Why this project is worth a look
Inspect before committing
U2 is presented as ready and the accommodation operation has an active booking presence. Buyers can assess the physical result, day-to-day services and condition of a specific home instead of relying solely on a construction timetable.
More than one format
A small studio and a private-pool villa have very different maintenance needs and ways of being used. U2 offers that variety within one named residential cluster, though the exact inventory is determined by individual resales.
A distinct Tabanan setting
Beraban and Nyanyi provide access to Nuanu's creative environment without being administratively in Canggu. The appeal depends on whether that location matches the buyer's actual daily routes and lifestyle.
Services with a track record
A pool, sauna and restaurant are part of the published operating accommodation. Other leisure and work facilities appear in sales listings; their availability, charges and access rules deserve a separate look.
A lease, not a title
The structure is contractual leasehold, and published extension descriptions do not agree. The period actually remaining and the enforceable renewal language matter far more than a headline claim about decades of ownership.
About the project
Buying into UNIT. Nuanu Village is primarily a resale decision, not a bet on whether a promised development will be delivered. The project, identified as U2 within UNIT Space City, is presented as ready for occupation by Nuanu's property network, and accommodation carrying the UNIT Nuanu Village name is already offered to paying guests. A buyer can therefore inspect a finished home, investigate how the operation actually works and ask for records tied to an existing unit. None of those advantages removes the need for a proper document review. A furnished home and a booking page can establish that accommodation is operating; they cannot establish the land title, the legal identity of a seller or the enforceability of an extension clause.

There is an important naming distinction here. UNIT's own development website separates UNIT Space Village (U1), UNIT Nuanu Village (U2) and UNIT Nyanyi Village (U3). It gives U2 a total of 55 units. These are different residential clusters within the wider UNIT Space City series, not alternative names for one building. A third-party property catalogue divides U2 into an apartment component of 46 and a villa component of nine, a breakdown that is numerically consistent with the developer's total but has not been checked against a signed master plan. Resale adverts show both apartment-style accommodation and detached villas, which is why comparisons based on a single headline unit size would be misleading.
For location, start with Tabanan rather than Canggu. UNIT Nuanu Village is advertised along Jalan Pantai Nyanyi in Beraban village, Kediri district, Tabanan regency. The address on an accommodation platform matches the administrative setting of Nuanu Creative City. Some travel websites group the hotel under Canggu for search purposes, but that does not move it into Canggu administratively. The surrounding Nyanyi coast and the larger creative district will appeal to people who prefer a more community-oriented environment than a dense strip of beach bars. Still, a short distance on a map is not the same as a pleasant daily journey. The booking platform places Nyanyi Beach around two kilometres away, and journeys to schools, health care and regular shopping require route-specific checking.
The available homes suit quite different lifestyles. One broker's October 2026 listings include a 39-square-metre studio, a 56.5-square-metre one-bedroom apartment, a 101-square-metre two-bedroom apartment and a three-bedroom villa measuring 185.8 square metres. This is a sample of marketed properties, not an official catalogue of every layout in the village. A compact unit could work as a short-stay base for one person, while two bedrooms allow for a family, a guest room or working from home. The villa has a private pool, bringing additional privacy alongside more maintenance. Buyers should verify exactly what the quoted area measures and whether terraces, gardens, pools or common spaces are included in the contracted property description.
A functioning hospitality offer makes the project easier to assess than a development still shown only through design material. The booking listing describes an outdoor swimming pool, sauna, restaurant, guest services and parking. Property agents also advertise coworking, yoga, a children's area, a cinema and other shared spaces. Those claims are not all equally well evidenced as operating facilities available to every U2 resident. An amenity may belong to a neighbouring part of the broader village, have opening hours or require payment. Someone planning to live here throughout the year would be wise to spend time in the complex at different hours, rather than evaluate it solely through a list of leisure facilities.
The first major commercial distinction is between a developer launch and the resale market. Nuanu's own property marketing marks UNIT Nuanu Village as sold out in its primary offering, while its partner portal labels it resale-only. Separately, the broker Harcourts Purba Bali published specific U2 listings in October 2026. Its advertised prices ranged from IDR 1.71 billion for the studio in that sample to IDR 5.2 billion for the three-bedroom villa. They are not a guarantee of available inventory or a valuation of every similar unit, and transaction costs would come on top. The same broker advertised instalment arrangements for certain listings, but those arrangements should not be assumed to apply to all resales or to come from the developer itself.
The second and more consequential distinction concerns the right being sold. The project is marketed on a contractual long-term lease basis, described in Indonesian listings as Hak Sewa. That is a lease arrangement, not direct ownership of Indonesian land. Nuanu's interactive project map describes 25 years with priority to extend for another 25. A different Nuanu sales page refers to 24 years and renewal of up to 50 years; Harcourts mentions 25 years with a further 25-year option. These statements are materially different. They cannot be added together or taken as a promise that the buyer can remain for a particular total number of years. The original commencement date, remaining term at transfer, extension price, conditions and the identity of the party able to grant that extension must be established for the specific unit.
Resale documentation matters particularly because the person selling may no longer be the original developer. UNIT is identifiable as the development brand, and Nuanu's partner materials also use the UNIT Space Group name. They do not, on their own, prove which registered Indonesian company holds the relevant land interest, which entity contracted with the first buyer, or whether the current owner has a transferable interest. One project-facing page names Nuanu Creative City as a shareholder, but that description is not a corporate registry extract or a land record. A sensible transaction file would connect the seller, the original lease, the underlying landholder and the recipient of the purchase money. Payments should follow the documented deal structure rather than a sales presentation.
There is also a separate regulatory question. UNIT's corporate site describes a construction business able to handle PBG and SLF documentation. PBG concerns building approval; SLF concerns fitness for use under Indonesia's building administration system. That corporate capability is not the same as examining the documents issued for UNIT Nuanu Village U2. The public material reviewed did not provide a project-specific land certificate, approval or SLF for verification. A guest-booking platform may publish a licence number, yet it does not resolve the permitted activity of every privately owned apartment or villa. Anyone relying on short-term rental income needs the particular unit's permitted use and the operator's responsibilities clearly established.
Professional management can be useful for owners who live abroad, but it is also part of the economics. Ask what the operator handles, what it charges, whether use of the service is mandatory and who pays for furnishings, repairs, insurance, utilities and marketing. For a studio, turnover and cleaning costs can shape the result; for a larger villa, pool upkeep and vacant periods may have a greater impact. Rental forecasts published by a developer or intermediary are not records of realised net income. Where a unit is already let, actual statements of bookings, operating costs and owner payouts are more valuable than a projection for the district as a whole.
The location offers another trade-off. Nuanu Creative City has arts, events, dining and wellness spaces, but buying a home in a nearby residential project does not automatically grant unlimited access to every venue or event. Long-term residents will care about transport, school logistics, quiet hours and the balance between visitors and neighbours. Occasional owners may place a higher value on managed arrival, housekeeping and the ability to use the home during selected weeks. Buyers focused on a future sale should be especially conscious that an unextended lease loses remaining years over time. UNIT. Nuanu Village may be a suitable finished-property option for any of these buyers, provided the individual home and its contractual rights make sense without relying on optimistic area-wide claims.
Ownership format
Marketed as a contractual long-term lease (Hak Sewa), not direct land ownership. Published accounts of the term and renewal differ; the actual remaining years and transfer rights depend on the selected unit's executed agreement.
Unit types & sizes
A furnished compact studio with a kitchenette and patio. Its layout is better assessed in person than from the bedroom filter on a listing website: the agent markets it as a studio although its database also marks one bedroom. Storage and longer stays are the key practical tests.
Get floor plans and current pricesA separate bedroom creates a more flexible everyday space for a couple or remote worker. The listing describes the unit as furnished with kitchen equipment; exact inclusions, usable area and handover condition remain specific to the property being sold.
Get floor plans and current pricesTwo bedrooms and two bathrooms make this a practical option for a family or for occasional guests. Layout separation, air-conditioning performance and the cost of servicing a larger apartment matter more than the bedroom count alone.
Get floor plans and current pricesA larger detached home with a private pool and three bedrooms. It offers a different level of privacy from an apartment, alongside its own maintenance questions: pool care, exterior finishes, equipment and responsibility for repairs when the owner is absent.

Location
- The administrative address is Beraban, Kediri, Tabanan, on the Jalan Pantai Nyanyi corridor; Canggu is a travel-site search label rather than the correct regency.
- The operational accommodation listing puts Nyanyi Beach at roughly two kilometres. That is a published location reference, not a promise of a particular walking or driving time.
- Nuanu Creative City supplies a broader arts, dining and events setting. Entry requirements and owner privileges for individual venues should not be inferred from the project's name.
- Everyday access to schools, grocery shopping and health services depends on the particular route and transport available, not simply on the presence of those facilities somewhere in Nuanu.

Best for: Buyers seeking a finished Bali home rather than a construction-stage commitment. Seeing the precise apartment or villa makes it easier to assess natural light, noise, equipment and upkeep before deciding whether its price is justified.; Couples and families who want a choice between a smaller managed apartment and a separate villa, and who are comfortable with Beraban's location. The layout matters, but so do school journeys, transport and the rules around shared amenities.; Owners who may rent their home out when they are away and are prepared to review real operating records and the applicable permissions. A functioning guest operation provides an avenue for investigation, not an assurance of personal returns.; People attracted to the cultural and community offering around Nuanu who do not need to live in central Canggu. They should confirm any access charges, memberships and service restrictions before treating them as part of the property's value.; may not suit: Anyone seeking direct, unrestricted ownership of Indonesian land or a renewal period guaranteed by a public sales statement. The product is lease-based and the disclosed extension terms conflict.; Buyers who require a fixed net rental return without examining running costs, operator fees, vacancy and unit-level performance. No reviewed public record establishes that outcome.; People unwilling to investigate the seller's authority to transfer the lease, its remaining duration and the property-specific documents. Those are central to a completed resale, even when the building itself is operating..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Lease terms are inconsistent: Nuanu's map says 25 years plus a priority 25-year extension, another Nuanu page says 24 years plus renewal up to 50, and brokers refer to a further 25-year option. No executed unit-level lease or extension pricing was reviewed.
- A land certificate, the legal chain of leases, the registered seller or landholding entity, and project-specific PBG, SLF and permitted-use evidence were not publicly verified for U2.
- No reliable parcel coordinates or complete current resale inventory were established. Nuanu lists 60–189 sqm while current broker examples include 39 sqm; one catalogue describes Q4 2025 completion and the broker uses 2026 as the build year.
