Why this project is worth a look
Inland Ubud setting
A location near Ubud’s everyday amenities may suit people who value culture, food, wellness and time spent on the island rather than a beach-resort routine. Its practical appeal still depends on the actual pedestrian and vehicle access, not just the district name.
Compact units, wider choices
The offer stretches from small studios to larger apartments and a penthouse concept. Buyers can match space to a short-stay or personal-use plan, provided they confirm the exact layout because public area figures do not agree across listings.
Potentially useful shared space
A pool, restaurant, roof area and work-friendly common facilities could make modestly sized apartments easier to enjoy. The unresolved question is what will operate at first handover and which facilities belong to the wider Ubud City scheme.
A defined building scale
Six cascading levels and 40 reported homes are tangible points of reference. They say less about privacy, acoustic comfort and view protection, which depend on the particular floor, neighbouring uses and approved site layout.
Choice before completion
Early-stage inventory can offer more room to select a unit and orientation, but it also exposes the buyer to schedule changes and staged payments. The contractual delivery test deserves more attention than any advertised yield.
About the project
Renaissance Residence is an off-plan apartment project associated with Bali Capital Group’s wider Ubud City concept. It is not a stand-alone freehold villa proposition. The product is a collection of relatively compact apartments and larger penthouse-style homes in a managed-residence setting, with shared spaces intended to make longer stays and rental operation practical. Published project profiles describe a six-level building and 40 units. Those numbers help explain the scale, but the buyer’s decision still turns on something more personal: which unit is being sold, what facilities will be delivered with it, and what legal right the contract actually grants.

Ubud offers a different reason to own property than the south-coast beach districts. Guests may come for cultural activities, cafés, retreats, yoga and time in a greener inland setting. Owners who spend part of the year in Bali might value the same everyday rhythm. This does not make every central-Ubud apartment equally easy to rent or live in. An address that looks close to the main attractions on a map may involve narrow access lanes or a less convenient route in practice. Arrival arrangements, road access, noise and the relationship between private units and public areas matter at least as much as the broad neighbourhood name.
The public location evidence is unusually specific for a Bali project, but it is not yet a verified site survey. Both Newhomes and Housebook place Renaissance Residence at Jalan Sukma Kesuma No. 37 in the Peliatan/Ubud area of Gianyar. Newhomes also provides a map point. The developer’s own project page identifies Ubud without supplying a parcel reference. Separately, the Bali Capital Group website lists an office at Jalan Sukma No. 11 B; that is a corporate address, not proof that the residence is being built there. Until a land document and an approved site plan tie the sales material to one parcel, the listed address is useful for orientation rather than a definitive boundary or entrance location.
The mix of homes deserves more scrutiny than the usual studio-versus-two-bedroom filter. The developer’s sales page describes a 31 sqm city-view studio, a 30 sqm jungle-view studio and a 102 sqm two-bedroom penthouse. Balinsky has additional one-bedroom listings in the 31–46 sqm range, while Alnair advertises a two-bedroom format starting at 75 sqm. A penthouse is not necessarily interchangeable with an ordinary two-bedroom apartment, and an advertised one-bedroom layout is not necessarily a physically separate bedroom. In a compact unit, the actual plan determines whether a guest can work, store luggage or use the bathroom without compromising the main living space. The signed plan and unit number should settle this, not the label attached to the listing.
Pricing illustrates why the unit number matters. Bali Capital Group still publishes USD 79,050 as an entry point for a 31 sqm unit, and Alnair carried the same starting figure in its October 2026 listing. Newhomes, meanwhile, reported a studio starting at USD 84,150 in January 2026 and continued showing that figure in October. More strikingly, the developer’s webpage pairs USD 84,150 with a 30 sqm studio, whereas other listings and an official social post associate that amount with 33 sqm. This may reflect different units or changes in the sales material; the public information does not establish which interpretation is correct. A buyer should treat each quoted price as an asking-price snapshot, never as evidence of an available unit or a complete acquisition budget.
The architectural idea is more distinctive than the price ladder. Descriptions show a terraced, cascading structure, with a riverside common level and rooftop homes or terraces. An infinity pool, restaurant and club facilities appear in the project promotion. The broader Ubud City story adds coworking, art spaces, walkways and an outdoor cinema. These could improve the experience for someone staying several weeks rather than just a night, but shared amenities create dependencies as well as benefits. A café may be operated by a separate tenant; another phase may have to open before a walkway or coworking space becomes usable. The project’s public marketing does not establish operating hours, access rights, service charges or whether every amenity will be ready when the first apartments are handed over.
There is also a material difference between a target completion date and contractual handover. The developer’s .pro homepage places Renaissance Residence in Q2 2027. Alnair and Newhomes show Q3 2027, while an older indexed version of the group’s .ru website still mentions December 2026. Posts attributed to the developer say work has started, and Balinsky currently classifies the property as under construction; its approximate progress indicator should not be read as an independent quantity survey. The safest description today is therefore a project in development, with handover timing unresolved. What ultimately matters is the dated obligation in the sale or lease package, how completion is evidenced, and what happens to paid instalments if the schedule moves again.
Ownership is not settled by a label on a portal. Alnair and Balinsky promote a 30-year leasehold arrangement. Alnair also displays an end date of 31 December 2086, without providing the commencement date or the document explaining the relationship between that end date, the base term and any extension. The sale materials do not reveal the land certificate, the legal owner or lessor, or the agreement that connects the buyer’s apartment to the underlying parcel. Indonesia distinguishes land rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan from a private contractual lease. For an overseas buyer, those distinctions affect enforceability, succession, assignment and exit. None should be assumed from the marketing word “leasehold” alone.
The developer’s identity is clearer at brand level than at contracting-entity level. Bali Capital Group presents the residence as part of its portfolio and identifies PT Bali Capital Group Real Estate in the corporate footer. An Indonesian corporate-data reseller displays a company with the same name and office address. Neither source establishes which entity holds the relevant land title, whether that company is the construction developer for this parcel, or where a buyer’s money must legally be paid. It is entirely possible for a project to use separate landholding, development and management entities. The protection comes from clear documents linking them, not from treating the best-known brand name as though it were every counterparty.
The building-permit position illustrates the same distinction between a claim and evidence. Bali Capital Group’s social channels say PBG construction approval has been obtained and describe the land as being in a “pink zone”. That colour label alone does not establish the permitted use of the parcel. No readable PBG, official zoning extract or parcel-specific permit identifier was available in the material reviewed. The independent Balinsky profile explicitly says its team has not seen the building permit. This is not a finding that approval does not exist; it is a finding that the document has not been independently checked here. Indonesia’s building framework also distinguishes PBG from SLF, the later certificate that confirms a completed building is fit for use. An architectural concept, progress image or handover forecast cannot substitute for either document.
Financing the purchase is likely to concentrate risk before delivery. Alnair quotes a 30% reservation payment, 60% during construction and 10% on handover; Newhomes instead gives a 90/10 split, without establishing that the two schedules are identical. These are indicative portal terms rather than a signed schedule for a specific apartment. The contract needs to define the milestone that releases each payment, who can receive funds, whether a buyer can cancel or assign the contract, and the remedy for delayed or incomplete delivery. A promise of detailed rental-management reporting is useful only after the operation, reporting format, fee base and bank-account controls are identified in a separate management agreement.
Projected rental performance should be approached as an operating question rather than a brochure percentage. Ubud can support visitors who value a walkable cultural environment and longer stays, but the gross nightly rate is not the owner’s net income. Platform commissions, housekeeping, staffing, maintenance reserves, utilities, repairs, management fees and local taxes can make two apparently similar apartments perform differently. There is no reliable, unit-specific evidence in the public package for future occupancy or net yield at Renaissance Residence. The case for buying has to remain sensible without an assumed guaranteed return or automatic price appreciation.
There is a plausible lifestyle proposition here: compact private accommodation with shared social spaces in central Ubud, from a recognisable development brand. Yet several important items have not caught up with the promotional detail. The land and buyer-rights documentation, the actual building permit, the parcel boundary, the final amenity timetable and even the current unit-price correspondence need primary evidence. A buyer who can tolerate construction timing and contractual uncertainty may find the project worth investigating. Anyone requiring a completed, independently documented asset should not mistake a well-presented sales concept for one.
Ownership format
Third-party listings market a 30-year contractual lease, but no executed lease, commencement date, land title, contracting lessor or enforceable renewal terms were available for review. It should not be mistaken for freehold land ownership or a verified strata-title interest.
Unit types & sizes
The developer lists this as the lowest-priced studio. The described city outlook is a marketing attribute until the precise floor, orientation and view are tied to the individual unit.
Get floor plans and current pricesThis pairing comes from the project webpage. Other listings attach the same asking price to 33 sqm, a discrepancy that should be resolved by the actual unit schedule.
Get floor plans and current pricesBalinsky lists a 33 sqm one-bedroom unit on level four, and the developer’s own channel mentions apartment 404 at that size. Its internal separation and terrace allocation need the signed plan.
Get floor plans and current pricesThese sizes appear as separate units in the Balinsky inventory. They indicate additional configurations rather than one standard floor plan or a guaranteed range of current stock.
Get floor plans and current pricesAlnair refers to a two-bedroom format from this size. It should remain distinct from the developer’s 102 sqm penthouse until both can be matched to a current layout register.
Get floor plans and current pricesThe project page identifies a 102 sqm penthouse with two bedrooms but lists just one bathroom. The floor plan is essential to confirm whether that is intentional or an outdated specification.

Location
- The project is consistently placed in Ubud, Gianyar Regency; commercial listings narrow it to Peliatan and Jalan Sukma Kesuma No. 37. The exact parcel and entrance remain unverified against a land certificate.
- This is an inland Ubud proposition rather than a beach-address purchase. Its appeal lies in access to cafés, cultural life and natural surroundings, not proximity to the southern coast.
- Daily conveniences appear around the listed location, but published journey times do not establish the true walking or driving route from the planned main entrance.
- A green outlook and terrace privacy can vary significantly by floor and unit orientation. A parcel plan and site visit are more reliable than the neighbourhood map pin.

Best for: Someone planning substantial time in Ubud who prefers a lock-up-and-leave apartment over the maintenance of a private villa and pool. The proposition works only if the promised common facilities are delivered and their access terms suit the owner.; An investor willing to analyse rental operations rather than rely on headline return percentages. For small apartments, the management contract, housekeeping, repair reserves and booking distribution can matter more than the promotional occupancy claim.; A buyer comfortable with off-plan delivery risk and a possible change in handover timing. The project becomes more interesting when the signed contract defines milestones, permits and remedies instead of assuming that a portal completion date is binding.; People who value choice of floor, outlook and internal layout. The published mix suggests more variety than a single studio template, but that benefit exists only when a specific apartment can be matched to an up-to-date floor plan and sale schedule.; may not suit: Anyone needing an immediately usable or income-producing home. The project is still described as under construction, and no independently reviewed handover or operating certificate has been produced.; A buyer seeking straightforward ownership of a land parcel or an already verified registered apartment title. The advertised transaction is lease-based and the underlying legal instrument has not been examined.; Investors whose numbers only work with a developer-promoted return, automatic lease extension or guaranteed capital gain. None can be established from the available contractual evidence.; A lifestyle buyer whose main requirement is an easy walk to the beach. Ubud’s inland cultural setting offers a different kind of stay..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Public handover dates conflict: an older Bali Capital Group domain says December 2026, the other official homepage says Q2 2027, and Alnair/Newhomes say Q3 2027. No signed construction programme or independent progress certificate was reviewed.
- Bali Capital Group says PBG approval exists and refers to the land as a “pink zone”, but the actual permit, planning record, land title, lease and eventual SLF were not available for examination. Alnair also quotes both a 30-year lease and a 31 December 2086 expiry without the document linking those statements.
- Newhomes and Housebook identify Jalan Sukma Kesuma No. 37, not independently verified parcel boundaries or site access; the developer’s Jalan Sukma No. 11 B address is its office. USD 84,150 is paired with 30 sqm by the project webpage and 33 sqm in other public offers.
