Why this project is worth a look

Small homes, deliberate trade-offs

Escapist's published formats run from 24 sqm to duplex-style units near 49 sqm. Lower entry prices can be attractive, but the usable floor plan and realistic storage will matter more to an occupant than the apartment's category name.

A place beyond the room

A café-library, coworking space and rooftop pool could offset the limitations of a small private unit. Their actual value depends on completion, access rules and an operating budget that has not yet been evidenced.

An inland Bali audience

This is a Ubud proposition for people whose routines revolve around the town's culture and services, not a surf-and-beach address. That is a useful point of differentiation, provided the exact site and daily journeys work for the intended occupant.

Linked to Ubud City

The developer says Escapist forms part of Ubud City, while selling it as a named apartment product. That relationship could broaden residents' environment, but ownership and access to shared facilities must be established rather than assumed.

Pricing needs a second look

The $83,900 advertised floor gives a starting budget, not a verified final purchase cost. Lease expiry, completion risk, recurring charges and the unit's documented specifications may matter more than the advertised discount.

About the project

Escapist is being marketed as a compact apartment development for people who want to live and work in Ubud rather than own a detached villa. Bali Capital Group presents it under its own project name, with small furnished units and a collection of shared spaces. Most specialist listings refer to 38 apartments across four floors. That is a useful indication of scale, not a certified count: one competing listing says 49, and no approved building schedule has been available to reconcile the discrepancy. The distinction matters because the number of units affects common-area costs, density and the long-term management arrangement.

The proposed customer is easy to picture. Someone spends part of the day working online, goes out for coffee or yoga, and values a base in inland Bali more than a private garden. Escapist's small apartments are designed around that use case. At 24 sqm, however, a home has to work very hard: storage, a desk, cooking space, bathroom access and the bed cannot all be judged from the headline floor area. For a long stay, the difference between a studio and a truly separate bedroom may decide whether the unit is comfortable at all.

Published offers also describe a 32 sqm apartment and a duplex-style layout marketed as 49 sqm by the developer. In the older description of that larger unit, 28 sqm is identified as living space and 4 sqm as terrace. A third-party listing instead calls a similarly priced one-bedroom unit 47 sqm. These figures should not be silently blended into one plan. They may refer to different lots, measurement conventions or changed specifications; the publicly available information does not establish which. The floor plan attached to the actual apartment number is the document that turns a marketing category into something a buyer can evaluate.

Ubud is not an interchangeable version of Canggu or the south-coast resort districts. Its appeal lies in its cultural scene, greenery, restaurants, creative communities and access to inland attractions. The trade-off is obvious for anyone who expects a beach walk from home. A stay here involves different daily journeys, weather considerations and traffic patterns. Project advertising describes Escapist as a short trip from central Ubud, but the precise building address has not been corroborated. Until it is, claims about walking times, views and immediate neighbours are only indications, not plot-specific facts.

There is also an identity point worth getting right. Bali Capital Group explicitly describes Escapist as part of the broader Ubud City environment, yet markets Escapist and Ubud City as separately named projects. Housearch and Newhomes list them independently as well. The available material therefore supports a distinct Escapist apartment product within a wider development concept; it does not prove that every Ubud City amenity belongs to Escapist buyers or will be free to use. A site plan, common-area rules and the contract for the individual unit would settle that more effectively than an attractive masterplan illustration.

The facilities that appear consistently in project material are specific enough to discuss: a rooftop infinity pool advertised as 22 metres long, a lobby combined with a café and library, a place to work, a lift, parking and controlled access. These could make a small apartment easier to live in, particularly if residents can leave the unit to take calls or meet visitors. But the experience depends on operating rules. Will coworking seats be free for residents? Who maintains the lift and pool? Can a tenant use every space? When do the facilities open relative to the apartments? The answers belong in service and common-area documentation, not in a presumed rental premium.

The developer has additionally promoted fresh-air ventilation, water treatment, solar equipment, smart-home features and Starlink connectivity. Those are proposals in the public marketing, not independently commissioned systems. In a humid environment, working ventilation and dependable water supply can affect habitability just as much as the interior finishes. A buyer should therefore treat the engineering specification, the utility connection arrangements and the post-handover maintenance obligations as part of the product being purchased. The presence of a brand name in a brochure does not tell you who will pay to repair the equipment when it fails.

Construction timing has not followed a single public narrative. Earlier promotional posts referred to April 2026 and an older corporate portfolio gave September 2026. A later Bali Capital Group portfolio shows the first quarter of 2027, consistent with several newer broker databases. Earlier developer updates described excavation, piling and foundation work. Those reports indicate physical activity at that stage; they do not verify October 2026 progress or certify completion. Nor should a percentage displayed by a listing platform substitute for a recent, dated site inspection. There is no reviewed handover certificate or occupancy approval establishing that these apartments are already usable.

For an off-plan purchaser, that history changes the contract conversation. The agreed handover date, definition of completion, permitted extension periods, remedies for delay and payment milestones should all be in writing. An attractive schedule that asks for almost all the money before possession may shift much more completion risk to the buyer than its headline price suggests. One broker has published a structure of 30% at entry, 60% during construction and 10% on handover. The calendar dates attached to that offer are in the past, so it cannot be assumed to be today's developer payment plan. A new signed quotation is necessary.

The most widely repeated starting figure is $83,900. Bali Capital Group has published it and several marketplaces still use it for the smallest format. It is a price anchor, not an assurance that a particular apartment remains unsold or that the quoted sum covers every item required to take possession. Another distributor has displayed materially higher prices for similar advertised sizes. Historic promotions and special deposits further complicate comparisons. Before deciding whether one listing is cheaper, establish the exact lot, measurement method, included furniture, taxes and fees, the currency of the obligation and which legal entity receives the purchase instalments.

The tenure is more consequential than the sales label. Brokers describe the deal as a contractual lease with a stated 30-year term. One listing gives 16 December 2054 as the expiry date and also discusses another 30 years of possible extension. Without the actual lease documents, that cannot be read as a guaranteed fresh 30 years from handover, let alone a guaranteed 60-year interest. You need to know when the term began, who grants the lease, whether assignment is permitted, what renewal costs, and what happens to improvements when the agreed period ends. All of these shape both occupancy rights and resale value.

Indonesia also distinguishes the land title from the buyer's contractual interest. Hak Milik refers to ownership of land and cannot simply be registered directly in the name of a foreign individual; Hak Pakai is a separate right of use subject to eligibility rules; Hak Guna Bangunan concerns rights to construct and use land under specified conditions. Neither a 'freehold' advertisement nor a 'leasehold' label reveals the complete chain of rights. The applicable framework includes Government Regulation No. 18 of 2021, but the deciding evidence for Escapist would be the actual title, the lessor's authority and the executed unit agreement. Those project-specific documents have not been inspected.

Building permissions are a separate question from ownership. Indonesia's PBG is approval to construct a building for an approved function; an SLF concerns fitness for use after construction. Publicly accessible information reviewed for Escapist does not establish the project-specific permit numbers or provide the documents themselves. That does not mean the permits are absent. It means a proposed short-stay operation cannot yet be treated as legally cleared just because a developer intends to run one. The site's authorised use and the licences required of a rental operator also need checking against the actual address and business model.

Escapist's pitch makes intuitive sense for remote workers, but an investment outcome is a different proposition. Daily room rates are not net income. Vacancies, management fees, channel commissions, cleaning, maintenance, replacement furniture, utility consumption, taxes and reserve contributions all sit between a booking and the money a unit owner can take home. If a management company is appointed, its agreement should specify who sets prices, how owners can use their units, which expenses are deducted and whether revenues are held in a segregated account. Marketing returns do not establish these obligations, and no verified property-level operating history has been supplied for this future building.

A resale purchaser will eventually inherit the practical strengths and weaknesses of the original paperwork. A functional small apartment in a lively part of Ubud may appeal to a defined group of residents and guests; a difficult stair layout, uncertain access or a diminishing lease term can narrow that audience. The most valuable next step is therefore not to calculate an optimistic yield from promotional figures. It is to obtain a current unit schedule, confirm progress and handover terms, identify the legal land-and-lease chain, and understand how the promised services will actually be operated and paid for. That is the difference between evaluating Escapist as a concept and evaluating a purchasable right in a specific apartment.

Ownership format

Advertised as a 30-year contractual lease rather than direct foreign ownership of the land. One listing gives an expiry date of 16 December 2054 and describes an extension option; the underlying deed, commencement date, lessor and enforceability of renewal have not been examined.

Unit types & sizes

Compact apartment
24 sqm

The smallest published layout. Some listings call it a studio while others describe a one-bedroom unit; the distinction is too material to settle without the actual plan. Ask where the bed, work surface and storage fit before treating the price as a like-for-like alternative to a larger flat.

Get floor plans and current prices
Mid-sized apartment
32 sqm

A developer post identifies unit 18 as 32 sqm in total, with 23 sqm of living space and a 5 sqm terrace. Those measurements refer to a dated offer, not a verified unit currently for sale. The living-versus-total-area distinction matters particularly in a compact flat.

Get floor plans and current prices
Duplex-style apartment
49 sqm in a developer offer; 47 sqm in other listings

A developer's dated offer for unit 12 states 49 sqm total, 28 sqm living area and a 4 sqm terrace. Some agencies market a similar one-bedroom product as 47 sqm at the same price. They may not be the same unit, and the difference cannot be resolved from the public listings alone.

Location

  • The confirmed geography is Ubud in Gianyar Regency, inland Bali. The appeal here is cultural life, green surroundings and access to Ubud's everyday services rather than beachfront living.
  • The developer places Escapist within the wider Ubud City concept. That describes the setting but does not establish legal access to every proposed shared space or neighbouring building.
  • Marketing refers to a short trip to central Ubud and to well-known local attractions. Without a verified plot address and route, those journey times are not reliable enough to repeat as distances.
  • The missing site-level pin also prevents a meaningful assessment of road width, construction access, noise, slope, drainage and whether daily errands are realistically walkable.

Best for: A solo resident or couple who actually prefers Ubud to the beach towns may appreciate a modest private unit with places to work and meet outside the apartment. That depends on a functional plan and on the shared amenities opening as promised.; An investor targeting guests who stay in Ubud to work or explore the island can assess this as a distinct accommodation concept. The investment case is still conditional on lawful use, an accountable operator, operating costs and documented rights to the unit.; Buyers comfortable with an off-plan timeline may see value in getting involved before handover, provided they can inspect construction milestones and withhold payments until the agreed deliverables are met. The revised completion date needs to appear in the agreement itself.; An overseas buyer can start the process remotely because there is a known brand, published unit formats and a clear first set of questions. Signing remotely without an independent title review and verification of the payee would be a very different proposition.; may not suit: It is unlikely to suit a family needing several bedrooms, extensive storage and private outdoor space. A rooftop pool and café do not replace a garden or an additional room.; A buyer who must move in immediately, or who needs rent to begin on a firm date, should not treat the advertised handover quarter as evidence of a delivered and operational building.; Anyone relying on a fixed net yield or an automatic lease extension would need contractual evidence that is not available in the public project materials. Sales projections alone do not establish either outcome..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Handover dates conflict: earlier developer materials referred to April and September 2026; a newer corporate portfolio and recent listings say Q1 2027. There is no reviewed evidence of handover or a current independent construction inspection; developer site reports and marketplace percentages are not completion certificates.
  • Apartment counts and measurements differ. Newhomes and Balinsky show 38 units, while Alnair's description refers to 49 (its inventory widget also says 38). A larger format is described as both 47 and 49 sqm, and the 24 sqm unit is labelled both a studio and one-bedroom; the approved schedule and drawings were not reviewed.
  • The plot address and project-level coordinates have not been tied to a land document. The land title, underlying lease deed, Escapist PBG and SLF, zoning/use approval, and documents identifying the actual contracting lessor and seller have not been examined. Bali Capital Group is established as the public development brand, not as a verified signatory to this particular transaction.
