Why this project is worth a look

An established community

These are existing houses in a functioning estate, so buyers can inspect streets, neighbours and the building itself. That is a more tangible starting point than a planned launch, although paperwork still needs its own verification.

A genuine resale choice

Current advertisements span compact single-storey homes and substantially larger family properties. The choices reflect individual ownership and alteration, not interchangeable new units.

Shared everyday amenities

A guarded entrance, clubhouse and common pool are central parts of the estate proposition. Actual access, upkeep and fees matter as much as their presence in the original description.

A residential south-Bali base

The Benoa and Mumbul address places the project within the daily life of the Nusa Dua area, without presenting it as beachfront accommodation. Road access and routines will determine whether it works for a particular household.

Researchable project history

Historical sales documents identify earlier house models and a development company name. Their value is context, not evidence that today’s renovated resale homes match their initial specifications.

About the project

A buyer looking at Royal Garden Residence today is not choosing a villa from an off-plan developer catalogue. The estate is already built, the original sales programme is closed, and the available opportunities are individual resale houses. Mirah Investment & Development presents it among its completed developments and describes a community of around 350 villas. That gives the estate a recognisable identity, but it does not make the houses interchangeable. A seller’s asking price, the condition of the building and the title attached to its plot matter far more than the familiar project name.

The address offers a useful starting point: Jalan Taman Giri Asri in Benoa, within Kuta Selatan, Badung. Estate listings also use Mumbul and Nusa Dua, both familiar references for this part of south Bali. They should not be mistaken for an oceanfront location. Royal Garden Residence sits in an established residential setting rather than directly on the resort beach. The trade-off is practical. A household can use the south-Bali road network and reach different parts of Nusa Dua and Jimbaran, but ordinary journeys, traffic and the condition of the access roads will shape everyday life more than the proximity claims in a sales advertisement.

The neighbourhood format is part of the attraction. Mirah promotes controlled entry, round-the-clock security, on-site staff, a clubhouse and a communal swimming pool. Estate and resale descriptions also mention a gym, facilities for children and a café. These are shared amenities, not amenities automatically included within the grounds of every privately owned house. Their present operating hours, maintenance arrangements and residents’ access conditions are not established by a marketing list. Someone planning to live here full time should visit the common areas, not merely ask whether the development has a pool.

The housing itself is more varied than the word “villa” suggests. One-storey homes with two bedrooms sit in the same broad market as larger, two-storey family houses. Some have been refurbished, while others retain layouts closer to their early construction period. Many listings use the term “semi-villa”, a loose description of a house that may have a small private garden and parking rather than the expansive outdoor space associated with a holiday villa. The shared estate swimming pool is not evidence that a resale home has its own private pool. That distinction matters to both lifestyle buyers and anyone considering holiday rentals.

There is a useful historical record behind those differences. Original sales material from 2012 and 2013 names house models including Tulip, Jasmine, Ardenia, Anggrek and Cempaka. The plans combined different plot and building sizes and offered one- and two-storey designs. An early sales kit identifies PT Bali Mirah Konstruksi in connection with the development, while the contemporary project page uses the Mirah Investment & Development brand. The archives help explain where the variety began; they do not prove that any particular resale house still matches an original plan. Extensions, renovations and informal changes may have altered both its layout and its documented floor area.

Even the historical project totals need reading with care. An older Royal Garden Residence company profile referred to a proposed 299 homes across two stages. Mirah’s current description gives a quantity of 350 villas and elsewhere says more than 350. Mirah also states that construction and sales were completed within two years, whereas a separate Pinhome background article gives a September 2012 start and a December 2017 finish. These accounts may describe different phases or use different definitions of completion. They do not justify an invented handover year, a precise final inventory or separate new-project records for the early stages. What is clear is that Royal Garden Residence operates as an existing residential development.

For purchase budgeting, the useful numbers come from dated resale advertisements rather than an old brochure. A Rumah123 listing refreshed on 10 October 2026 offered a one-storey, two-bedroom house with 43 square metres of built space on 105 square metres of land for IDR 1.3 billion. Another October advertisement asked IDR 1.55 billion for a two-bedroom house with 79 square metres built on a 120-square-metre plot. A three-bedroom house with 80 square metres of built area was advertised at IDR 1.5 billion, while a two-storey, four-bedroom example with 150 square metres built was offered at IDR 2.2 billion. Those are distinct homes, not a series of standardised developer unit prices.

Rumah123’s estate summary dated 12 October 2026 put its advertised lower end at IDR 1.3 billion and showed an average of around IDR 1.8 billion within the listings it counted. An average asking price does not show what sellers actually received, nor does it capture every exceptional listing. At the larger end, Pinhome carried a three-bedroom, 211-square-metre home on a 246-square-metre plot with an IDR 3.63 billion asking price. A less recently substantiated listing elsewhere offered a lower headline figure than IDR 1.3 billion; its continued availability is unclear. The starting price used here is therefore a dated, traceable resale reference rather than a claim about the cheapest possible transaction.

Land and building area must stay separate throughout the comparison. Indonesian listings normally use luas tanah for the plot and luas bangunan for the building. A 43-square-metre house on 105 square metres of land may provide outdoor space yet have fairly compact rooms. A 150-square-metre building on a plot of roughly 100 square metres has a very different relationship between interior and exterior space. Listings are not always fully aligned with title measurements either: one four-bedroom advertisement cites 98 square metres on its land certificate and approximately 100 square metres as the actual area. Neither figure should silently replace the other in a legal or price assessment.

The estate’s maturity creates another layer of variation. An extensively renovated house may look newer than its neighbours, but the finish alone tells a buyer little about roof condition, moisture, electrical wiring, drainage or water supply. One resale description mentions water from the public network, while another refers to borehole water. These claims belong to specific houses. They do not establish a single estate-wide utility arrangement. The same applies to furniture, air conditioning, parking and even the exact count of bathrooms: inspect the property and reconcile the advertised specification with the measured plan before attaching a value to it.

Title is the central issue for an overseas buyer. Some advertisements identify Hak Milik, commonly abbreviated SHM, a form of land ownership that a foreign individual cannot simply hold in their own name. A separate listing for Royal Garden Residence describes Hak Guna Bangunan, or HGB, a land-right category with its own holder, conditions and duration. These are claims made by advertisers, not independently inspected land certificates. They underline why the development must not be labelled as having one universal ownership structure. The relevant questions concern the named holder, registered plot, outstanding encumbrances, remaining duration where applicable and whether the proposed transaction is available to that buyer.

Indonesia also has Hak Pakai, a right of use that can be relevant to qualifying foreign ownership of residential property. That is a different legal question from whether a seller has an SHM certificate. Under the ministerial decision on foreign residential acquisitions still listed as in force at the research date, the minimum price for a landed house in Bali within the relevant foreign-acquisition framework is IDR 5 billion. Most of the lower-priced houses featured in current estate listings fall below that figure. This does not settle every possible purchaser’s circumstances, and it is not an invitation to use a nominee or an artificial holding arrangement. It means eligibility, title and the transaction structure need to be addressed before the buyer treats a local resale price as an achievable purchase.

A completed house also needs document scrutiny. Advertisements sometimes refer to IMB, the earlier building-permit system, and state that sale papers are available. No verified project-wide building permit, current certificate of suitability for use (SLF), or parcel-level land record has been reviewed in this research. That is an evidence gap, not a finding that those documents do not exist. Renovations and extensions add another reason to compare the physical house with the permits and registered plans. The name on a historical developer sales kit, the name on the present Mirah corporate website and the legal party receiving money for a 2026 resale must not be assumed to be the same entity.

Ownership costs also remain property-specific. A guarded community needs funding for its entrances, shared facilities and staff, yet the available public material does not establish the current dues, who collects them, the state of the reserve fund or who has authority over common-area maintenance. For an owner-occupier, these details influence daily living and long-term upkeep. For a rental investor, they are only part of the picture: there is no independently verified rental yield, occupancy record or permission covering every home. A nearby tourism market does not by itself establish that short stays are permitted under the property documents, estate rules and local operating requirements.

The appeal of Royal Garden Residence is the possibility of inspecting an established south-Bali home, comparing its actual condition and buying into a community with some shared facilities. The limitation is that a resale estate has no single current specification, price, payment schedule or title to sell. The strongest candidate is not necessarily the house with the lowest published price or the most ambitious rental forecast. It is the one whose owner can show a coherent title and transaction route, whose building is sound, and whose total costs and permitted use match what the buyer intends to do with it.

Two-storey, 3-bedroom house
211 sqm built; 246 sqm plot

A substantially larger resale example that is advertised with HGB rather than SHM. It illustrates both the upper end of the observed asking prices and the need for parcel-specific title work.

  • The final unit inventory and historical phases have not been reconciled with an as-built plan. An early project profile proposed 299 houses over two phases; Mirah’s current materials state 350 villas and also use “over 350”.
  • A single documentary completion or handover date is not established. Mirah describes a two-year build-and-sell period, while Pinhome’s background article gives September 2012 to December 2017.
  • Lot-specific rights and permits remain unreviewed. Advertisements refer to SHM and HGB, but original certificates, building permissions, SLF, encumbrances and the legal relationship between the historical developer entity and today’s seller have not been verified.
