Lumpini Place Pinklao 1 is an established high-rise condominium by L.P.N. Development on Borommaratchachonnani Road in Bang Phlat. It is no longer a developer-led new-build sale: buyers are choosing individual resale units, so the condition of the apartment, renovation quality, floor, outlook, title documents and foreign-quota status matter more than the original marketing package. PropertyHub's structured project data lists 22 floors and 571 units, while narrative copy on the same portal and several other databases state 580 units. We use 571 as the registry figure because it appears in the structured project field and keep the discrepancy visible rather than averaging the two numbers.
The project's identity is unusually well anchored for an older Bangkok condominium. L.P.N.'s own historical annual report lists Lumpini Place Pinklao at 28 Borommaratchachonnani Road, Bang Bamru, Bang Phlat, Bangkok 10700, together with the same building telephone number found in independent directories. That address is important because several LPN schemes in Pinklao carry very similar names. Lumpini Place Pinklao 2 at number 89 and the much later 992-unit Lumpini Place Borom Ratchachonni - Pinklao are separate developments and should not be used as specification sources for this building.

The building is a single 22-storey residential tower with the practical amenity set expected from an LPN condominium of its era: swimming pool, fitness room, sauna and steam facilities, parking, controlled access, CCTV, 24-hour security, landscaped common areas and convenience retail. For a completed building from the mid-2000s, the current condition of those facilities matters more than the original checklist. A resale buyer should pay attention to how the condominium juristic person maintains common areas, whether major works are planned, and whether the sinking fund and common-fee collection are sufficient for an ageing high-rise.
Original unit information on PropertyHub shows roughly 30 sqm studios, 35 sqm one-bedroom apartments and 60.5 sqm two-bedroom units. Live resale stock is broader, with studios around 28–30 sqm, one-bedroom units from roughly 30 to 43 sqm and two-bedroom apartments around 61–65 sqm. Some of that variation may simply reflect title-area precision or later alterations, so a listing's stated size should not be treated as the legal floor area without checking the condominium title. The useful point for a buyer is that this project still offers comparatively usable floor plates rather than only compact modern layouts.
As of 3 October 2026, PropertyHub displayed active resale stock from about THB 1.8 million for a studio of roughly 30 sqm. One-bedroom listings ranged from around THB 1.9–2.1 million upward, while current two-bedroom examples were around THB 3.6 million and above. These figures are market anchors, not a project price list and not an appraisal. Within the same building, renovation quality, floor, view, tenant status, furnishings and maintenance history can easily matter more than a small difference in asking price per square metre.
For an international buyer, the key legal point is that condominium units can be transferred as freehold if the building remains within Thailand's foreign ownership quota. The statutory cap is 49% of the total area of all condominium units in the building. Current listings for Lumpini Place Pinklao describe freehold tenure, but a listing cannot prove that foreign quota is available for a particular unit at the time of transfer. Before paying a non-refundable deposit, the buyer should obtain the quota certificate or confirmation from the condominium juristic person and verify the unit title, outstanding common fees and transfer documentation.
The case for this project is therefore not a promise of capital growth or a headline rental yield. It is the ability to buy into an established Pinklao building with a known address, functioning resale market and larger-than-micro unit options at a relatively accessible Bangkok budget. The trade-off is age. Plumbing, waterproofing, air-conditioning, windows, lifts, parking arrangements and the building's maintenance programme deserve a closer look than they would in a newly completed project. A well-kept unit in a competently managed older condominium can be a sensible purchase, but this is a building where unit-level due diligence is essential.
For rental analysis, this building is better approached through direct unit comparables than through a generic Pinklao yield assumption. During 2026, one-bedroom apartments of roughly 35–43 sqm have appeared for rent at around THB 10,000–12,000 per month, but achievable rent depends on fit-out, furnishings, lease length, floor and whether any recurring costs are bundled into the asking figure. A buyer modelling income should collect several fresh listings of similar size, discard obvious outliers and stale advertisements, and only then build a cash-flow case. The lower purchase price of an older condominium can be attractive, but part of that discount may be offset by appliance replacement, interior refurbishment and unit-level maintenance that a newer apartment would not immediately require.
A technical inspection of the specific apartment is particularly valuable here. In a building of this age, it is sensible to look for moisture around windows and bathrooms, test water pressure, check air-conditioning units, inspect the electrical panel and sockets, listen for road or neighbour noise and observe lift performance at busier times. None of those checks implies a known defect at Lumpini Place Pinklao 1; they are simply more material in a mature building. In parallel, the condominium juristic person should be asked for confirmation of the seller's common-fee status, the current fee schedule, recent co-owner meeting resolutions and information on any planned major repairs. Those records can change the economics of a purchase more than a small difference between two asking prices.
A mature project also offers one practical advantage: there is enough market history to compare real units rather than relying on launch advertising. Current listings span different floors, sizes and renovation levels, which helps show how sellers price views, fit-out, furniture and larger layouts. Those asking prices still need to be normalised for condition. A renovated apartment and a unit requiring a full refit may sit in the same tower but represent very different all-in purchases. The useful comparison is therefore the total cost to reach the intended standard for living or renting, including transfer expenses, refurbishment, appliances, furniture and any remedial work identified during inspection.

The condominium trades on the resale market with freehold unit title. A foreign buyer can register freehold only while the building remains within the foreign ownership quota of up to 49% of total condominium unit area; quota availability must be confirmed for the specific unit before transfer.
