Why this project is worth a look

Finished, not promised

The building can be inspected as it operates today: access, common areas, noise, views, management environment and the exact apartment are all observable. Construction risk is largely behind the buyer, but the due-diligence focus shifts to the seller, unit condition, title and the commercial terms attached to that particular property.

Pets planned in

Major Development positions the project as pet-friendly and the official ground-floor program includes a dedicated pet area. That is meaningful for owners with animals, although the current juristic rules on registration, size, number of pets and common-area use still need to be obtained before purchase.

Road access matters

Metris sits on Phatthanakan Road near the Ram Inthra–At Narong expressway access, while floors 2–6 are devoted to parking and a completed-building review reports 155 spaces. It is not a rail-station doorstep product, so the location makes most sense for buyers who drive, use taxis frequently or value airport and east-Bangkok road connections.

A simple unit mix

The public product range is limited to compact one-bedrooms and two distinct two-bedroom formats, roughly 29.8–61.9 sqm. That makes unit-to-unit comparison relatively straightforward, but buyers who need three bedrooms or a large family residence will probably need to look elsewhere.

About the project

Metris Pattanakarn–Ekkamai is a completed high-rise condominium on Phatthanakan Road in Suan Luang. That matters more than the label “ready to move.” A buyer can inspect the actual approach to the building, traffic noise at the relevant height, the condition of the common areas, the management environment and the exact unit before committing. Major Development still maintains the project page and contact route, while a substantial secondary market has developed around the building. Those two channels should not be treated as one pool of stock. A unit may be held by the developer, an investor or an owner who has already occupied it, and the commercial terms can differ even when the floor plan is identical. The lowest asking price found in current resale listings on 20 August 2026 is THB 2.58M for a one-bedroom unit. That is useful as a market entry point, but it is not a universal price for Metris and should never be quoted without checking that specific unit and seller.

The building itself is easy to understand. It is one 29-storey residential tower with 341 residential units. Major Development's older project factsheet creates a small but meaningful accounting distinction: the headline specification uses 341 units, while the legal disclosure states 342 condominium units when one office unit is included. For a residential project page, 341 is the useful number; the broader registered count should remain visible as a source discrepancy rather than being blended away. The unit mix is also compact. One-bedroom layouts run from 29.80 to 31.40 sqm. Two-bedroom homes come in a 53.40–54.30 sqm version with one bathroom and a 57.10–61.90 sqm version with two bathrooms. This makes Metris much better suited to singles, couples and smaller households than to buyers looking for a broad selection of large family apartments. The public specification does not present a three-bedroom product line.

Pet ownership is one of the few features here that changes the practical use of the building rather than just the look of its brochure. Major Development markets Metris Pattanakarn–Ekkamai as pet-friendly, and the official ground-floor plan includes a dedicated pet area. For a buyer with a dog or cat, that is stronger evidence than a single rental advertisement saying animals are accepted. It suggests that pets were considered in the common-area program from the start. Still, the day-to-day rules need to be checked with the condominium juristic office before purchase. Public listings use different language around pet size, numbers and conditions, and those listing notes are not a substitute for the current building rules. Ask how pets are registered, whether there are size or quantity limits, which lifts and circulation routes apply, and whether any additional fees or deposits exist. The project's pet-friendly concept is supported; the exact operating rulebook can change.

The common areas are arranged in a practical vertical stack. The ground floor contains the lobby, multipurpose room, co-working area, mail area, smart parcel lockers, laundry, landscaped space, jogging track, multipurpose court, car-wash area, EV charger and the pet area. Floors 2 to 6 are used for parking. The seventh floor combines residences with the main leisure level: gym, changing rooms, city lounge, seating areas, swimming pool, outdoor shower, steam room and sauna. Residential floors then continue from level 8 through level 29. A completed-project review by ThinkOfLiving reports 155 parking spaces including mechanical spaces. That number is worth checking against the needs of the chosen unit because the project's road-oriented location makes car use particularly relevant. A buyer should confirm the actual parking entitlement and current juristic rules rather than assuming that every apartment comes with a dedicated space.

This is not a classic station-front Bangkok condominium. The address is directly on Phatthanakan Road, and the official material highlights access to the Ram Inthra–At Narong expressway at roughly 100 metres from the project. The Ekkamai–Thonglor corridor is the lifestyle direction being sold, but road traffic determines how quickly that connection works on any particular day. For rail, Airport Rail Link Ramkhamhaeng is the nearest practical option; DDproperty places it at around 1.03 km. A buyer who wants to step out of the lobby and immediately enter a BTS or MRT station should understand that trade-off clearly. Someone who drives, uses taxis frequently, travels toward the airport or values expressway access may find the location more logical. The location therefore has a distinct user profile rather than being generically “central.” It should be judged against the buyer's actual weekday route.

Because the building is completed, price comparison is both easier and messier. Current DDproperty listings checked on 20 August 2026 include one-bedroom units around 30 sqm from about THB 2.58M, a roughly 54 sqm two-bedroom asking around THB 4.49M and a roughly 57 sqm two-bedroom asking around THB 4.79M. At the same time, Major Development's project page, refreshed in August 2026, advertises units from THB 2.59M, while a live developer hot-deal page shows a 29.8 sqm one-bedroom on the 20th floor at THB 3.69M. That spread is normal in a finished building. Developer-held stock and owner resales can sit side by side, while floor, orientation, view, fit-out, condition and deal terms can move the asking price. The useful comparison is therefore unit-to-unit after the seller and exact property have been identified, not a generic “developer price versus resale price.”

Foreign ownership needs a unit-specific check. Under Thailand's condominium rules, foreign buyers may hold condominium units freehold provided the aggregate foreign-owned area in the building remains within the 49% statutory quota. Current resale advertisements for Metris Pattanakarn–Ekkamai include units described as freehold, but that wording does not prove that foreign quota is available for the particular unit when the buyer is ready to transfer. The title, seller identity, encumbrances and quota position should be verified before money is committed. For a resale, it is also sensible to obtain the juristic office's debt-clearance documentation and understand how transfer taxes and fees are being allocated between buyer and seller. If foreign freehold quota is unavailable, a leasehold route may be discussed, but its exact structure and term should be reviewed as part of the transaction rather than assumed from a generic project description.

For an investor, the strongest advantage of a finished building is the amount of observable evidence. There are live sale listings and live rental listings, so a buyer can compare real asking prices across unit sizes and see how the building is currently being marketed to tenants. That still does not create a guaranteed yield. Asking rent is not achieved rent, vacancy is not visible from a portal, and management costs can materially change the net result. A sensible investment screen would start with the exact purchase price and then test a realistic rent for the same unit type, common-area charges, taxes, furnishing or repair costs and periods without a tenant. One-bedroom units offer the lowest acquisition ticket; the larger two-bedroom formats provide more usable space and a different tenant profile. The pet-friendly positioning may widen the audience for some tenants, but it should be treated as a demand characteristic, not as a promise of superior returns.

Ownership format

A foreign buyer can own a condominium unit freehold within the building's 49% foreign ownership quota by aggregate unit area. If quota is unavailable for the selected unit, a leasehold structure is commonly considered, but the exact route must be confirmed before the transaction. Current Metris Pattanakarn–Ekkamai resale listings include units described as freehold; quota availability for the chosen unit still requires a separate check.

  • Official material places the Ram Inthra–At Narong expressway access at roughly 100 metres from the project. The practical benefit should still be tested at the buyer's normal travel time because Bangkok traffic changes the real journey.
  • Airport Rail Link Ramkhamhaeng is the nearest practical rail option; DDproperty gives a distance of about 1.03 km. Buyers who require a station literally at the doorstep should treat that as a clear limitation.
  • Ekkamai and Thonglor are part of the same east-central road connection, but advertised driving minutes to those neighbourhoods are traffic-dependent and should not be treated as a rush-hour guarantee.
