Black Sands Oasis

Black Sands Oasis makes more sense when treated as two housing products under one name, rather than as a single collection of luxury villas.

Overview of Black Sands Oasis in city to be confirmed

From $115,400October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Genuinely different homes

The development offers private pool villas alongside compact studios and penthouses. Buyers can start with the kind of home they actually need, instead of assuming every residence has the same amenities or operating costs.

About the project

Black Sands Oasis makes more sense when treated as two housing products under one name, rather than as a single collection of luxury villas. The published inventory lists 83 private-pool villas, 20 studios and eight penthouses, a total of 111 standard residences across roughly 1.5 hectares. Someone buying a studio in the shared building is making a fundamentally different choice from someone taking on a detached home with its own garden, pool and more extensive upkeep. The price ladder may bring both buyers to the same website, but it does not make their likely guests, running costs or daily experience interchangeable.

The setting is the project's defining feature. Black Sands Oasis sits within Nuanu Creative City, an established but still growing destination in Tabanan rather than a self-contained villa compound in an otherwise empty neighbourhood. Nuanu opened an initial phase to the public in 2025, and some education, cultural and leisure facilities are already active. More of the district is still being developed. For residents, that means nearby things to do without relying entirely on a car. It also means visitors, programmed events and changes in the surrounding environment. The distinction between the private property boundary and Nuanu's public-facing spaces matters for anyone seeking a particularly quiet home.

Public information places the project in the Nyanyi coastal area, within Beraban village, Kediri district, Tabanan Regency, Bali. The sales material says the ocean is approximately 700 metres away, which is a location descriptor rather than a verified route from a particular front door. Nuanu itself publishes an address on Jalan Pantai Nyanyi, but that address cannot safely be treated as the surveyed boundary of Black Sands Oasis. A definitive parcel map, lot number and site-specific coordinates were not available from the material reviewed. The proper location description is therefore precise at neighbourhood level and deliberately stops short of inventing a map pin.

The villas are designed around privacy and the meeting of indoor and outdoor rooms. Renderings and project specifications describe terracotta screening, sandstone-coloured surfaces, floor-to-ceiling glass, greenery behind walls and a pool in every villa garden. The developer promotes a six-metre living-room ceiling. Such features can make a relatively compact home feel generous, but they also bring real operational questions: humidity control, pool treatment, drainage, glazing maintenance and shading. The right comparison is not simply between two headline floor areas. Buyers should look at the actual layout, boundaries, furnishings and usable interior space for the numbered residence they are considering.

Studios and penthouses occupy a different part of the scheme, in the central building. The current official inventory shows both at 31.2 square metres, with studios separated by outlook categories and penthouses marketed for ocean or volcano views. A penthouse label therefore does not establish that the unit has more space than an ordinary studio. Nor does an advertisement for a view protect that outlook from future surroundings or establish the height of the building. These units may suit one person, a couple or a short-stay guest, but they should not inherit the private-pool description attached to the villas without unit-level evidence.

There is meaningful choice within the villa range itself. Regular one-bedroom plans measure 71.3 square metres in the current availability chart, with the larger one-bedroom Sky format at 83.3 square metres. Two-bedroom homes are shown at 104.61 square metres, while three-bedroom variants extend to 127.85 or 136.51 square metres; the four-bedroom format is 159.8 square metres. Older partner descriptions separate overall area from the smaller internal area, so the listed headline figure should not be casually interpreted as carpet area. For families, where the stairs, additional study space and access to the garden sit in the plan often matters more than a few extra square metres.

The design direction is described as Desert Modernism, drawing on Moroccan forms and dune-like colours. This is not simply a decorative label: the combination of screened courtyards and large glazing creates a recognisable contrast between a sheltered interior and the wider social environment of Nuanu. A prominent 15-metre feature named Stella Solaris appears in the project concept. That measurement is for the landmark artwork, not for the height of a residential tower. Whether individual design features are delivered exactly as presented depends on the approved construction plans and the specification attached to each sale.

UNIT., also referred to as Unit Space Group, identifies Black Sands Oasis as its flagship project. Its published structure includes UNIT.BUILD for construction, UNIT.FRAMES for fabrication, a furniture operation and UNIT. SPACE MANAGEMENT for property operations. Nuanu Real Estate promotes the scheme within its wider destination. This provides useful evidence of who stands behind the brand and proposed delivery model, but not of the legal entities holding the land or receiving buyer funds. A group name is not the same as a contracting company. The landholder, developer company, builder and payee need to be identifiable from the actual transaction documents.

One welcome feature is the public, unit-by-unit table on the dedicated Black Sands Oasis website. On 16 October 2026 it showed studios from USD 115,400, penthouses from USD 125,000, regular one-bedroom villas from USD 199,700 and four-bedroom homes from USD 469,200. Individual rows also carry available, reserved or sold labels. These are advertised asking prices and site statuses, not proof that a property is still available when someone reads this profile. Nuanu's older partner listing still shows a USD 109,700 entry price, which is one reason to request a fresh quote for a numbered unit rather than rely on a familiar headline seen elsewhere.

The buying process is presented as a USD 1,500 reservation followed by 30 percent upon agreement signing and further instalments during construction. The partner presentation includes quarterly dates running from October 2026 to April 2028, while the project site describes payments linked to progress. A buyer entering later may receive a different schedule. Crucially, the project's own English and Russian pages do not agree about the reservation money: the former calls it refundable, while the latter calls it conditionally non-refundable. Neither wording is a substitute for the cancellation clause in the document the buyer is asked to sign, especially if legal due diligence or the timetable changes.

The planned delivery is not a single date for every home. The dedicated site targets April 2028 for the studio building and October 2028 for villas, while Nuanu's current project map broadly lists the fourth quarter of 2028. Another Nuanu-branded promotional page has displayed an earlier quarter. The developer describes a 2026 construction start, and brokers market the property as under development, but a dated independent engineering progress report for each building was not found. A scheduled handover is not an occupancy certificate, and completion of other UNIT. developments nearby does not remove delivery risk from this specific project.

Tenure is more complicated than the simple phrase '35 plus 20 years' suggests. Various Nuanu-related materials have used 34, 35 and 37 years for the initial lease and different words for the additional 20 years, from a priority to renew to a guaranteed extension. A long contractual lease is not freehold land ownership. Until the underlying land certificate and signed lease are reviewed, the buyer cannot know the exact commencement date, renewal price mechanism, obligations of the landowner or transfer conditions on resale. These terms can matter as much as the purchase price, particularly for a buyer intending to resell long before the initial lease runs out.

Indonesian property law distinguishes contractual rental rights from registered land titles. Hak Milik describes land ownership, while Hak Pakai is a regulated right of use that may be available in certain foreign-buyer situations. The general legal framework does not by itself tell us what title supports Black Sands Oasis or which person or entity is entitled to grant each buyer an interest in a unit. It would be misleading to tell an overseas customer that buying one of these villas automatically creates foreign ownership of the land. There is no reliable shortcut around understanding the precise chain of land rights and agreements.

The project's marketing also refers to a PBG building approval and promises refunds if it is not obtained. PBG is an approval within Indonesia's building-permit system. One agency says the approval has already been issued, but no project-specific copy or verified registration details were available during this review. The SLF document, which concerns the building's fitness for use, has likewise not been examined; that is a question for a later handover, not proof of a present violation. It is worth separating a salesperson's description of the permit process from an inspected document showing which buildings and uses the permission actually covers.

UNIT. advertises a 25-year structural warranty, five years on engineering systems and one year on finishes and equipment. Those are commercial promises whose practical value comes from the warranty schedule, exclusions, remedial procedure and the identity of the party responsible for the work. A purchaser planning to rent the home should also distinguish warranty repairs from ordinary furniture replacement and wear caused by guests. Even an attractive headline warranty does not explain who funds pool servicing, utility consumption, pest control or regular replacement of frequently used fixtures.

The proposed operating model brings together Nuanu and UNIT. SPACE MANAGEMENT. In principle, local management could handle guest enquiries, housekeeping and maintenance while the owner lives elsewhere. No complete signed management agreement, expense schedule or actual rental history for completed Black Sands Oasis units was available. Promoted annual returns and payback periods are forecasts, not observations of this not-yet-delivered property. A useful investment appraisal would test several occupancy levels and daily rates, deduct management and booking charges, allow for empty periods and future refurbishment, and account for the years before the unit is ready to earn income.

For a family home, the immediate question is whether access to Nuanu's schools, dining and cultural programming outweighs the social traffic that accompanies an open destination. For an investor, it is whether those attractions will generate measurable demand at a price that still leaves a sensible net return after costs. Neither outcome follows automatically from being inside a master-planned community. A smaller studio could be easier to maintain but offer fewer privacy features; a pool villa gives more space and autonomy while requiring regular upkeep. The project's real strength is this choice, not any claim that one format will always outperform the other.

A local press report following the 15 October 2026 launch describes a special Observatory Suite offered separately through an auction, in addition to the 111 regularly listed residences. It has a distinct architectural concept and should not be silently counted as another standard villa or priced from the ordinary inventory table. Its sale method, title documents and payment rules deserve separate treatment. For the main Black Sands Oasis profile, the defensible inventory remains 83 villas, 20 studios and eight penthouses, with the auction proposal noted rather than folded into the comparable units.

Black Sands Oasis is a credible, identifiable proposed development with unusually detailed public layouts and a visible development partner, not a completed income-producing asset. Its most useful attributes are the variety of residences, the private outdoor space in the villas and the existing Nuanu ecosystem. The largest unresolved matters are contractual: exact lease duration and extension, land and permitting records, legal counterparties, refund rights, completion obligations and management expenses. A serious choice starts with a specific unit and an updated offer. Only then can the appeal of the design be weighed against what the buyer will actually receive and pay for.
