Why this project is worth a look
A building to inspect
Residents and guests already use the accommodation and shared spaces. Physical condition is easier to assess than at an off-plan launch, although title and transfer documents still require separate scrutiny.
Layouts for longer stays
Kitchens, terraces and one- or two-bedroom options offer more flexibility than a standard hotel room. The specific contract and measured floor plan, not the room-category name, determine what a buyer actually receives.
On-site hospitality facilities
The operating site lists leisure, wellness and work amenities. Their availability to guests is established, but the rights and expenses attached to an owner's participation have to be confirmed.
A quieter coastal setting
Nyanyi is connected with the wider Nuanu environment without sitting in the busiest part of Canggu. Buyers planning to live here should judge practical transport and daily services rather than assume a resort-style setting suits every routine.
Resale rather than launch
The scheme is complete and originally sold inventory is no longer offered as new stock. That replaces construction risk with a different set of questions about remaining lease rights, assignment, operational commitments and seller authority.
About the project
UNIT Space U1 is an operating residential compound in Nyanyi, Bali, rather than a pre-construction investment. Its original development name is UNIT Space Village, the first cluster within the wider UNIT Space City scheme. The accommodation business now welcomes guests under the Unit Space Village name, while Nuanu's real-estate partner platform describes the original inventory as sold out and available on a resale basis only. That distinction sets the agenda for a buyer: this is a purchase of somebody else's existing contractual position, not a fresh off-plan allocation from a developer.

There is a genuine built environment to inspect. The hospitality operator runs one- and two-bedroom accommodation with kitchens, terraces and access to shared amenities. UNIT markets its original clusters as villas, Balinsky categorises U1 as villas and townhouses, and the operating website calls the rentable spaces apartments. These descriptions are compatible with a low-rise residential village that has a hospitality business attached, but none settles the legal character of an individual asset. A buyer should not assume condominium title merely because the booking channel uses the word apartment.
The site gives a complete address: Jalan Pantai Nyanyi No. 88, Beraban, Kediri, Tabanan Regency, Bali. The property's own website, Google's hotel listing and the developer's contact page are consistent on that location. It sits in the Nyanyi–Nuanu corridor, not in central Canggu. Online travel sites sometimes tag the accommodation as Canggu for search convenience, and one property catalogue even places the project in Munggu, Badung Regency. For a legal review, the Tabanan location and the underlying plot identifiers matter much more than a tourist search category.
U1 must also be kept separate from its successors. UNIT's current website distinguishes UNIT Space Village U1 from UNIT Nuanu Village U2 and UNIT Nyanyi Village U3. It publishes 20 units for U1, 55 for U2 and 28 for U3. Their being part of the same master brand does not make their lease documents, construction dates, facilities or resale supply interchangeable. Particularly in a secondary transaction, an attractive term advertised for a neighbouring cluster may have no bearing on the home under consideration.
The development is designed around compact, usable living spaces. At the operating property, one-bedroom accommodation appears with terraces, open-air bathing areas or upper-floor rice-field outlooks; a two-bedroom family arrangement is also offered. Having a kitchen, outdoor seating and a place to work makes a small residence more flexible for extended stays. The practical questions are more specific: whether a purchaser gets exclusive use of a terrace, how adjacent guest traffic affects privacy and whether the particular interior has been maintained as carefully as the marketing examples.
Even the floor-area figures should be read carefully. The operator advertises 60 square metres for certain one-bedroom layouts, whereas Booking.com describes a one-bedroom view apartment as 40 square metres and a spa-bath option as 50. Booking.com's family two-bedroom category is 70 square metres. Meanwhile, resale catalogues show a one-bedroom U1 unit measuring 54 square metres. These are source-specific descriptions, not verified title measurements or an approved schedule of areas. Different treatments of terraces and internal floor space are one possible explanation, but the published documents do not establish why the figures differ.
Amenities are unusually easy to observe because the hospitality side is already running. The property's own website lists a pool, sauna, cold plunge, gym area, café, coworking, cinema and music room. It also advertises housekeeping, a staffed reception, concierge assistance, parking and security. This is useful for an owner who might stay part of the year and arrange rental use during other periods. It also creates an expense structure: cleaning, common-area maintenance, staffing and replacements have to be funded. Guest access policies on a booking site should not be mistaken for permanent owner rights under the governing agreements.
Nyanyi offers a different daily routine from the busier parts of Canggu. Nuanu's cultural programme and public spaces are nearby, while restaurants, shopping, medical services and other routine errands may involve driving. Being close to a coastal district is not the same as owning a beachfront property. Before relying on a sales claim about easy access, try the actual approach roads at the times you would normally travel. For a long-term resident, an ordinary grocery run can be a more revealing test than a distance marker to a landmark.
There is solid evidence that this is not simply a proposed scheme. Nuanu's partner site calls U1 completed, the Unit Space Village website accepts accommodation enquiries, and Booking.com carries guest feedback. Independent real-estate databases point to completion in 2024, with Housebook specifically reporting the third quarter. None of these public signals is a substitute for a unit-level handover record, a construction approval or a certificate concerning fitness for use. It is possible to verify physical operation without yet having inspected the documents required for a safe transfer.
A seemingly small unit-count discrepancy deserves attention. UNIT's development site says U1 comprises 20 units. The accommodation operator describes 21 rentable units and Balinsky also lists 21 homes for Space City U1. The developer's figure is used here as the primary scale of the residential development; the alternate count is retained rather than averaged or ignored. There may be a difference between rooms available to guests and separately transferable homes, but no publicly checked numbered master plan establishes that explanation. The sold unit should be matched to the approved plan and the original instrument.
Published resale prices span a striking range. At the time of this review, Balinsky displayed a lower guide of USD 99,000 for U1. Housebook showed a one-bedroom, 54-square-metre entry from USD 105,000, and a Balinsky unit listing last updated on 14 January 2026 quoted USD 150,000 for 54 square metres. None is a developer's currently valid price sheet, and there is no independently confirmed live seller instruction for the cheapest listing. A buyer needs to ask which specific residence, included furnishings, contractual term, seller fees and transfer conditions sit behind the asking price.
The land arrangement is more important than the entry ticket. Nuanu's sales material describes U1 as leasehold, while the secondary-market portal presents a 25-year term. A resale buyer does not automatically receive a new 25-year lease: the starting date, expiry and any right of assignment are written into an existing arrangement. One advertised U1 villa even mentions an October 2049 expiry, a statement specific to that listing and not a project-wide legal fact. The original lease, amendments, landlord identity and consent requirements should be read together before money changes hands.
Indonesian land law makes the terminology consequential. Hak Milik is a land-ownership title and is not available for direct freehold acquisition by an ordinary foreign individual. Hak Pakai is a distinct right of use, while Hak Guna Bangunan is another land-right category with its own eligibility and term conditions. Contractual rental rights, often called Hak Sewa or simply leasehold in property marketing, are not interchangeable with either title. The publicly available U1 material has not established the underlying land certificate, the titleholder's powers or the exact bundle of rights each former investor can pass to a new buyer.
Marketing information about renewal should not be treated as a transferable promise. Nuanu's partner page refers to a USD 13,000–37,000 extension price if an early decision is made within five years, with later rates tied to market conditions. The original clause, eligibility, deadline and continuity following a resale have not been inspected. It is therefore inappropriate to model a secure extension at that amount for any particular U1 home. A negotiated renewal proposal and a legally enforceable renewal option are very different assets.
The developer is identifiable at brand level: UNIT Space Group is named by both its corporate website and Nuanu's property partners. Identifying the contracting company is a separate exercise. A commercial corporate-information website records a PT Unit Space Management at the Unit Space Village address, but that association does not show whether the entity built the project, owns the underlying land, operates the rooms or is entitled to receive sale proceeds. On the resale market the counterparty may instead be an individual leaseholder or a special-purpose company. The payee, transferor and person legally entitled to consent to the assignment should be supported by the same transaction file.
Permitting is another gap between a place open to guests and a property fully investigated for purchase. Indonesia's PBG concerns building approval, while SLF concerns fitness for intended building use; spatial conformity and authorised activity can involve the KKPR process. The operator's presence on booking channels does not establish that the unit-specific and site-wide documents have been reviewed. Booking.com publishes accommodation licence identifiers, but we did not obtain primary confirmation of U1's PBG, SLF, land-use approval or the scope of permission for the planned rental activity. Lack of access to those records is not evidence that no approvals exist.
A working rental operation supplies questions worth asking, not a reliable yield figure by itself. Ask for monthly booking statements across different seasons, the calculation of the owner's share, cleaning charges, staffing and common-area costs, maintenance reserves, taxes and the treatment of stays by the owner. Nuanu's promotional materials refer to a management commission calculated on net profit, yet an existing owner might hold a different contract and accounting definition. Guest ratings can help judge the experience delivered on site; they do not reveal the investor's distributable cash flow or the cost of a future resale.
For a buyer who values certainty about the building itself, U1 has an advantage over a drawing: the homes and shared facilities can be inspected before a transaction. The difficult work has moved from forecasting construction to understanding accumulated obligations. Remaining lease years, historic repair bills, committed guest bookings, management exclusivity, utility arrangements and the seller's right to assign all deserve direct evidence. If those pieces reconcile, U1 offers an intelligible small-scale residential product. If they do not, the fact that guests are checking in every day does little to protect the buyer's legal or financial position.
Ownership format
Advertised on a contractual land-lease (Hak Sewa) basis. A resale normally transfers the existing rights and their unexpired term rather than creating a fresh lease; any alternative arrangement, assignment and renewal rights need documentary confirmation.
Unit types & sizes
The operator advertises a terrace, equipped kitchen and queen bed. This is an accommodation-category area, not a certified measurement for any resale property.
Get floor plans and current pricesBooking.com describes a private patio, kitchenette and bathing area. A buyer should obtain the particular unit's drawings instead of using the hospitality listing as a title plan.

Best for: Suitable for buyers who would rather inspect an operating home and its facilities than commit to an unfinished development.; Potentially practical as a part-year Bali base for people comfortable with compact homes, shared amenities and car or scooter travel.; May appeal to owners willing to examine actual rental statements, management terms and recurring costs before making an income decision.; Relevant to buyers who understand they are acquiring a seller's remaining contractual rights, rather than a freshly issued land title or automatically renewed lease.; may not suit: Not appropriate for a buyer insisting on direct foreign freehold of the underlying land or a new full lease term without reviewing an existing contract.; Less suitable for someone wanting a detached, secluded estate without shared areas or hospitality guests nearby.; A poor fit for decisions driven primarily by headline rental yields, since project-level revenue and net owner distributions have not been verified..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- UNIT gives the first U1 cluster a count of 20 homes; the operating accommodation website and Balinsky each report 21 units. A verified numbered inventory reconciling saleable homes with guest rooms has not been obtained.
- Leasehold is advertised and third-party catalogues quote 25 years, but the underlying land agreement, expiry for each property, assignment permissions and enforceable extension rights have not been reviewed. The resale contracting entity is also unverified.
- The plot title, project-specific PBG and SLF documents, and site land-use approval were not available for inspection. Public asking prices and hospitality floor areas are not confirmed legal specifications or evidence of a live resale opportunity.
