Why this project is worth a look
Compact hotel inventory
The project is commonly marketed as 34 units over four floors. This makes it a focused hotel-room product, although the buyer should reconcile that inventory with developer pages quoting 31 rooms and another profile quoting 32.
Conference-area address
Jalan Pratama in Benoa provides a practical base for Nusa Dua's resort and meeting venues. The hotel's wider destination should not be confused with verified inclusion inside the separately managed ITDC precinct.
A managed-income proposition
The developer markets pooled hotel receipts rather than owner-managed nightly rentals. That could simplify everyday operations, but net distributions depend on the operator's contract, costs and allocation rules.
Identifiable units and prices
Official listings include unit 101 at USD 72,600 and penthouse P04 at USD 125,000. They make comparison possible while leaving availability, floor area and final contract terms to be settled for each specific room.
About the project
Vibe Hotel Nusa Dua is a compact hospitality property in southern Bali where individual guest rooms are marketed as investable units. It should not be approached like a conventional apartment that the owner can freely redesign, occupy indefinitely or rent out under any management arrangement. The proposed model is closer to participation in an operating apart-hotel: a buyer acquires the contractual rights attached to a particular room, while guest stays and rental income depend heavily on the hotel operator. That changes the purchase decision. The room's finish and asking price matter, but so do the operating contract, the duration of the buyer's rights, the method of distributing revenue and the hotel's real capacity to accommodate paying guests.

The project is marketed by Vibe Development, whose corporate website identifies its Indonesian company as PT PMA Vibe Development Lab. Most project descriptions give a total of 34 units, broken down into 30 apartments and four penthouses, in a four-storey building. Yet the developer's dedicated hotel page speaks of 31 rooms, and another specialist property listing uses 32. There is no reliable evidence that these figures describe separately registered construction phases. For now, 34 is the better-supported figure for the marketed inventory, because both the developer's portfolio and an established property platform use it. Buyers should not treat it as an audited room schedule until the latest floor-by-floor inventory and the corresponding saleable interests have been reconciled.
The reported address is 8 Jalan Pratama, Benoa, South Kuta, Badung Regency. Hotel booking platforms also associate the property with Banjar Celuk, giving a more local description of the same broad area. It is positioned for access to Nusa Dua's resort and conference facilities rather than for a secluded villa holiday. The distinction between the wider Nusa Dua destination and the resort enclave managed by Indonesia Tourism Development Corporation (ITDC) matters, however. A developer's marketing reference to that enclave is not evidence that this particular land plot sits within its protected boundary. The street address has supporting sources, while the underlying land certificate and precisely surveyed parcel outline were not available for independent inspection.
The business concept targets short-stay guests, including conference delegates and people making work-related visits to the island. The developer quotes a five-to-seven-minute journey to major convention venues and roughly 700 metres to the sea. Those are advertising-level indications, not a measured route for every entrance or time of day. For an investor, the demand story is nevertheless understandable: a functional private room with reliable connectivity and a place to work may appeal to visitors who do not need the space or price point of a full-service resort suite. Whether that translates into attractive occupancy is a separate question. Conference calendars, seasonality, direct booking relationships and competition all influence the numbers.
The dedicated project presentation divides its rooms into Standard, Premier and Deluxe formats. A Standard studio is shown at 18.5 square metres with a work area and kitchenette, Premier at 21 square metres and Deluxe at 32 square metres. These are marketed categories, not proof that every numbered room follows exactly the same specification. Unit 101, for example, is listed by the developer at 19 square metres and described as a one-bedroom apart-hotel unit. Another official page markets penthouse P04 on the fourth floor with a stated total area of 46 square metres, even though its descriptive copy still calls it a 40-square-metre penthouse. Any serious comparison should therefore start from a dated, unit-specific plan rather than a convenient category label.
Small differences in floor area are unusually consequential in this building. A compact guest room may have enough space for a bed and desk but offer limited storage or privacy for a longer stay; a more expensive upper-floor unit might provide a terrace without supplying a genuinely separate bedroom. Penthouse P04 is identified as a one-bedroom unit with rooftop access and no private pool. That does not automatically establish exclusive use of the roof, a sea view or unrestricted personal occupancy. The purchase documents need to identify exactly which spaces are private, which belong to the common hotel operation, how the room is measured and what furnishing package is delivered. A premium category does not answer these questions by itself.
Engineering is a prominent part of the sales proposition. The advertised specifications include central air conditioning with filtration, ventilation, heat recovery for water heating, water treatment and a sprinkler fire protection system. If properly installed and maintained, these systems can affect guest comfort, electricity consumption and future operating costs. But the existence of a technical description is not the same as commissioning records or a working installation. The project also promotes a rooftop terrace, work areas, meeting space, parking and concierge assistance. The independent development profile lists a narrower set of facilities, including a lobby, parking, security and CCTV. Prospective purchasers should distinguish amenities shown in a presentation from services actually delivered and staffed.
The project's physical status calls for more nuance than a simple completed-versus-off-plan label. One developer page says construction is 95% complete; another describes a comprehensive refurbishment of an existing hotel. Meanwhile, the accommodation business itself has listings on Booking.com and Expedia, complete with descriptions of rooms, breakfast and reception arrangements. These are meaningful indications that the property is being offered to guests, not merely represented by architectural images. They do not establish that every room offered to investors has been handed over, that all refurbishment works have ended, or that the documentation for the saleable units is in order. At least one real-estate marketplace continues to label the development off-plan.
Completion dates have also changed across the public record. The developer's corporate profile and its individual unit pages state the first quarter of 2026, while the current project list on its homepage shows June 2026. An independent agency advert referred to July, and NewHomes lists the fourth quarter of 2026. By October 2026, the first three dates are already in the past. None can be adopted as proof of actual delivery. Equally, it would be inaccurate to describe the whole hotel as dormant when accommodation listings are already visible. What matters to a buyer is the acceptance status of the exact room, any outstanding construction or refurbishment obligations, and evidence of approval for the intended hotel use.
The ownership structure is marketed as a contractual long-term lease, commonly referred to locally as Hak Sewa, rather than direct freehold title to the land. Indonesian law distinguishes Hak Milik land ownership from the right to use someone else's land under a lease. A broker's listing for Vibe Hotel refers to an SHM land certificate, which is a certificate associated with Hak Milik. That detail alone does not tell a buyer which person or company holds the title, who is legally entitled to grant the room interest, or what security the buyer receives. The use of the word 'owned' in hotel-room marketing must not obscure this. The legal analysis needs the underlying title, the lease chain and the actual contract being offered to the purchaser.
There is no consistent published lease term. The hotel's dedicated page refers to 27 years and an extension option. Another developer inventory describes a '28+30' arrangement and names 4 November 2054, while an agency listing gives 11 November 2054. Other advertisements present the structure simply as a 30-year leasehold. The date on which the buyer's entitlement ends is more useful than any rounded marketing phrase: it affects potential occupation, resale value, financing assumptions and negotiations over an extension. A plus sign between two terms is not an enforceable renewal promise. Buyers need to know whether any extension is binding, the terms of its pricing, the party responsible for granting it and what happens to the room improvements when the underlying lease expires.
Hotel income is marketed through a pooled system. The operator is described as collecting receipts from the rooms into a common pool before allocating proceeds to participating buyers. This can reduce the effect of one room being temporarily unoccupied, but it also means owners are exposed to the economics and decisions of the entire operation. The definition of receipts becomes critical. Platform commissions, staffing, housekeeping, utilities, insurance, refurbishment, marketing, statutory charges and operator compensation can all sit between gross bookings and an investor's final distribution. The statement that owners receive an equal share is particularly important to reconcile with differing room sizes and purchase prices. Without the distribution formula and expense policy, there is no sound basis for estimating take-home income.
The developer's dedicated landing page advertises a 10% contractual income arrangement for the first 24 months following handover, alongside projected annual returns and a payback period. The corporate profile also displays a separate performance percentage next to the hotel's name. These figures should be read as seller communications, not as independently audited operating results or an unconditional promise to the next buyer. Even if a return clause is included in a proposed contract, its value depends on who owes the money, when the obligation begins, what deductions and exceptions are permitted and whether that counterparty can pay. A review of the actual management agreement and a verifiable operating statement is more useful than selecting a property on the highest headline percentage.
The clearest advertised entry point is USD 72,600 for developer-listed unit 101, specified at 19 square metres. The project's Standard category uses the same starting price but quotes a slightly different area. Premier is marketed from USD 84,800 and Deluxe from USD 125,000; penthouse P04 is also listed at USD 125,000 despite a different unit specification. These are asking prices, not an assured current deal or a quotation inclusive of taxes and transaction expenses. Furniture scope, remaining lease term, outstanding charges and the basis on which the area is measured may all differ by room. A seemingly simple price-per-square-metre ranking would be misleading before those discrepancies have been resolved.
Payment terms deserve separate attention because the company's own pages do not agree. The dedicated hotel presentation shows an 85% payment on signing and 15% at handover. Individual listings advertise 30/70 terms or a 24-month instalment option, while a broader inventory page refers to full advance payment or an 80/20 arrangement for a ready property. References to a full-payment discount also vary. There is therefore no reliable single down-payment percentage for the development. Vibe Development says it uses Bank Mandiri escrow arrangements, but the buyer needs proof that the particular transaction is covered, together with the account holder's identity, disbursement conditions and refund rights. A general corporate statement about escrow protection cannot replace the operative agreement.
Hotel regulatory documents are another distinction between an accommodation listing and a completed investment product. Indonesia's PBG is associated with building approval, while the SLF is the certificate establishing a building's fitness for its intended use. The developer's hotel page refers to SLF and a hotel star category, yet the underlying certificate number and document tied to this address were not accessible in the reviewed public sources. The claimed pink-zoned land use likewise needs an official zoning or spatial-use document rather than a broker's description. The absence of those records from the available materials is not proof that the permits do not exist. It does mean a purchaser cannot rely on the marketing statement alone to establish legal readiness for operation.
This is ultimately a specialised hospitality exposure rather than a general-purpose Bali apartment. The appealing elements are an identifiable Nusa Dua address, relatively small unit tickets, business-travel positioning and the possibility of professional hotel administration. The trade-off is limited independence: lease duration, pooled income rules, operator quality and the hotel's competitive position have an unusually direct effect on the owner's result. Someone seeking an expansive second home, autonomous short-term letting or straightforward land ownership is unlikely to find that objective met here. For a buyer considering eventual resale, the assignment clauses, remaining lease and demonstrated operating accounts will matter at least as much as the original asking price.
Ownership format
Marketed as contractual long-term lease rights (Hak Sewa), not direct buyer freehold title to land. The term, renewal mechanism and relationship between the room contract and land title remain inconsistent across listings and require documentary verification.
Unit types & sizes
The marketed compact format includes a desk area and kitchenette. Separately, official unit 101 is listed at 19 sqm for the same entry price, so the category figure is not a substitute for the numbered room plan.

Get floor plans and current pricesA larger studio category advertised with a seating zone and upgraded bathroom. The actual floor plan, outlook and fit-out need to be tied to an individual unit rather than inferred from the category name.
Get floor plans and current pricesA fourth-floor unit with rooftop access and no private pool. Its official specification says 46 sqm while adjacent sales copy calls it a 40 sqm penthouse; the contract plan must settle that difference.
