Why this project is worth a look
A visible resale market
Dozens of sale and rental listings create a useful internal comparison set. Buyers can see how asking prices change by size, floor and condition instead of relying on an old launch brochure. The same depth of supply is also competition: an undifferentiated unit can sit behind better renovated or better priced alternatives in the same building.
Rail plus road access
Ramkhamhaeng Airport Rail Link station is roughly 450–500 metres away, while Phatthanakan connects into Bangkok's expressway network. That combination suits residents who use both rail and cars. It is less suitable for someone who defines convenience as stepping out of the lobby directly into a station complex.
Lower absolute entry
Small resale units can be bought for substantially less than many newer projects closer to central Sukhumvit. The lower ticket size is meaningful, but it comes with an older building and greater variation in unit condition. A discounted apartment may still require enough renovation to narrow the apparent price advantage.
Amenities you can inspect
The pool, fitness room, garden, library, security and parking are existing facilities rather than future promises. A buyer can judge their actual standard during a viewing. For a mature condominium, maintenance quality and planned capital works matter at least as much as whether an amenity appears on the original feature list.
Foreign-freehold route
A registered condominium offers a clear legal route to foreign freehold within Thailand's 49% foreign-ownership quota. That is simpler than a landed-property structure. The limitation is unit-specific quota availability: a building being freehold does not itself prove that the selected resale unit can be transferred into foreign ownership at the time of purchase.
About the project
U Delight Residence Pattanakarn - Thonglor is an established high-rise condominium by Grand Unity on Phatthanakan Road in Bangkok's Suan Luang district. It is no longer a developer-stock decision. The building has been occupied for well over a decade, so a buyer is judging a specific resale unit, the present condition of the common property and the quality of ongoing management. The project has 676 condominium units in a single tower. Most current databases describe it as 27 floors, while some older and agency descriptions call it 26 storeys. The difference appears to come from how the top amenity level is counted: residential floors are commonly described through level 26, with pool, garden and other shared space above. That discrepancy is worth recording, but it does not suggest two separate projects.
The location works because Phatthanakan is paired with a usable rail connection. Ramkhamhaeng station on the Airport Rail Link is generally placed about 450–500 metres from the development by project and agency sources. This is not a station-integrated condominium, so the last part of the journey still involves a walk or short local ride. The trade-off is access to a corridor that can work for both rail and road users: Airport Rail Link services connect toward Makkasan and Suvarnabhumi, while Phatthanakan and the nearby expressway network support driving across eastern and central Bangkok. The project name includes Thonglor, but the building is physically in Suan Luang around the Phatthanakan–Khlong Tan corridor rather than inside central Thonglor. Buyers should test the real commute rather than reading the name as a literal neighbourhood address.

Developer identity is unusually well documented for an older resale building. Grand Unity Development Co., Ltd. appears in Univentures corporate material, and a shareholder document records U Delight Residence Pattanakarn-Thonglor among the Grand Unity projects transferring condominium ownership to customers in 2013. The same corporate material gives 676 units and a project value of about THB 1.719 billion at the time. That provides a stronger identity anchor than an agency page alone. Today the building functions as a mature resale and rental market, with large portals carrying dozens of sale and rental advertisements. Current value therefore needs to be read from live resale evidence rather than from the original launch pricing.
The original unit mix was concentrated in compact urban apartments. Project profiles consistently show one-bedroom units from roughly 26 to 40 sqm and larger layouts around 70 sqm, commonly categorised as two-bedroom stock. Current resale advertising also includes units described as three bedrooms at roughly 70–72 sqm. The project pages we found do not establish three bedrooms as a standard original developer layout, so that format should be treated as unit-specific unless the registered plan proves otherwise. It may reflect an internal reconfiguration, a different historical layout or a marketing description. For a buyer, that distinction matters because bedroom count in an advertisement should never replace the condominium plan, title details and physical inspection of the selected unit.
The lowest open sale anchor we could verify on 7 October 2026 is THB 1.79 million for a 26.33 sqm unit. Other active or recently refreshed listings place small units of around 26 sqm near THB 1.99–2.09 million, 35–40 sqm one-bedroom units at higher levels, and large 70–72 sqm units at roughly THB 4.65–5.4 million. These figures are examples of individual asking prices, not a project price list and not an appraisal. A mature condominium naturally develops a wide spread: floor, aspect, renovation standard, furnishing, tenant status, seller urgency and unit-specific legal details all affect the asking price. The lower listing is useful as an entry-budget reference, but it should not be used as a blanket valuation for the building.
The building's original internal organisation is fairly practical. Detailed historical project profiles describe ground-level lobby, retail or service space, garden and parking; several dedicated parking levels; residential floors above; and a top amenity level with swimming pool, garden and library. Current project pages continue to confirm core facilities such as the pool, fitness room, landscaped common areas, library, access control, CCTV, 24-hour security and parking. For a resale buyer, the current condition of these facilities is more important than the launch specification. In a building dating from 2012–2013, lift performance, waterproofing, facade maintenance, mechanical systems and the condominium's reserve position can have more impact on ownership experience than the length of the amenity list.
Age creates both visibility and due-diligence work. Unlike an off-plan development, U Delight can be inspected as a functioning building: a buyer can see the lobby at busy times, observe parking pressure, check corridors, test the walk to the station and judge how the common areas are maintained. At the same time, an individual unit may have accumulated more than a decade of wear, renovations and owner modifications. Window and wall moisture, air-conditioning, plumbing, electrical work, built-in furniture and kitchen equipment all deserve practical inspection. Building-level issues are equally important because a unit owner cannot solve them alone. Where available, recent juristic-person budgets, maintenance notices, major repair plans and arrears information can add useful context to the physical viewing.
For foreign ownership, the legal structure is clearer than for landed property because this is a registered condominium. A qualifying foreign buyer can hold a unit in foreign freehold provided the building remains within the statutory foreign-ownership quota. Thai rules cap aggregate foreign ownership at 49% of the condominium unit area, and the condominium juristic person issues the confirmation needed for transfer. A portal's generic 'freehold' label does not establish that a particular resale unit is currently transferable into foreign freehold. Quota availability, the source and route of purchase funds, the seller's title and the unit's debt-free status still need to be checked for the actual transaction before a material deposit is committed.
The project also has a visible rental market. Its appeal is straightforward: a lower entry price than many central Sukhumvit buildings, an Airport Rail Link station within practical reach, and road access toward Ramkhamhaeng, Ekkamai, Thonglor and the airport corridor. That does not create an automatic investment return. Gross rent advertised online is only the first line of the calculation. A realistic underwriting needs the actual purchase price, achievable rent for a comparable unit, vacancy, agent fees, common charges, furnishing, repairs and taxes. Smaller apartments have a broader tenant pool but also compete with many near-identical listings. Larger units face a narrower audience, though they may compete less directly with the building's dominant one-bedroom stock.
Overall, U Delight Residence Pattanakarn - Thonglor is best approached as a mature, transport-linked Bangkok resale condominium rather than as a fresh launch with standardised stock. An owner-occupier should focus on the actual floor, orientation, noise, view, unit condition and day-to-day route. An investor should resist substituting the Thonglor name or airport-line proximity for a unit-level rental model. The building's advantage is that almost everything important can be observed in the real world: the tower exists, common areas can be inspected, and both sale and rental competition are visible. The trade-off is that age and resale variation make unit-specific due diligence more important than the headline project description.
Ownership format
The project is a freehold condominium. A foreign buyer may register a unit in foreign freehold within the statutory foreign quota, under which foreign ownership may not exceed 49% of the aggregate condominium unit area in the building. The condominium juristic person must confirm quota availability for the selected unit before transfer; if the quota is unavailable, any alternative transaction structure needs separate review.
Unit types & sizes
The project's core compact format. Resale stock appears around 26, 26.3, 35, 37 and 40 sqm; the smallest layouts may be marketed as either studios or one-bedroom units depending on the internal partitioning. The registered plan and actual layout should be checked for the selected unit.
The project profile identifies a larger layout of around 70 sqm as two-bedroom stock, while current resale listings also show smaller two-bedroom configurations. Because this is mature resale inventory, the original plan and any later alterations should be verified unit by unit.
Project profiles confirm an original one-bedroom range of 26–40 sqm and a larger layout around 70 sqm. Resale advertisements also market some 70–72 sqm units as three-bedroom apartments; the project material we found does not confirm that as a standard original developer layout, so it is not treated as part of the base unit mix. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.79M in an open resale listing available when checked on 7 October 2026, for a 26.33 sqm unit. This is a lower secondary-market anchor rather than a project-wide price; availability, condition, furniture, ownership status and transaction terms need separate confirmation.
- Completed: 2013
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants an established condominium with observable resale pricing and a usable rail link toward central Bangkok and the airport.; A resident comfortable with a several-hundred-metre walk to Ramkhamhaeng station and who values having both public-transport and road options.; An investor with a moderate absolute budget who is prepared to underwrite rent and competition at unit level rather than relying on generic area-yield claims.; A buyer who prefers to inspect the real building, parking and common facilities before purchasing instead of waiting for a new development to be completed.; A foreign buyer who values the possibility of registered foreign freehold when quota is available for the selected unit.; may not suit: A buyer who specifically wants new-build condition, a fresh developer warranty and minimal building-age due diligence.; Someone who needs to live inside central Thonglor or expects a rail station directly at the building entrance.; An investor seeking a project-wide guaranteed return; the public evidence shows a normal resale and rental market, not a contractual yield programme.; A buyer unwilling to investigate the condition of the particular resale unit, any alterations and the financial or maintenance position of the condominium juristic person..

Disputed and unknown information

- Floor count differs across sources: current project databases often show 27 floors, while some descriptions state 26. A detailed profile places residences on floors 6–26 and the pool, garden and library on the upper level; we therefore use 27 as the full project-level count.
- Completion is reported as both 2012 and 2013. Univentures corporate material confirms ownership transfers for this project in 2013, so we use 2013, while some portals date physical completion to December 2012.
- A public project profile states a common fee of THB 35 per sqm, but we did not find a current official juristic-person bill or the available foreign-quota balance as of 7 October 2026. Both should be confirmed for the selected unit before purchase.
