The developer's own project material describes a 79-unit residential condominium on a plot of 2 ngan 85 square wah and places the sales office at Soi Phatthanakan 10/1. The same disclosure said construction was expected to start in March 2015 and finish around June 2016. PropertyHub records the building as completed in 2016, while DDproperty lists 2017. The building is clearly operational and long completed, so the discrepancy is mainly documentary rather than a current construction issue; the condominium registration documents are the better place to settle the exact completion year.

Original unit plans were compact and straightforward: 27 and 31 sqm one-bedroom layouts, plus 45 and 60 sqm two-bedroom layouts. Those historical plans are useful when checking resale stock because current advertisements are not always internally consistent. A 45 sqm unit, for example, can appear in today's listings as a one-bedroom despite the original project material describing that size as a two-bedroom type. The safest approach is to treat each resale unit as its own asset and verify the registered area, current floor plan and any alterations against the title and the physical apartment.

The location sits between several important Bangkok corridors rather than inside Thonglor proper. The physical address is on Soi Phatthanakan 10/1 in Suan Luang. Historical developer material placed Ramkhamhaeng Airport Rail Link roughly 500 metres away, while PropertyHub currently shows about 630 metres. The station connection is useful for airport access and links toward central Bangkok, and Phatthanakan also gives road access toward Ramkhamhaeng, Ekkamai and Sukhumvit. Buyers should nevertheless read the project name carefully: 'Thonglor' is a positioning reference, not the actual district of the building.

The amenity package is modest but appropriate for a small residential condominium: swimming pool, fitness room, lobby, landscaped pocket garden, passenger lifts, key-card access, CCTV and 24-hour security are consistently described across project and portal sources. Older project material specifies a pool of about 12 by 5 metres and two passenger lifts. PropertyHub currently lists a common fee of THB 40 per sqm, but a resale buyer should request the latest juristic-person statement because common charges, sinking-fund contributions and special assessments can change long after the original sales period.

With a building of this age, present condition matters far more than launch-era branding. A sensible inspection should include the lobby and corridors, pool condition, lift reliability, exterior maintenance, water ingress, parking management and evidence of recent major repairs. The juristic person's accounts are equally important. A smaller building can feel quieter and less anonymous, but it also has fewer owners over whom to spread the cost of major capital works. That does not make the project financially weak by itself; it simply means the maintenance reserve and any planned repairs deserve proper attention.

For an investor, the case should be built around the real catchment rather than a generic 'Thonglor' story. The most defensible demand drivers are access to the Airport Rail Link, Phatthanakan and Ramkhamhaeng corridors, plus road connections into Ekkamai and the broader inner city. Small units keep the total purchase price relatively accessible, but gross rent advertisements are not enough to prove a return. Vacancy, agent fees, common charges, maintenance, furniture replacement and the actual purchase price all matter, so this dossier does not manufacture a yield figure from incomplete portal data.
