Inspect before committing
The project has moved into the handover stage in Q3 2026. Buyers can assess an actual unit, corridors, lifts, parking and amenities rather than rely only on renders. Construction-delay risk is substantially reduced, although the selected apartment still needs a proper snagging and specification check.
Road and rail mix
The Chalong Rat Expressway access is about 300 m away and Ramkhamhaeng Airport Rail Link station about 800 m away, with a shuttle service. It is a useful combination for mixed car, ride-hailing and rail routines, but it is not a station-front building.
Usable apartment sizes
The range starts at 30 sqm and extends through larger one-bedroom and two-bedroom formats, rather than relying on very small micro-units. Three-bedroom homes of 80.5–100 sqm existed in the project but were reported sold out by July 2026, so the live choice is narrower than the original catalogue.
Amenities with real scale
More than four rai of green space, pools including a reported 50-metre lap pool, multiple fitness rooms, a jogging trail and work/social spaces create several ways to use the project beyond the apartment. The sensible follow-up is to check the actual common-area charges and operating rules for the unit being considered.
A finished price comparison
The current official starting anchor is THB 2.09M, and the building is available to inspect. That makes it possible to judge asking prices against real floors, views, layouts and condition instead of a launch promise. Live stock, foreign-quota eligibility and total transfer costs still need unit-specific confirmation.
About the project
Supalai Parc Ekkamai–Pattanakarn is a large completed condominium on Phatthanakan Road in Suan Luang, developed by Supalai. The name links the project to Ekkamai, but the physical address matters more than the branding: the site sits in the Pattanakarn corridor, with road connections toward Ekkamai, Thonglor and Rama 9. Supalai’s current project page gives a land area of 13 rai 97 square wah and two residential towers, Building A at 30 storeys and Building B at 27 storeys. The current official total is 1,614 units, split into 1,607 residences and seven commercial units. That scale should be part of the buying decision from the start. This is a substantial residential community with extensive shared space, not a low-density boutique building.
The construction question has changed materially during 2026. Some older portals still describe the project as off-plan or show an expected late-2026 completion, but newer evidence has overtaken those records. In a corporate update dated 11 August 2026, Supalai said it was preparing phased handovers of Supalai Parc Ekkamai–Pattanakarn during the third quarter. A July report on the project said construction was complete and transfers had started. For a buyer, that changes the due-diligence process: you can inspect an actual apartment, corridors, lifts, parking and amenities rather than judging the project only from plans. Completion does not remove the need for a unit inspection, snagging check and confirmation of the exact handover specification.

Its location works best as a road-and-rail combination rather than a station-front condominium. The Chalong Rat Expressway access is listed at roughly 300 metres and Ramkhamhaeng Airport Rail Link station at about 800 metres, with a shuttle service to the station. That setup can suit people whose weekly routine mixes driving, ride-hailing and rail, particularly when trips run toward Ekkamai, Thonglor, Rama 9 or the airport corridor. It is less compelling for someone whose non-negotiable requirement is a BTS or MRT entrance directly outside the building. The administrative location is Phatthanakan Road, Suan Luang subdistrict and district, Bangkok 10250; Supalai Public Company Limited is the recorded project owner.
The original apartment range is broad. Supalai currently describes the project as Studio to 3 Bedroom, 30–100 sqm. Detailed launch-era plans break that down into 30 sqm studios; one-bedroom layouts around 34–35.5 sqm; larger one-bedroom-plus formats around 40–46 sqm; several two-bedroom configurations; and three-bedroom homes of 80.5–100 sqm. The important 2026 update is availability. A July report said the units then being offered by the developer ran from studios through two bedrooms, roughly 30–64 sqm, while the 80.5–100 sqm three-bedroom stock had sold out. In other words, the full design catalogue is useful for understanding the building, but it should not be mistaken for the live inventory.
Amenities are a major part of the project’s physical footprint. Supalai lists swimming pools, a children’s pool, jacuzzi and steam room; fitness, yoga, aerobics, boxing and street basketball; a jogging trail; game, meeting and multipurpose rooms; workshop and live-studio spaces; a sky lounge; gardens and a roof garden; parcel and food-drop areas; mailboxes; private storage for selected units; EV charging; digital door locks; CCTV and 24-hour security. A recent report describes a 50-metre pool and more than 4.5 rai of landscaped green space. That is a meaningful amount of shared infrastructure, but it also makes the operating budget relevant. The current public material we reviewed does not provide a single verified current common-area fee and sinking-fund schedule for every unit, so those costs should be requested for the specific apartment.
Parking is another practical trade-off. Supalai states parking at about 60% of units, excluding double parking, while a July 2026 report gives 989 spaces and approximately 61%. Neither figure should be read as one dedicated bay per apartment. An owner who expects to drive daily should ask how spaces are allocated, whether any bays are fixed to particular units, how visitor parking works and what occupancy feels like after more handovers are complete. The project’s EV chargers and expressway proximity make the car component useful; the Airport Rail Link and shuttle reduce, but do not eliminate, dependence on road transport.
The current developer headline price starts from THB 2.09 million as of 29 August 2026. Treat that as a lower entry anchor, not as the price of a typical unit and not as a promise that every layout is available at that level. Building, floor, outlook, size, furnishing package and remaining stock all change the number. We have deliberately not derived a price per square metre by dividing a headline price by a floor area. For a completed project the cleaner comparison is unit-by-unit: obtain the apartment number, current asking price, included items, transfer-cost allocation and any promotion that actually applies on the booking date. We also found no reliable public standard payment schedule that can safely be applied to all current ready-to-transfer units.
Foreign ownership needs unit-level confirmation. Thai condominium law allows qualifying foreign buyers to hold condominium units in freehold provided foreign ownership stays within the statutory 49% limit of the total unit area in the condominium. The project is widely described by property portals as a freehold condominium, but that does not tell a foreign buyer whether the specific remaining apartment is currently available within the foreign quota. Supalai’s public project material does not disclose the live foreign-quota balance or tag every remaining apartment by quota. Before paying a reservation, a foreign buyer should therefore confirm the quota status of that exact unit and the documents required for transfer.
The project makes most sense when evaluated as a finished, large-scale Bangkok residential complex rather than as a speculative launch. The buyer can see the real product, the unit sizes start at a usable 30 sqm, and the shared facilities are unusually broad. The counterpoints are equally concrete: more than 1,600 units in total, no rail entrance at the front door, parking below one space per apartment, and the largest new three-bedroom stock reported sold out by July 2026. Those facts make apartment selection more important, not less. View, orientation, road noise, lift proximity, actual fit-out, foreign-quota status and total ownership costs can differ significantly from one remaining unit to another.

The smallest format in the project is still 30 sqm, giving a single occupant a more conventional studio footprint than many micro-unit launches. It can work as a primary city base or a weekday apartment; furnishing and handover specification need to be checked on the exact unit.
A compact separated-bedroom option for one person or a couple. Supalai currently hosts a virtual tour of a 35.5 sqm version, so buyers can understand the proportions beyond a floor-plan drawing. Orientation, outlook and usable storage are worth comparing between actual units.
A larger one-bedroom format with a flexible extra area, sitting between the standard one-bedroom and a full two-bedroom home. A July 2026 report identified this as the most popular format, and Supalai currently shows a 40.5 sqm virtual-tour example. The practical value is the extra work or living zone rather than the label itself.
The project originally included several two-bedroom configurations, so bedroom count alone is not enough to compare them. For live stock, inspect the exact plan for bathroom arrangement, living-room width, kitchen, balcony and storage. Recent public material described the then-available developer stock as topping out at 64 sqm.
