Instead of relying on launch material, you can stand in the exact unit, test the view and noise, walk the common areas and see how the building is being operated in 2026. Ramkhamhaeng is the anchor
The useful rail connection is Ramkhamhaeng Airport Rail Link, while Pattanakarn, Phetchaburi, Rama 9 and Sukhumvit 71 provide multiple road approaches. This is a good fit for mixed transport habits. It is not the same proposition as living beside BTS Ekkamai, and buyers who need that exact BTS lifestyle should compare the map before comparing prices.

The geography deserves a careful read. Despite the Ekkamai name, the building is physically on Phatthanakan Road, close to the Khlong Tan/Ramkhamhaeng side of Suan Luang rather than next to BTS Ekkamai. The practical rail connection is Ramkhamhaeng on the Airport Rail Link, which the project materials place at roughly 300 metres. Drivers also have several ways to move between Pattanakarn, Phetchaburi, Rama 9, Sukhumvit 71 and nearby expressway access. This can work well for someone whose daily movement crosses the eastern inner city, but it is a different lifestyle from stepping out of a building directly into the Ekkamai–Thong Lo BTS corridor. Buyers should compare real commute patterns, not neighbourhood branding.

Current project cards show representative layouts of 25.85 sqm and 29.55 sqm for one-bedroom units and 56.15 sqm for a two-bedroom unit, while detailed floor plans split the one-bedroom stock into smaller and larger bands and place the two-bedroom layouts around 55.85–56.55 sqm. Typical ceiling height is listed at 2.8 metres. A small number of top-floor homes are described with higher ceilings, so that feature should be treated as unit-specific rather than a building-wide specification. The floor plan matters as much as the headline area because some one-bedroom types separate the kitchen and sleeping zone more clearly than others.
The operational side of the building is worth checking in person. Pruksa publishes parking at 36% excluding tandem spaces, with three passenger lifts and one service lift for the tower. Residential floors begin at level five, while shared spaces are distributed across the ground level, level five, level 29 and the roof. In a building with nearly 700 homes, those numbers have practical consequences. A buyer who drives every day should ask how parking allocation actually works rather than assuming one space per apartment. Someone considering a high floor should test lift access at busy times. These are not reasons to reject the project; they are simply questions that matter more in a large completed tower than a brochure headline.
The amenity layout is one of the more distinctive aspects of the project because the main leisure facilities sit high in the building. The ground level contains the arrival and mail functions, level five adds a landscaped garden, and level 29 combines the swimming pool, fitness room, working space, lounge and recreation areas. A roof garden sits above. Project materials also highlight a panoramic pool area, a glass-bottom or transparent viewing element and a glass passage near the upper facilities. Because the building is complete, buyers can judge whether these spaces still feel well maintained, how crowded they become and whether they justify the ongoing common-area cost. The right question is not how long the facility list is; it is whether you would actually use the spaces you are paying to maintain.
Pricing currently spans two very different channels: remaining developer stock and a mature resale market. Pruksa’s live project page and an updated 2026 project card show a promotional entry price from THB 1.99 million, subject to campaign conditions. Recent resale listings in 2026 include one-bedroom units around THB 2.49 million, with many other asking prices above that depending on floor, size, view, furnishing and seller. Open listing portals also show a substantial pool of sale and rental advertisements for the building. That is useful evidence that the project has an active secondary market, but advertising depth is not the same thing as transaction liquidity or guaranteed rental demand. A sensible comparison should use the exact apartment, not a project-wide average.
Ongoing ownership costs also need to be checked against the current condominium rules. Property profiles quote a common fee of THB 45 per sqm per month. Before transfer, a buyer should verify the latest rate, any outstanding common charges, the sinking-fund position where relevant, the title documentation and the seller’s authority to transfer. Completed buildings make this due diligence easier because the condominium juristic person already exists and can provide real documents rather than future assumptions. For a foreign buyer, the foreign ownership quota is an additional gate: a resale ad that says 'freehold' does not by itself prove that a foreign purchaser can register that particular unit in their own name.

The name links the project to Ekkamai, but the lived location is Pattanakarn. For some buyers that trade-off is precisely the point: the entry price can be lower than core Sukhumvit while the building still offers a finished high-rise environment and useful transport options. The final decision should be made apartment by apartment, with the actual view, floor, condition, quota status and sale terms in front of you.
