a simpler property with fewer operating dependencies.; may not suit: .
