Why this project is worth a look
Two housing formats
The estate combines semi-detached and fully detached two-storey houses instead of forcing every buyer into one format. Balmy and Breezy provide 167–185 sqm with a lower entry point, while Merry, Mellow and Melodious offer 181–229 sqm in detached form. That lets a household decide whether privacy, extra bathrooms, an upstairs family area or a separate multipurpose room matters more than simply maximising headline square metres.
A defined estate scale
The project is consistently documented at 212 homes on 44 rai 2 ngan 54 square wah. That scale is large enough to support a clubhouse, pool, landscaped common areas, running and cycling facilities, yet still gives a buyer a clear idea of the community they are joining. For long-term owners, management of the roads, greenery, access systems and shared facilities will matter almost as much as the private plot.
Useful shared spaces
The common facilities cover more than recreation: fitness, swimming, a main park, children's space, co-working, a meeting room, sauna, jogging track and bike lane are all listed on the current project page. That mix suits households that spend substantial time at home and want some activities outside the private garden. Buyers should still confirm which smart-home devices and fixtures belong to the exact house being purchased, particularly when comparing developer inventory with resale stock.
An eastern Bangkok base
Nimit Mai Road places the estate firmly in Min Buri with access toward Ramkhamhaeng, Suwinthawong and Ramintra. It is a practical base for families whose school, work or family network is already in eastern Bangkok and who normally drive. The Pink Line adds a public-transport option, but the location should not be evaluated as if it were a central-city rail project; last-mile access and peak-hour road conditions remain part of the daily equation.
Documented project timetable
SC Asset's formal disclosure provides the land-title reference, project area, shared-area allocations, construction start and a whole-estate target completion of 30 June 2029. That gives buyers a firmer diligence base than marketing copy alone. It also highlights a key distinction: a finished house can be available before the entire estate is complete, so inspection and transfer readiness must be checked at plot level rather than inferred from a single project-wide status label.
About the project
Venue ID Ramintra–Minburi is an SC Asset landed-housing estate on Nimit Mai Road in Bangkok's eastern Min Buri district. The current developer page markets both detached and semi-detached houses, with a published range of THB 6.99M to THB 15M. The core product is a two-storey family house rather than an inner-city townhouse or a resort-style villa: three or four bedrooms, two parking spaces, a private plot, and enough internal space to separate sleeping, family, work and guest functions. Five established house types have well-documented usable areas from 167 to 229 sqm. That gives buyers a meaningful step up in space from condominium living, but it also changes the ownership, transport and maintenance questions that need to be considered before a reservation is made.
The estate is unusually well documented for a Bangkok low-rise project. SC Asset's project disclosure identifies the development land at 44 rai 2 ngan 54 square wah and references land title deed no. 117463 in Min Buri. Independent project databases consistently report 212 homes. The same developer disclosure separates out a main public park, additional landscaped areas, land reserved for the future juristic entity, and the clubhouse-and-pool area; the current sales page describes more than two rai of central common space. For a buyer, the practical point is that this is not just a row of private plots. There is a shared residential environment with amenities, access control and landscaped areas that will need to be maintained over time, so the quality of estate management is part of the ownership experience just as much as the house itself.

The house mix supports two distinct budget and privacy choices. Balmy and Breezy are semi-detached designs at 167 and 185 sqm. They keep the entry point lower while still providing three or four bedrooms and two-car parking. Merry, Mellow and Melodious are detached homes at 181, 210 and 229 sqm. The larger designs add family lounges and more separation between formal living, everyday family use and bedrooms. The headline area alone does not tell the full story. A household with a grandparent or regular guests may value Balmy's multipurpose room; a family needing four true bedrooms and more bathrooms may find Breezy more practical; Merry and Mellow create an upstairs family zone; Melodious adds two living areas within the largest documented plan. The best fit therefore depends on how the household actually uses rooms, not simply on buying the biggest floor area available.
Min Buri is a car-oriented outer-Bangkok location, and that should be treated as a defining characteristic rather than hidden behind generic 'near transit' language. The estate sits directly on Nimit Mai Road and links into the Ramkhamhaeng and Suwinthawong corridors serving eastern Bangkok. SC Asset lists Ramkhamhaeng Road at about 2 km, the Pink Line's Min Buri Market station at roughly ten minutes, and Fashion Island at 11.9 km. Schools named by the project include Sarasas Witaed Nimitmai and Interkids, while Synphaet Ramintra is one of the nearby hospital references. This geography works naturally for households whose daily life is already centred on Min Buri, Ramintra, Ramkhamhaeng, Suwinthawong or the airport-side eastern districts. A buyer commuting to Asok, Sathorn or central Sukhumvit every day should test the full door-to-door journey at the times they actually travel rather than assuming that the presence of a rail line solves the last-mile part of the trip.
The amenity package is more substantial than the minimal pool-and-gym formula seen in many housing estates. SC Asset currently lists a clubhouse, fitness room, co-working space, swimming pool, main park, children's room, bike lane, jogging track, sauna and meeting room, together with CCTV and controlled access. There is also a bundle of in-home systems under the developer's Living Solutions programme, including a home hub, smart switches and plugs, siren, magnetic and shock sensors, plus smoke and heat detection. These features can be useful in a family house where residents spend more time at home, but they should still be checked against the handover specification for the selected property. A show house, a newly built developer-held house and a resale unit may not come with exactly the same installed package, furniture or operating condition.
Project timing needs a careful reading. Several international portals classify Venue ID Ramintra–Minburi as completed in December 2024, and current listings clearly show finished houses being offered for sale. SC Asset's own development disclosure, however, records a construction start on 6 June 2022 and an expected whole-project completion date of 30 June 2029. Those statements can coexist in a phased housing estate because individual houses may be finished and transferred while roads, later plots or other works continue, but we do not treat that explanation as a confirmed project fact without a more specific current status document. The registry therefore follows the developer's formal whole-project timetable and marks the estate as under construction. For any actual purchase, the relevant question is the status of the exact house and plot: whether construction is complete, whether inspection has been signed off, whether transfer can take place immediately, and what surrounding works remain.
Foreign-buyer ownership is the biggest structural difference from a Bangkok condominium. A house here is tied to land, so the condominium foreign-quota framework does not apply. Thai government guidance states that foreign individuals generally cannot own land directly except through narrow statutory exceptions subject to specific investment and approval conditions. SC Asset's disclosure confirms the development's land title, but that does not create a simple freehold route for an ordinary foreign buyer. A foreign purchaser needs to understand what right is being offered over the plot and what right is held over the building. A registered land lease can be one route, with the ordinary term for immovable property capped at 30 years per term under Thai law, while building ownership may be handled separately. We found no public SC Asset document setting out one standard foreign-buyer structure for this particular estate, so the purchase structure, renewal mechanics, succession and resale consequences should be resolved against the selected plot and contract before a material payment is made.

Ownership format
This is landed housing rather than a condominium. Foreign individuals generally cannot own Thai land directly except under narrow statutory exceptions. We did not find a public foreign-buyer structure specific to this project; if a land lease is used, the ordinary registered term for immovable property is capped at 30 years per term, while ownership of the building may be structured separately. The exact structure for the selected plot should be checked before funds are committed.
Home types & sizes
Three bedrooms, a multipurpose room and two-car parking. The documented starting plot size is 38.8 square wah. It is the most compact confirmed plan and suits buyers who need a full family-house layout without paying for the largest detached footprint.
Four bedrooms, four bathrooms and two parking spaces, with a documented starting plot of 40.2 square wah. Compared with Balmy, the additional bedroom and bathroom make this plan more workable for larger households or frequent overnight guests.
Three bedrooms, two living areas, an upstairs family zone and two parking spaces on plots documented from 50.3 square wah. It is the smallest confirmed detached option, giving more separation from neighbours without requiring the floor area of the largest house types.
Four bedrooms, a main living room, an upstairs family area, kitchen and two-car parking, with plots documented from 52.3 square wah. It suits a household that needs four permanent bedrooms and a separate family zone without moving all the way to the largest plan.
Four bedrooms, two living areas, an upstairs family room, kitchen, dining area and two parking spaces. The documented starting plot is 60.1 square wah. It is the largest of the five plans for which we could verify full specifications and gives the most flexibility for households needing several shared spaces at once.
These are the five house types for which area and room functions could be verified. The current project page also lists SAGE and CHILL, but their dimensions and room programmes are not exposed in the accessible text, so no specifications have been inferred for them.

Best for: Families who need three or four bedrooms, two-car parking and materially more space than a condominium can provide.; Households whose work, schools or family network are already centred on Min Buri, Ramintra, Ramkhamhaeng, Suwinthawong or eastern Bangkok.; People working from home who can make real use of the co-working room, meeting space and additional family areas inside the larger plans.; Families with children who value a shared park, pool, kids room and access to schools around the Nimit Mai corridor.; Buyers willing to compare individual plots, handover condition and house specifications rather than choosing only by model name or gross area.; may not suit: Buyers who want a central-Bangkok, car-free daily routine; Min Buri remains an outer, road-oriented location.; Foreign buyers looking for uncomplicated direct land ownership in their personal name; that is not the standard route for a landed-house purchase in Thailand.; Anyone who requires the entire estate to be fully finished with no later-stage construction, as the developer's formal whole-project target runs to 30 June 2029..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- SC Asset's formal disclosure gives 30 June 2029 as the whole-project target completion, while FazWaz and related portals classify the project as completed in December 2024. The registry follows the developer's project-wide date; the exact house must be checked separately for handover readiness.
- The current SC Asset page lists SAGE and CHILL in addition to the five established plans, but their areas and room programmes are not exposed in the accessible text.
- No public foreign-buyer land structure specific to Venue ID Ramintra–Minburi was found. The rights offered over the selected plot and building, and how they are registered, need confirmation before purchase.
