Why this project is worth a look
Two ways to occupy
Luna is designed with private residential use and professionally managed accommodation under one roof. That flexibility may appeal to different buyers, but a unit’s designated floor and the governing contract will decide whether it can be occupied personally, rented through an operator, or both.
About the project
Luna Residences is a planned apartment and penthouse development on Bali’s Nyanyi coast, within Nuanu Creative City in Beraban, Tabanan. The scheme has an unusual split: private homes sit alongside floors intended for hotel-style operation. That difference matters more than the label “residence”. Someone buying a place for extended stays will want a different degree of personal control from an owner expecting a hospitality team to take bookings throughout the year. Both propositions are advertised within the same building, but the rights attached to an individual unit are not yet established by the public material.

The project’s advertised size can look confusing. Its dedicated launch pages highlight a collection of 15 residences. Nuanu’s own July 2026 announcement, however, describes 88 studios, suites and penthouses in the full development. Indonesian property publications covering the June launch explain the apparent contradiction: the first 15 were the initial sales release, with more apartments expected to come to market in stages. That is not evidence of a separate, self-contained 15-unit building or a distinct phase with its own specifications. Buyers should think about the entire 88-unit scheme, then ask which individual apartments are currently being offered.
Nuanu Real Estate, 618 Development and Luna Beach Club are the names behind the collaboration. The developer’s own website lists Luna Residences as one of its launches, while Nuanu identifies 618 Development as the developer and YODEZEEN as the design practice. This supports the project’s commercial identity. It does not identify the Indonesian legal entity that will receive a deposit or establish which company holds the underlying land rights. A brand, a partner named in a launch announcement and the seller named on a binding contract are not automatically the same party. That distinction becomes particularly important in a purchase with instalments years ahead of completion.
The setting is part of the attraction. Nuanu spans 44 hectares and combines cultural venues, food destinations, places to learn, wellness facilities and residential projects. The address belongs to Beraban village in Kediri district, within Tabanan Regency, rather than Canggu itself. Luna Residences is presented as facing the sea, a river and tropical greenery; the orientation varies by apartment. Partner materials put Nyanyi Beach approximately 300 metres away. This is a marketed proximity figure, not a verified walking route or a promise that every apartment has direct beach access. A sea-facing terrace and a practical path to the sand are different things.
Each residence is promoted with private outdoor space, panoramic glazing and blackout shading. The project also lists high-speed internet, a relevant detail for people spending working weeks rather than just holidays here. The architecture is deliberately terraced, with the landscape and views shaping the sales story. Yet there is no single “Luna view”: some apartments face the ocean, others look towards the river or greenery. The choice affects privacy, afternoon sun, and the character of a stay. Floor plans, verified orientation and the relationship to neighbouring structures will tell a purchaser far more than the general renderings can.
Studios sit at one end of the unit range; one-bedroom suites and two-bedroom family apartments occupy the middle, followed by two- and three-bedroom penthouses. Nuanu’s public property catalogue gives an area range of 46–222 square metres without defining precisely which inventory it covers or how terraces are measured. A separate agency’s unit schedule lists smaller interior spaces and very large penthouse terraces. Those statements should not be combined into a supposedly definitive project-wide measurement. The sample layouts below retain each source’s distinction between interior space and terraces; a unit-specific signed plan is still needed for the saleable area.
Nuanu is advertising an entry price of IDR 3.3 billion. Its sales portal states that payments are made in Indonesian rupiah, even when dollar figures appear alongside them for marketing. The entry figure should not be mistaken for the cost of an ocean-facing family apartment, still less a penthouse. Agency schedules provide more granular price examples, but the published figures for the largest homes are materially inconsistent with press reports from the initial launch. Rather than choose the lowest number, the practical starting point is a dated availability list for the desired view and floor, a description of what is included, and the amount due under the actual agreement.
A four-stage payment proposal is published: 25% on signing, another 25% in Q1 2027, a further 25% in Q1 2028 and the final 25% at handover. The developer is targeting Q4 2028 for delivery. Staging the payments makes the advertised entry easier to understand, but most of the price would still be committed before the apartment is handed over. The crucial terms are what counts as completion, what evidence supports each instalment, and what the buyer can recover if construction or delivery falls behind schedule. None of those contractual protections follows automatically from the payment percentages shown on a website.
The offered tenure is a leasehold marketed for 60 years or more. This is a contractual right, not direct freehold ownership of the Indonesian land beneath the building. Indonesian land law distinguishes Hak Milik, Hak Pakai and other registered rights from a private lease, and foreign buyers cannot simply register a Hak Milik land title in their own names. For this particular project, a public advertisement does not establish the lease commencement date, initial duration, extension conditions, the identity of the lessor or whether assignment to a future buyer requires consent. Those are the details that determine how usable and resaleable a long lease will be.
The hospitality offer is broad: round-the-clock property management, concierge support, dining brought to the residence, a shuttle within the Nuanu environment, resident events and access privileges at Luna Beach Club. Nuanu has also announced the Luna Black Card as part of the intended ownership experience. These services could be meaningful for people who visit only periodically. They are not a substitute for an operating agreement. Buyers still need to distinguish an included service from a paid extra, understand whether rental participation is mandatory, and see the management fee, cost allocation, maintenance reserve and permitted personal-use periods. Publicly advertised return projections do not establish the income a particular owner will receive after these deductions.
The development is not a completed, operating asset. Nuanu’s partner page offers construction documentation on request, while a property intermediary describes earthworks or excavation. We have not located independently verifiable construction certificates or a public project-specific PBG approval, detailed spatial-use decision, land certificate or completed lease form. The SLF certificate, which concerns fitness for use, should not be confused with a planned handover date. The sensible reading of Luna Residences today is a design-led off-plan development linked to a real destination, with commercial particulars published but important legal and operating documents still to be examined.

Best for: Luna may suit someone who spends parts of the year in Bali and prefers a service team to handle the apartment between visits. The attraction is not simply a luxury label; it is the possibility of managing cleaning, guest stays and everyday requests through one operation. That benefit depends on a written agreement explaining exactly what the owner may do and what each service costs.; People looking for a neighbourhood with art, events, education, dining and opportunities to meet others may appreciate Nuanu’s environment. It is a more specific lifestyle proposition than buying an isolated villa. For the same reason, an owner seeking undisturbed quiet should choose location within the development very carefully, including orientation towards busier communal areas.; A buyer interested in managed rentals and comfortable with an off-plan completion target in late 2028 has several unit sizes to consider. The decision still turns on the net economics and legal position: operating fees, personal-use windows, permitted rental activity, the remaining lease term and the likely pool of future buyers. Marketing yield percentages cannot answer those questions.; This is a poor fit for someone who needs a completed home now or rental income immediately. The Q4 2028 date is a delivery target, not proof of future handover on that date. Construction progress, finishing standards and the timing of usable occupancy remain open matters.; It is also unsuitable for a buyer whose non-negotiable requirement is direct ownership of Indonesian land. The advertised lease does not deliver that. Nor should a purchaser assume unrestricted short-stay letting simply because the building includes hotel-managed floors; operating permissions and each owner’s contractual rights must support the intended use.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- A 60-plus-year lease and the 618 Development brand are advertised, but the contracting entity, land title, lease commencement and renewal terms remain undocumented publicly; zoning evidence and the project PBG have not been reviewed. Nuanu lists 46–222 sqm without a measurement definition, while an agency separately shows interior areas up to 275 sqm and terraces up to 202 sqm; published floor counts also vary between four and five levels. Approved plans remain unavailable for verification. July 2026 launch reporting places a penthouse around IDR 15B, whereas a later agency schedule quotes IDR 19.48B–37.17B. Current developer prices, available units, fit-out and management charges have not been established from a dated official inventory.
