Established, not speculative
The houses, internal streets and shared facilities already exist, so the buyer can inspect the product rather than relying on renderings and a future completion date. The trade-off is age. The real asset is the particular resale house with its maintenance and alteration history, which makes a technical inspection more important than polished listing photography.
Rail access is real
The Pink Line is operating, and recent listings place Lat Pla Khao station at about 640 metres from the project. That is meaningful for a detached-house community in Bangkok because it gives residents a practical alternative to driving. The actual walking route still deserves a visit: pavement quality, crossings, heat and rain can matter more in daily life than the straight-line map impression.
Different house sizes
The original range covered approximately 146–205 sqm with three- and four-bedroom plans. Resale homes can be larger after extensions or reconfiguration. That gives families more choice, but it also means two homes in the same project may no longer be directly comparable. Plot size, internal position, renovation quality and approved alterations matter alongside floor area.
Built for family use
A detached two-storey house with its own land area and several bedrooms is naturally more aligned with long-term family occupation than short-stay rental. The ownership experience is also different from a condominium: the resident gains more space and privacy but takes on more responsibility for the roof, garden, external walls, building systems and any additions made by previous owners.
A negotiable resale market
Current 2026 listings show asking prices around THB 8.5–8.9M for examples in the project, with older portal pages displaying a wider range. Resale lets a buyer compare finished homes and negotiate directly around condition and urgency. The lowest asking price should not automatically be treated as the best value, because deferred maintenance or unapproved extensions can change the true cost quickly.
About the project
Life Bangkok Boulevard Ramintra 23 is an established gated community of two-storey detached houses in northern Bangkok, close to Ram Inthra Road and Lat Pla Khao station on the Pink Line. It should be approached as a resale project rather than a new launch. Historical project coverage places completion in 2015, while current listings are homes being resold by existing owners. That changes the due-diligence focus: the buyer is no longer relying on a developer construction promise, but needs to inspect the individual house, alterations, maintenance history, plot size, common-fee position and the seller’s title documents.
SC Asset launched the project with several detached-house formats. Historical project material shows four core layouts ranging from roughly 146 to 205 sqm, generally with three or four bedrooms. Current resale listings can be larger than those original figures, including homes around 210–250 sqm and configurations with four bathrooms. That is not unusual in a mature low-rise estate. Owners may extend kitchens, enclose spaces, add rooms or renovate. A resale advertisement therefore should not be treated as proof of the original approved plan; the physical house and the documentation need to match.

The location has a useful urban advantage. The estate sits off Soi Ram Inthra 23 rather than on an isolated suburban parcel. An older project review placed the estate about 550 metres inside the soi from Ram Inthra Road, and recent DDproperty listings place Lat Pla Khao Pink Line station at roughly 640 metres. A family living here may still prefer a car for many school, shopping and cross-city trips, but the rail connection provides a realistic second transport option and reduces complete dependence on traffic along the Ram Inthra corridor.
Launch-era material lists a clubhouse, swimming pool, fitness room, landscaped common areas, security and controlled access. For a project of this age, the current operating condition matters more than the original brochure list. A buyer should inspect the common areas at different times of day, see how internal roads and visitor parking function, ask for the current common charge and any special assessments, and check how well the estate management is maintaining shared facilities. A lower resale price can be attractive, but it should be compared with the likely cost of renovating an older house rather than with a new-project price alone.
For foreign buyers, the legal structure deserves more attention than it would in a condominium purchase. DDproperty labels the project tenure as freehold, but a portal tenure label does not override Thai land-ownership restrictions. A foreign national generally cannot register the underlying land directly in their own name. The due-diligence question is therefore not simply whether the listing says “freehold”, but who holds the land title, what rights attach to the building, whether the seller is properly registered, and what lawful structure is actually being offered for that specific resale house.
The project’s age is also clearer from primary records than from today’s portals. SC Asset’s 2011 shareholder meeting material names Life Bangkok Boulevard Ramintra 23 specifically, gives a total of 179 units, states that construction was 90% complete and sets May 2011 as the target for full completion. SC Asset’s own finished-project archive now lists the development as closed. Those primary records take priority over later portal data, so the registry uses 179 units and May 2011 as the expected completion point, while the conflicting 2015 and “off-plan” labels are preserved as source discrepancies.

Ownership format
DDproperty describes the project tenure as freehold, but that does not give a foreign buyer the right to own Thai land directly. Foreign nationals generally cannot hold the land title in their own name, so the structure for the house and the land rights must be checked separately for the selected resale property. Nominee-company structures should not be treated as a safe workaround.
