Why this project is worth a look

A genuine operating building

Travellers can book accommodation here and examine an established set of common areas. That is a meaningful advantage over judging a future project exclusively from renderings, while providing no automatic assurance about permits or ownership.

Walkable Ubud setting

The building sits off Sukma Kesuma in Peliatan rather than behind the gates of an outlying resort. Restaurants and town amenities form part of the stay, although street access and neighbouring activity may matter more than the marketing suggests.

Compact, easy-to-assess layouts

Published sizes are 21–31 sqm within a three-storey, 16-unit building. These spaces are straightforward to inspect room by room, but they will not satisfy everyone who needs separate work, living and sleeping areas.

Resale terms matter most

Bali Capital Group labels the original release sold out. Any new opportunity must be judged by its seller, remaining lease period and transferable rights rather than launch pricing or a blanket claim about future rental returns.

About the project

Ubud Central Oasis is an intimate apartment building on Lorong Bedangin in Peliatan, close to central Ubud. Published project profiles agree on three storeys and 16 units, with apartment sizes running from 21 to 31 square metres. The setting is urban rather than a secluded jungle estate. Buyers are looking at compact accommodation, shared outdoor spaces and a building where at least some of the units are now being offered to paying guests. It is worth recognising an alternative spelling early on: older developer materials say Ubud Center Oasis, while hospitality platforms use Ubud Center Oasis by Betterplace. The matching address, design and unit descriptions point to one building, not an independently launched second phase.

The simplest question—can I buy one?—does not yet have a simple answer. Bali Capital Group places the project among its finished, sold-out developments. Property portals nevertheless retain individual asking prices, and accommodation platforms let travellers book stays there. A live rental listing proves neither that the unit is for sale nor that its owner is willing to assign the remaining interest. Rather than treat a historical launch price as available inventory, a purchaser needs to identify an actual seller, the particular apartment and the rights being transferred. A resale of a lease-based interest is not the same transaction as buying the original allocation from a developer.

This part of Ubud attracts a different guest from someone booking an isolated villa. From Lorong Bedangin and nearby Sukma Kesuma, cafés, eateries and yoga studios are part of the everyday neighbourhood. Accommodation listings place the town centre and Ubud Palace within the wider walkable area. That can make the location appealing to visitors who want to explore on foot or work remotely between outings. It also means practical questions about motorbike access, ride-hailing pick-ups, passing traffic and sounds from neighbouring properties deserve more attention than broad promises of tranquillity. The alley is a specific place; the words “central Ubud” are not an adequate substitute for visiting it.

There is no reason to expect a generously proportioned apartment at this address. The published selection covers 21, 23 and 31 sqm. Broker advertisements label the examples as one-bedroom apartments, yet the active hospitality inventory includes studios and lofts. Such terms can overlap in small properties, particularly when a sleeping zone is not a separate closed room. A floor plan and a walk-through will tell a buyer more than the headline room count. Check whether a desk fits comfortably alongside the bed, whether the kitchenette is sufficient for more than an occasional breakfast and whether storage works for the intended length of stay. Layout efficiency matters a great deal at these sizes.

Shared amenities give the small rooms a more comfortable context. Guest descriptions refer to an outdoor pool, lounging space, planted courtyard and a communal rooftop with seating. Inside certain units there are work desks, air conditioning, a kitchenette, televisions and Wi-Fi. The distinction between an amenity visible in a hospitality listing and an enforceable right for every apartment owner matters. A pool may be available to guests today without the public listing spelling out future maintenance contributions or who controls access. Furnishing packages may also differ between individual resales. None of these differences necessarily undermines the building; they simply shape what should be included in the purchase particulars.

Unlike a project that exists only in off-plan renders, Central Oasis has an identifiable operating presence. Booking.com carries Ubud Center Oasis by Betterplace, with studio, suite and loft room categories, guest reviews and information about concierge support and cleaning. A separate Airbnb advertisement names unit 12 and describes a 31 sqm studio overlooking the garden and shared pool. Those are useful signs that accommodation is being provided at the property. They are not audited operating accounts. They do not reveal how many of the 16 units are in the same rental programme or whether every owner is tied to Betterplace. An investment decision would require the agreement applicable to the unit, not merely the booking-page description.

Published construction dates need careful reading. Property databases give late 2024 as the handover period, while earlier material from Bali Capital Group documented the final furnishing and landscaping stages. The brand’s later portfolio says the building has been delivered. Agoda, meanwhile, markets the accommodation as newly built in 2026. Those statements may be describing different milestones: structural completion, practical handover, completion of furnishing and first guest operations. They cannot be reconciled into a precise legal handover date without a document. Our classification of the building as completed follows the developer’s delivered status and the evidence of operational accommodation; it is not a claim that a completion certificate or handover deed has been inspected.

Bali Capital Group is not simply a broker name attached to this listing. Its own project portfolio includes Central Oasis, and an older corporate page refers to all 16 apartments having been sold. The corporate site also shows the name PT Bali Capital Group Real Estate. But a developer brand, a registered company name and the legal counterparty for a particular resale are different things. There is no public title document in the material reviewed tying that company to the relevant land parcel, and no contract identifying the owner of a proposed unit. Anyone purchasing a resale should understand the full chain from the landholder to the current seller, including any authority to assign or sublet and any consent that may be needed.

Balinsky advertises a 25-year leasehold term for Central Oasis. That is a useful lead, not an independently verified promise of a fresh 25-year term for each incoming owner. The contract needs to state when the term began, whether it runs from a fixed commencement date or a later handover event, what is transferable and what renewal would cost or require. It is also important not to confuse the contractual use of an apartment with ownership of the underlying Indonesian land. A land title and a contractual lease are separate instruments. Depending on how the arrangement is structured, rights over the building, common areas and hospitality use may also sit with different parties. The marketing shorthand alone cannot answer those questions.

The price range also needs context. A Realting project listing updated in April 2026 starts at USD 86,000; the developer website carries a historical “from USD 95,000” message; NewHomes shows USD 90,000–115,000. Balinsky listed individual units in July 2026, including apartments priced in rupiah and a 31 sqm example advertised at USD 120,000. These are different snapshots, not a current, verified price list. In a sold-out development there may be no available unit at any of those figures. The actual resale value will reflect condition, floor, outlook, furniture, outstanding charges and—especially for lease-based property—the remaining contract period. No currency conversion is needed to see why the prices should not be averaged.

A working short-stay property does offer a practical way to examine demand, but a public nightly rate is a poor substitute for owner accounts. Guests pay one amount; the owner receives what remains after management, booking-platform commissions, cleaning, staff, utilities, maintenance, taxes and periods when the room sits empty. A small apartment may be relatively easy to maintain yet still experience material turnover costs. The most useful evidence is a dated statement for the specific unit, showing bookings, cancellations, withheld fees and cash paid to the owner. Buyers should also examine who sets prices, who bears large repairs and whether the manager can be replaced. A projected percentage return without those terms would say very little.

The remaining risk is legal rather than architectural. We did not locate the project-specific land certificate, building approval (PBG), functional suitability certificate (SLF) or plot-specific planning approval in materials available for review. Their absence from public pages is not proof they have not been issued. Nevertheless, a short-stay operation appearing on booking websites does not establish that every unit’s permitted use or building status has been checked. Indonesian rules also distinguish various land rights and contractual leases, and a foreign purchaser’s permissible structure depends on the actual instruments and the purchaser. The documents themselves—not a generic claim that foreigners may buy Bali apartments—need to lead the discussion.

Central Oasis is therefore most compelling as a tangible small-format Ubud property whose street, interiors and shared spaces can be inspected now, not as a guaranteed-yield product. Its central position and managed-guest presence are relevant advantages for a particular kind of owner or visitor. They come with limits: little private space, a finite advertised lease term, uncertainty about which resales actually exist and no verified owner-level financial history in the public material. A cautious buyer can make progress quickly by focusing on a named unit and assembling its title chain, remaining lease, documents and operating figures. Until then, the building is understandable; the investment case is not yet established.

A second-floor example appears in a broker listing. At this size, whether the sleeping area is genuinely separate and how the kitchen, desk and storage fit will shape day-to-day comfort. Individual layouts and furnishings require a unit inspection.

The advertised example is on the ground level. Outlook, privacy from communal walkways and proximity to the pool may make a considerable difference to the experience. Booking platforms also market studio accommodation of this general size.

Upper-floor apartment
31 sqm

A third-floor sales example was advertised at this size. A separate 31 sqm rental listing for unit 12 describes large windows, a workspace and pool views, but it does not establish that unit 12 is for sale. The hospitality inventory also features a 31 sqm loft.

Location

  • The address is Lorong Bedangin off Sukma Kesuma, Peliatan, within Ubud subdistrict and Gianyar Regency. Coordinates come from a specialist project-directory map pin, not from an independently inspected cadastral plan.
  • Cafés, food venues and everyday services form part of the surrounding neighbourhood. This suits a town-based Bali stay but does not mean every room is insulated from nearby activity.
  • Hospitality listings place Ubud Palace and the traditional market within reach on foot. Their suggested walking times are useful context, not measured guarantees for a guest’s exact route.
  • Access through a smaller lane deserves attention at the property itself. Taxi pick-up, luggage, parking, evening lighting and the connection with Sukma Kesuma are tangible details that affect both guests and owners.

Best for: Visitors and potential owner-occupiers who want a compact Ubud base close to cafés, food venues and yoga rather than a remote villa with extensive private grounds.; Buyers who prefer an existing, inspectable building. An apartment, its shared spaces and some of the hospitality operation can be observed now, even though the ownership paperwork still needs proper examination.; Experienced resale buyers who are comfortable analysing a time-limited lease interest and net rental proceeds. The fit depends on a named unit and contractual rights, not the project’s general marketing story.; may not suit: Families or long-stay residents needing distinct bedrooms, generous storage and separate work areas. Published unit sizes are small and room labels can obscure layout limitations.; Anyone seeking direct freehold ownership of Indonesian land or assuming each resale comes with a new 25-year term. Neither follows from the public advertisements.; Passive-income buyers who require proven net returns before examining management contracts. A live accommodation listing is not evidence of what a private owner will receive..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The advertised 25-year contractual lease has not been verified against a signed agreement. Commencement, remaining term, transfer and renewal rights, and the underlying land title remain undisclosed.
  • No project-specific PBG, SLF or plot-level permitted-use documentation was available for inspection. Active tourist accommodation is not, by itself, documentary proof of those approvals.
  • The developer says all 16 units were sold, while no current resale has been independently confirmed. Late 2024 appears as a marketed handover target and Agoda refers to a newly built 2026 property; the documentary handover date remains unverified.
