A site of roughly 100 hectares and 886 homes in the main handover creates a genuine neighbourhood rather than a small housing cluster. Link houses, twin villas, several Queen tiers, King Villa, King Manor and shophouses allow buyers to compare very different sizes and budgets within one location.

Close to AEON

Developer materials place Landmark 60M about 100 metres from AEON Mall Mean Chey. Groceries, dining, entertainment and daily services are therefore available nearby without requiring every routine trip to reach the city centre.

Established environment

Knight Frank recorded the main development as a H2 2021 handover, and current listings demonstrate an active market for completed houses. A buyer can inspect the façade, street, plot, neighbours and actual maintenance condition before committing.

Family-sized homes

Most models provide four or more bedrooms, several bathrooms and private parking. Larger villas add family rooms, work areas, staff rooms and separate kitchens, making them relevant to large or multigenerational households.

Home and commerce

Shophouses and retail components make Landmark 60M broader than a residential-only borey. They create options for an owner-operated business or street-facing premises, but permitted use, frontage and real footfall must be checked for the exact unit.

About the project

Chip Mong Landmark 60M is a large low-rise community by Chip Mong Land on Samdech Techo Hun Sen Boulevard, the road widely known in Phnom Penh as 60M Road. Developer materials describe a site of roughly 100 hectares and place it beside AEON Mall Mean Chey. This is not a single building or a compact borey with a handful of streets. The estate combines link houses, semi-detached and detached villas at several price levels, shophouses, internal roads, landscaping and shared facilities. A buyer is therefore choosing a specific phase, street, plot position, house condition and transaction route, not merely a model name.

Knight Frank’s independent market report lists Borey Chip Mong the Landmark 60M among six developments handed over in the second half of 2021 and records 886 units. That figure is a useful measure of the principal completed supply, but a development of this size was not necessarily built, sold and documented at one moment. Current agency pages also describe individual homes with build years between 2022 and 2024, while Chip Mong Land continues to feature Landmark 60M in its active portfolio. The practical reading is a completed and inhabited core with later homes or phases that require unit-level confirmation.

The housing mix is broader than the standard row-house formula. Three-level link villas form the more accessible part of the market, commonly with four bedrooms. Twin SII and larger twin-villa designs add wider plots, family rooms and two-car parking. Queen B II, Queen A, Queen and Queen II models step up in land size, internal separation and bedroom count. King Villa and King Manor occupy the upper end, with extensive family and work areas, secondary kitchens and unusually large parking capacity. Shophouses and the estate’s retail component introduce a business-use option that is not available in a purely residential villa compound.

Location is the project’s clearest everyday advantage. Landmark 60M sits on a principal corridor of southern Phnom Penh and immediately around AEON Mall Mean Chey. The official project page gives an approximate distance of 100 metres to the mall, while a current CAM Realty listing describes it as roughly a two-minute drive. The boulevard connects the southern residential belt with major urban roads and the route toward the new international airport. Residents gain practical access to a hypermarket, dining, entertainment and services, although travel to central districts still depends on the time of day and the exit used from this very large estate.

Landmark 60M must not be confused with Landmark 271. Both carry the Chip Mong Land brand and may appear together in marketing, but an official sales announcement separates them by location: Landmark 271 is on Road 271, whereas Landmark 60M is on Samdech Techo Hun Sen Boulevard, or 60M Road. The shared Landmark name, the developer and references to Chip Mong 271 Mega Mall as a nearby destination do not make them the same project. Every factual and visual source used here was checked for an explicit Landmark 60M identification.

Pricing inside the community is not uniform. At the review date, an active side-corner link-villa listing provided a lower market anchor of about $230,000. Four-bedroom twin villas were marketed around $470,000; Queen B II examples appeared around $550,000 to $630,000; detached Queen houses were around $900,000 and above; and historical or sold King Villa examples reached roughly $2.5 million to $2.7 million. These are asking prices for different plots, conditions, orientations and sellers. Furniture, corner land, actual constructed area, fit-out, title status and the seller’s urgency can materially change the comparison.

For a family, the project offers the advantage of inspecting a real home in an established environment rather than relying only on a future tower delivery. Its scale also raises the due-diligence burden. Buyers should visit the exact street at different times, test routes, inspect drainage and road condition, match the built layout against documents and confirm which clubhouse or commercial facilities serve the selected phase. Landmark 60M suits a buyer prepared to compare individual houses carefully; it is less convenient for someone expecting one standard specification, one price sheet and one uniform sales process.

Agency listings frequently label the tenure as a Borey Title, but a listing label is not a substitute for reviewing the legal documents. Before paying a reservation, the buyer should obtain the land and house documents, verify the registered owner and seller authority, check mortgages or restrictions, confirm outstanding management and utility charges, inspect plot boundaries and agree the handover sequence. Developer inventory and a resale purchase will have different contracts, payment schedules and costs. We did not find one current public payment plan applicable to the whole estate, so terms should be accepted only for the selected property and the current offer.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page.
