Why this project is worth a look
Walkable rail access
Ramkhamhaeng Airport Rail Link station is within walking distance, making the transport benefit part of everyday use rather than a brochure claim. A buyer should still walk the route personally because published distance figures vary with the measurement point.
A building you can test
Completion in 2018 means the important operational questions are visible now: lift performance, common-area condition, noise, parking and management quality. The purchase decision can be based on the real building and unit rather than construction-stage assumptions.
Deep resale supply
Major portals carry a large pool of sale and rental listings, giving buyers genuine comparables. That same depth creates competition for owners, so floor, view, renovation, tenant status and entry price matter when thinking about a later exit.
Facilities across levels
Common areas are distributed through the tower, with arrival lounges and gardens, a pool and fitness floor, and upper-level gardens and lounge space. The original specification is useful, but current maintenance quality matters more in an eight-year-old completed building.
Large-project trade-offs
With 1,003 units, the project offers liquidity and plenty of comparable stock, but also a high resident count. Parking is reported at about 46% including stacked spaces, so car owners should verify real access and juristic-person rules rather than relying on the percentage alone.
About the project
Plum Condo Ramkhamhaeng Station is an established high-rise on Ramkhamhaeng Road rather than an off-plan purchase driven by brochures and completion promises. The building was completed in 2018 and contains 1,003 units across 33 floors. That makes due diligence much more tangible: a buyer can inspect the actual unit, walk the common areas, see how the building is maintained, understand parking pressure and compare a broad live resale market. Multiple portals still carry substantial sale and rental stock in 2026, so this is a project where current comparable listings matter far more than the original launch price.
The address is primarily a transport-led proposition. Ramkhamhaeng Airport Rail Link station is within walking distance; historic project material described the gap as roughly 250 metres, while mapping sources produce a slightly longer figure depending on the point and route used. The line gives direct rail access toward Makkasan, Phaya Thai and Suvarnabhumi Airport. This is not a secluded residential enclave and it is not designed around resort-style living. Its practical appeal comes from being able to combine an urban Bangkok address with rail, road and nearby everyday services without being fully dependent on a car.

Scale is one of the defining features. A single 1,003-unit tower means more residents, heavier lift usage and less intimacy than a boutique condominium. Pruksa responded by spreading facilities across several levels rather than concentrating everything around the lobby: landscaped arrival areas at ground level, a pool and fitness-oriented floor higher up, and rooftop-style gardens and lounges near the top. The original specification is useful, but an eight-year-old completed building should be judged on present condition rather than its launch checklist. Pool surfaces, gym equipment, lifts, common corridors, security and juristic-person management are all visible during a proper inspection.
The original unit mix was compact and straightforward: one-bedroom layouts of 22.5 and 26 sqm, a larger one-bedroom-plus format of 39 sqm and a two-bedroom layout around 46 sqm. That naturally suits singles, couples and buyers who prioritise a smaller urban home close to transport. Current resale listings sometimes show 23.09, 26.58, 27 or 46.49 sqm instead of the original rounded project sizes. Those differences should not be treated as a new official unit mix. For any purchase, the area on the title deed and sale contract should be the controlling figure, especially in a large project where many superficially similar units compete with one another.
A verified DDproperty resale listing dated 15 September 2026 offered a 23.09 sqm one-bedroom at THB 1.79 million. PropertyHub listings refreshed in early October showed smaller one-bedroom units around THB 1.9–2.27 million, while a 46 sqm two-bedroom was advertised at THB 3.79 million. These figures describe individual sellers, not a developer price list and not a valuation of the whole project. Renovation level, furniture, tenant status, floor, outlook and urgency can move the asking price materially. The useful takeaway is that THB 1.79 million is a defensible lower confirmed resale anchor, after which a buyer should build a same-day comparable set for the exact unit type being considered.
Project directories consistently report a common-area fee of THB 42 per sqm and parking capacity of roughly 46% including stacked spaces. The fee is easy to estimate once the title area is known, but parking deserves more attention than the headline percentage suggests. With more than one thousand units, the important questions are whether parking rights are fixed or rotational, how tenants are treated, whether additional cars are accepted and what availability looks like after normal working hours. A buyer who drives daily should test that in person rather than assuming the project-level ratio guarantees a usable bay.
For a foreign buyer, the legal structure is clearer than with a house-and-land purchase because this is a registered condominium. Thai law allows foreigners to own condominium units freehold within the foreign quota, capped at 49% of the aggregate unit area in the building. That does not mean every resale unit is automatically transferable to a foreign name. Before paying a meaningful deposit, the buyer should confirm the specific title, obtain the condominium juristic person's foreign-quota confirmation, check common-fee debt status and make sure the funds and transfer documents satisfy the Land Department requirements applicable to the buyer.
The case for Plum Condo Ramkhamhaeng Station is therefore practical rather than aspirational: an established Bangkok building, walkable rail access, a large pool of real resale comparables and a simple set of compact layouts. The trade-off is just as visible. One thousand-plus units create competition among sellers and landlords, parking is not one space per unit, and two apartments with the same nominal layout can have very different value once view, noise, floor, renovation and tenancy are considered. This is a project where patient comparison is an advantage; the building is transparent enough to inspect, and the resale market is deep enough that a buyer does not need to judge the entire project from a single listing.
Ownership format
A foreign buyer may hold a condominium unit freehold within the statutory foreign-ownership quota, which may not exceed 49% of the total unit area in a registered condominium. Foreign-quota availability must be confirmed with the condominium juristic person for the specific unit before transfer.
Unit types & sizes
The two original compact one-bedroom formats. Current resale listings sometimes show nearby but non-identical areas, so the selected unit's title area should be checked.
A larger format positioned between the standard one-bedroom and the two-bedroom layout. Historic project material lists it separately from the base one-bedroom plan.
The largest original layout in the project. Resale listings appear around 46–46.5 sqm, so the exact area should come from the specific unit's documents.
The original project specification lists 22.5 and 26 sqm one-bedrooms, a 39 sqm one-bedroom-plus layout and a 46 sqm two-bedroom. Current resale listings also show 23.09, 26.58, 27 and 46.49 sqm; these should not be treated as a revised official unit mix. The selected unit's title deed should control the transaction area. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- 1398 Ramkhamhaeng Road, Suan Luang subdistrict, Suan Luang district, Bangkok 10250.
- Ramkhamhaeng Airport Rail Link station is walkable; historic project material quoted roughly 250 m, while mapping sources place the building around 300–350 m away depending on route and measurement point.
- The site sits directly on the Ramkhamhaeng corridor, with its strongest connectivity coming from the rail link and the surrounding road network into eastern-central Bangkok.
- The wider Ramkhamhaeng area contains retail, universities and hospitals. Driving times vary materially with Bangkok traffic, so marketing claims expressed as fixed minutes are not treated as dependable project facts.

Price & purchase terms
- Current price: From THB 1.79M based on a verified DDproperty resale listing dated 15 Sep 2026 for a 23.09 sqm unit. This is a lower confirmed resale-market anchor, not a developer price; availability, condition, foreign-quota status and transaction terms must be checked for the specific unit.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A single buyer or couple wanting a compact completed home within walking distance of urban rail and enough live resale stock to compare before committing.; A resale buyer who prefers to inspect an operating building, its management and the exact apartment rather than take construction-stage risk.; A foreign buyer where the selected unit has confirmed foreign-quota availability and can be transferred freehold in the buyer's name.; An owner who understands that a 1,003-unit tower creates visible rental and resale competition and is prepared to compete through unit quality, floor, view and disciplined entry pricing.; may not suit: Buyers who want a boutique building with a small resident population and high privacy may find a 1,003-unit tower too large.; Drivers who require a guaranteed private parking space should not rely on the reported 46% project parking ratio without checking the current juristic-person rules and actual availability.; Buyers relying on layout scarcity for future resale should recognise that the project contains many comparable units and therefore has transparent price competition..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- DDproperty's project summary shows an overall asking-price floor of THB 1.59M, but the evidence collected did not expose the exact current listing behind that figure. The page therefore uses THB 1.79M from a specific listing dated 15 Sep 2026 as its main lower price anchor.
- Current foreign-quota availability for the building and the selected resale unit is not publicly confirmed. It must be obtained from the condominium juristic person before a material deposit is paid.
- Sources provide slightly different coordinates and station distances. The map uses the OpenStreetMap building object with a 200 m radius; older marketing GPS points are not treated as an exact entrance location.
