Why this project is worth a look
You can inspect reality
Guest accommodation is already being offered at the property. An inspection can establish actual room condition and service delivery, although no booking platform establishes land title or regulatory approval.
Apartment-scale Ubud living
This is a shared-facility apartment proposition, not a set of free-standing pool villas. Smaller spaces can be easier to maintain, but guests and owners depend on common-area rules and a competent building operator.
An unclear resale picture
The original developer says the scheme sold out, while 2026 portals show asking prices. The buyer needs to distinguish a genuine transfer of existing rights from unsold developer inventory or an outdated marketing page.
Facilities need verification
The accommodation business advertises a pool, kitchens and housekeeping. The earlier gym, hammam and coworking promises should be checked against what is operating and what an individual owner is entitled to use.
Quiet base near Ubud
Kedewatan can appeal to people who prefer a less crowded home base. The trade-off is reliance on short rides for much of Ubud rather than effortless walking access to the centre.
About the project
Jungle Vista is a finished apartment development in Kedewatan, on the quieter north-western side of Ubud. It is associated with Bali Capital Group, and its rooms are now marketed to visitors as Jungle Vista Boutique Suites Ubud. That makes it rather different from a typical off-plan purchase. A prospective buyer can investigate an actual building and an operating accommodation business instead of relying entirely on renders and construction schedules. Yet the developer also identifies the original project inventory as sold out. Property portals still carry asking-price advertisements, which may represent resales, assignments or simply advertisements that have not been withdrawn. A completed building and a buyable apartment are separate propositions. Before discussing returns, establish which specific unit is being offered, who can transfer the rights and whether the published price remains actionable.

The address matters more than the broad Ubud label. The most specific public project listing places Jungle Vista at Rsi Markandya I, off Raya Lungsiakan, in Kedewatan, Gianyar Regency. This is not the busy centre around Ubud's palace and market. The setting may suit a resident who wants a green retreat with access to cafés, cultural activities and the wider Ubud community, while accepting that everyday trips will often involve a vehicle. Promotional journey times are a poor substitute for testing the actual trip at different hours. For a guest, the distinction may be pleasant seclusion; for someone planning to work from the apartment for months, it may mean factoring transport, food deliveries and road noise into daily life. The micro-location deserves its own visit rather than a decision based on the familiar name of Ubud.
There is an unusually clear record of the original design, but not a single agreed account of the finished unit count. A Bali Capital Group presentation describes four 52 sqm apartments, two 84 sqm apartments and two penthouses. The smaller penthouse comprises 52 sqm plus a 24 sqm terrace; the larger is shown as 79 sqm plus a 16 sqm terrace. That adds up to eight sale units in the historical brochure. A later development portal reports nine, another property database reports ten, and an accommodation platform lists nine rentable apartments. These figures might reflect revisions to the scheme or different counting conventions, but there is no reliable published reconciliation. Accordingly, a purchaser should work from a current numbered unit plan, as-built measurements and the identification used in the deed or lease agreement. The headline total is much less useful than knowing exactly which enclosed and outdoor spaces are included in one's rights.
The development's design pitch was intimate, nature-oriented apartment living, with restrained finishes inspired by Japanese wabi-sabi aesthetics. Early marketing named a pool, gym, coworking café, hammam, barbecue area and parking. The live accommodation listing is more useful evidence of current services: it advertises an outdoor pool, kitchens, air conditioning, Wi-Fi, housekeeping and guest parking. The list is not identical, and it should not be treated as such. A feature presented at launch may have been changed, may operate under limited hours or may no longer be included in a particular owner's access. The practical questions are whether each facility exists and is usable, what maintenance is charged, how guest access is controlled and who pays for replacement or refurbishment. A small apartment building can be pleasant precisely because it feels personal, but shared facilities still need a budget and an accountable operator.
An established rental operation provides some helpful evidence, without establishing investment performance. Guest-facing platforms present one- and two-bedroom categories, including suites with kitchens and housekeeping. That points to actual accommodation activity at the property. It does not tell a buyer how many nights a particular apartment was occupied, which account collects the revenue, whether room categories correspond one-to-one with legal units, or who pays for repairs. A reliable assessment of a rental acquisition would require a dated unit-level statement: nightly revenue actually received, platform fees, operating and management charges, utilities, cleaning, taxes and periods blocked for owner use. Renovation reserve and replacement of appliances matter too. Bali Capital Group's original brochure contains aggressive revenue scenarios, but scenarios are not audited earnings and should not be treated as a reason to buy.
Public pricing illustrates why the sales history needs untangling. The original presentation offered 52 sqm apartments at USD 100,000 and 84 sqm apartments at USD 170,000, along with separate penthouse prices. Those were launch-era quotations, not current stock. In listings updated during 2026, a 41 sqm one-bedroom apartment is advertised at USD 100,000, a 52 sqm unit at USD 161,000, a 76 sqm apartment at USD 211,500 and an 84 sqm two-bedroom at USD 250,000. The advertised product mix is not identical to the brochure; neither size nor price proves that these are the same units. Asking prices are not closing prices. Any sensible comparison needs the location in the building, furnishing, terrace treatment, current condition, transfer expenses and most importantly the remaining period of rights. If the seller is transferring an existing lease, the clock may have been running for years already.
Ownership is the largest gap in the publicly accessible record. The developer-branded brochure refers to a 25-year contractual arrangement and describes a further 25 years as an extension. Neither a signed agreement nor the underlying land title, commencement date, renewal clause or identity of the entitled transferor was available for examination. A renewal described in marketing is not an enforceable extra term by itself. Indonesia distinguishes land title from contractual occupation rights, and foreigners cannot assume that an attractive apartment advertisement conveys direct ownership of its underlying land. The Bali Capital Group brand is identifiable, but that does not establish that a specific company bearing a similar name owns the site or can legally transfer the interest now advertised. The draft agreement, land certificate, authority of the contracting parties and documented payment route should be reviewed together before any reservation money is committed.
Physical completion is also not the same thing as regulatory clearance. The project is operating as accommodation, and live guest listings establish that this is more than a proposed building. They do not constitute a building approval, an occupation fitness certificate or a zoning determination. No project-specific PBG, SLF or spatial-use confirmation was verified from the documents available for this review; that is a disclosure gap, not a finding that these documents do not exist. The operating permissions for short-stay accommodation deserve separate scrutiny from residential occupancy rights. Jungle Vista is therefore best approached as a real, small-scale Ubud property with an identifiable design history and evidence of day-to-day use, but an incomplete public trail for legal rights and operating economics. The most productive next step is a dossier for the specific apartment rather than another generic forecast about Bali tourism.
Unit types & sizes
A 41 sqm one-bedroom unit appears in a 2026 asking-price advertisement. Its size does not match the original 52 sqm standard units, so the two should not be assumed to describe the same apartment. On a compact floor plan, storage, a proper kitchenette and space for a desk matter to longer-stay guests. Investors also need to consider cleaning and platform fees against a relatively small revenue base. The listing does not establish current availability or the remaining rights term.
Get floor plans and current pricesThe 52 sqm layout is one of the clearest links between the original development concept and later sales marketing, though it is not evidence that a particular advertised apartment is unchanged. An extra few square metres can make a real difference to the balance between bedroom, kitchen and living area. The assessment should use the current plan and measured space, not an undated render. The 2026 asking price excludes any confirmed breakdown of transfer expenses and says nothing certain about remaining tenure.
Get floor plans and current pricesOne 2026 advertisement describes a 76 sqm, one-bedroom apartment. The historical brochure also displays a 76 sqm penthouse when its 24 sqm terrace is included, but those figures alone do not identify the same legal unit. A buyer should insist on a measured plan that separates enclosed space from outdoor area. Terrace space can be especially appealing in Ubud, while waterproofing, drainage, sun and rainy-season maintenance may change its real value. The listed price is an offer, not a proven transaction.
Get floor plans and current pricesAn 84 sqm two-bedroom apartment may suit a family or two adults needing separate rooms. The original brochure included apartments of that size, and a later sales card also advertises an 84 sqm layout. That does not establish unit identity. Room count, bath layout, stair or lift access, noise separation and actual views matter far more than a generic development plan. Another portal markets an 84 sqm one-bedroom configuration at a different price, demonstrating why live plans and written unit identifiers are essential.
Get floor plans and current pricesThe original project brochure identifies a penthouse with 52 sqm of internal accommodation and a further 24 sqm terrace. This is evidence of the original design, not evidence that a penthouse can be acquired today. Indoor and outdoor space should remain separately identified in the agreement, particularly where the roof or terrace may have a shared structural function. Inspect drainage and weather protection, and obtain the current as-built layout before relying on the brochure price or room arrangement.
Get floor plans and current pricesA second original penthouse was marketed as 79 sqm of interior area plus a 16 sqm terrace. The existing accommodation room categories cannot safely be matched to that earlier plan without a current numbered building schedule. For longer occupation, the larger enclosed area could be useful, while responsibility for roof structures, waterproofing and shared services becomes especially relevant. The brochure quotation belongs to the original offering and must not be confused with an available resale price.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project belongs to Kedewatan, in Ubud district within Gianyar Regency. The neighbourhood is a quieter Ubud base rather than an apartment in the market-and-palace core. A stay here is likely to involve local transport for many errands, so the actual daily route matters as much as the postcode.
- The fullest listing address is Rsi Markandya I, off Raya Lungsiakan, No. 9. A different map directory labels a nearby access road as Rsi Markandya II; the exact frontage and entry point should therefore be confirmed against the seller's site plan and land documents, rather than relying only on a search pin.
- Ubud's Neka Art Museum, cultural venues, cafés and creative community are relevant local attractions. Marketing materials quote short journey times, but a guest arriving in rain or through peak traffic may experience something else. Distance and walkability should be tested from the actual building entrance.
- The appeal of this setting is partly domestic: greenery, a place to work and an alternative to a beachfront tourist corridor. Views and noise vary by the side of the building, though, and an apartment beside the entrance may offer a different experience from an upper unit facing vegetation.
- This is an inland Bali investment or residence, not a coastal holiday home. Frequent beach trips will bring meaningful travel time, whereas someone primarily interested in Ubud's food, art, wellness and surrounding countryside may value the location precisely because it sits away from the shore.

Best for: Someone who returns to Ubud regularly and wants an apartment as a personal base may appreciate that accommodation is already in operation. The kitchens, shared pool and established guest services make the proposition tangible. A trial stay in a comparable room is especially useful for evaluating humidity, sleep quality, workstation comfort and how much travel is required for daily errands.; Buyers who prefer to inspect a finished property rather than finance an uncertain construction schedule will find something concrete here. They can review visible workmanship, maintenance and how the building is being used. This benefit should not be mistaken for proof of a valid land interest, occupation approvals or competent financial management; those are separate parts of the purchase.; Someone prepared to examine a resale or assignment of existing contractual rights, rather than simply buying a new apartment from a developer, is a more natural match. The original stock is described as sold out. A subsequent purchaser needs proof of the transferor's authority, the date the original rights began, liabilities attached to the unit and written rules on assignment or subletting.; Rental-minded buyers who want evidence, not a yield slogan, can use the operating accommodation business as a starting point for a more disciplined conversation. The meaningful numbers are the selected apartment's actual occupied nights, cash received, operator remuneration, platform fees, cleaning, utilities, taxes and repairs. A projected nightly rate in an old brochure says little about what a future owner will retain.; People drawn to Ubud for its creative and wellness life, while preferring a calmer place to sleep or work, may like Kedewatan. That is a personal-fit argument, not a forecast of resale liquidity. A buyer who needs an easy daily walk to Ubud Palace or the central market should test the journey before deciding that the label 'Ubud' is close enough.; may not suit: Anyone requiring direct, unrestricted land ownership or an assured 50-year interest should not infer either from the original brochure. The published 25-year term and suggested extension need the actual agreements, the beginning date and enforceable renewal language. A marketing promise cannot turn a time-limited contractual interest into perpetual ownership.; An investor whose plan depends on a fixed guaranteed yield or a quick, predictable resale may find the available evidence insufficient. Asking prices do not show executed transactions, and a bookable hotel room does not prove unit-level net profit. The rights structure and the limited market record need greater transparency before such a strategy can be tested.; Someone looking for a private pool villa or an easy beach lifestyle will be evaluating the wrong product. Jungle Vista is a shared-amenity inland apartment setting. Buyers unwilling to scrutinise Indonesian property documentation and accommodation permissions should be particularly cautious..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The unit and floor counts are inconsistent. The original developer brochure has eight apartments, an accommodation platform and a development portal show nine, and other listings mention ten. Sources also differ between three and four floors. No current approved, numbered as-built unit schedule was available to reconcile them.
- The developer's brochure mentions a 25-year contractual term and a possible further 25 years, but no signed contract, start date or binding renewal provision was examined. The land title, title holder, contracting seller entity and any assignment rights for an individual unit remain unverified.
- Project-specific PBG, SLF and spatial-use or accommodation-permission documents were not examined. The developer calls its original scheme sold out, while 2026 sales advertisements remain online. Present availability, the seller's authority and the all-in cost of transferring any advertised interest remain unconfirmed.
