Current agency material places it in Mean Chey and gives the address as Sangkat Chak Angrae Leu. The building is already in use: office and apartment rentals are advertised, while several apartments are operated as short-stay accommodation. A buyer is therefore assessing an existing unit rather than a future promise, with the actual condition, view, measured area and legal documents taking priority over launch-era presentation.
CAM Realty's current building profile describes 30 storeys. Offices occupy floors 3 through 12 and residential units floors 13 through 29. Parking is spread across four levels, described as running from the basement area to the second floor. Older directories on Realestate.com.kh and FazWaz list 29 floors, so the 30-storey figure should be treated as the latest agency specification rather than a substitute for as-built documentation. Before purchase, the floor schedule, title for the selected unit and the building's own level numbering should be compared.

Archived project plans show a 42.32 sqm studio-style layout and two two-bedroom layouts of 72.23 sqm and 78.88 sqm. Knight Frank recorded Condo Versailles Square among the new launches monitored in the first half of 2019 and listed 340 condominium units. That provides useful context for the scale of the residential component, but it should not automatically be read as the total number of all premises in a mixed-use building; the office suites may have been counted separately. The amenity mix serves both residential and commercial users. Sources repeatedly mention a sky-level swimming pool, fitness centre, rooftop dining and a sky bar. Building operations are described as including a front desk, 24-hour security, CCTV and card-controlled lift access. The office specification lists four lifts, one emergency staircase, fire hose reels, extinguishers, smoke alarms and water sprinklers. Availability for a particular apartment or office still needs confirmation: the visual gallery reflects the original concept, while the current management sets opening hours, access rules and service scope.
Samdech Hun Sen Boulevard, widely known as the 60-metre road, is a major development corridor south of central Phnom Penh. Versailles Square faces this arterial road rather than sitting on a small residential lane. The position can suit businesses that value visibility and residents who travel across the southern districts, although congestion, road noise and journey times vary materially by hour and direction. Launch-era claims about reaching malls, schools or the centre within a fixed number of minutes should not be treated as guaranteed travel times; the practical test is the route during the buyer's normal commuting periods.
The developer attribution has been independently confirmed as Fu Guan Yuan Development. Chinese-language project material links Versailles Square to 富冠源開發, an independent YouTube walkthrough names Fu Guan Yuan as the Taiwanese developer, and a separate Cambodian recruitment directory confirms the existence of 富冠源地产开发有限公司 in the real-estate and construction sector. An official registry document establishing the exact English legal name and corporate suffix was not found in the accessible material. The page therefore uses the confirmed brand transliteration, while transaction due diligence should obtain the seller's and developer's registration documents.
The public market currently provides stronger evidence of occupation and rental activity than of active primary sales. Studio and two-bedroom listings, office leasing advertisements and short-stay accommodation pages are available. Realestate.com.kh displays a $2,000 per sqm reference on the project directory page, but the freshness of that figure and the availability of a matching sale unit could not be established, so it is not presented as a starting price. A buyer should request a current resale set, price history for the selected unit, the active management arrangement and a complete schedule of recurring charges.
A practical review of Versailles Square begins with the individual premises. For an apartment, the title and contract area, orientation, fit-out condition, noise exposure, air-conditioning and access to common facilities matter more than the generic project description. An office review should also cover electrical capacity, fit-out rules, access hours, parking and allocation of operating costs. The mixed-use format broadens the building's possible uses, but it also makes management rules more important: residents, office tenants and short-stay guests may follow different circulation routes, service arrangements and access controls.
Industry profiles describe strata-title office and residential premises, but no title copy for a particular apartment or office was available in the public material. For an overseas buyer, the decisive evidence is the document attached to the selected unit rather than the marketing label: unit number, floor, area, permitted use, common-property share and any restrictions should match the contract.
