Why this project is worth a look
A genuine range of homes
The first phase spans small apartments and private-pool villas. That gives buyers materially different choices in privacy, running costs and likely use, rather than several names for essentially the same unit.
A separate phase timetable
VIBE gives NAI 1 its own Q1 2028 handover target, distinct from NAI 2. It helps define what should be delivered first, although the status of shared facilities still needs contractual clarity.
Amenities beyond the home
Medical, fitness and social facilities are central to the proposed community. Their value depends on opening dates, approvals and operating quality, none of which should be inferred from a master-plan illustration.
Different entry commitments
A 19 sqm studio sits at one end of the range and a two-bedroom pool villa at the other. Price comparisons become more meaningful once recurring charges, usable space and lease duration are considered alongside the asking figure.
Management could matter
VIBE promotes an operator-led rental and maintenance model. A well-run service could reduce owners' workload, but its real value lies in the eventual fee schedule, reporting duties and owner's usage rights.
About the project
NAI 1 is the first residential phase of NAI by VIBE, a proposed living and wellness development in the Nusa Dua area of southern Bali. The immediate choice is not simply whether to buy into the brand. The phase brings together very different homes: 19 sqm compact studios, one-bedroom apartments, loft-style layouts and private-pool villas. A studio might work for someone who travels light and spends little time indoors. A villa is a different commitment, with more privacy, more space to look after and potentially a different guest profile. Buyers should compare individual units on those terms rather than assume that every property in the development shares the same rental prospects.

The official phase page sets out six principal formats. Prices shown on 17 October 2026 began at USD 64,900 for a Smart Studio and rose to USD 420,000 for the two-bedroom Villa 2G. In between are 35 sqm Breeze apartments, 55 sqm Breeze lofts, and 46 sqm and 53 sqm pool villas. The advertised figures provide a useful sense of the range, but they are not an offer for a specific unit on fixed legal terms. Availability, furnishing specifications, taxes, transaction costs, service charges and any renewal payment need to be confirmed in the documents for the selected property. Indonesian listings also carry rupiah prices; those are separate dated listings, not interchangeable currency conversions.
A defined Phase 1 matters because NAI has a much larger master plan. VIBE markets two phases with different target handovers: Q1 2028 for NAI 1 and Q1 2029 for NAI 2. The developer describes a combined landholding of 2.7 hectares and elsewhere promotes hundreds of residences across the wider project. Those headline figures should not be mistaken for the number of homes or the land area delivered in the first phase. The website's Phase 1 inventory currently references 184 units, while other promotional pages describe a substantially larger overall scheme. What counts for an early buyer is the boundary of the phase, its approved plans and which shared facilities are contractually due to open with it.
There is a meaningful difference between the stage advertised and the physical progress independently established. The main website labels NAI 1 as under construction. In a separate VIBE account of work carried out between March and May 2026, the company described site clearance, ground preparation and setting-out, then said that major building work was being held pending final PBG approval. That statement does not prove approval is still outstanding in October, but neither have we found a later permit or construction certificate confirming that the position has changed. The Q1 2028 date is therefore the developer's schedule, not a certified completion date.
Location requires similar restraint. Marketing material places NAI in Nusa Dua and associates it with established southern Bali resorts, hospitals and beaches. One third-party listing gives Jalan Nusa Dua Selatan in Benoa as the address area. Yet the embedded Google map linked from VIBE's NAI 1 project record points to a place labelled AZURA NUSA DUA, not an unambiguous NAI 1 land parcel. It would be misleading to publish those coordinates as the project site. The exact plot, legal land boundaries and access road remain important unknowns, especially for a property sold partly on its setting and the suggestion of ocean views.
The purchase structure deserves closer attention than the marketing language. VIBE advertises a 30-year leasehold for NAI 1 with priority extension. Ownery's project record instead displays 27 years and two months remaining, and another agency describes terms that can vary between 20 and 30 years. This may reflect different dates or different contracts, but that explanation cannot be assumed. The original land lease, its commencement date, the lessor's authority and the buyer's agreement determine what period and rights actually pass to a purchaser. A priority to renew is not the same as an agreed price, an unconditional option or guaranteed control beyond the initial term.
Indonesian land rights make the distinction consequential. Contractual lease arrangements are not equivalent to holding registered freehold land. Government Regulation 18/2021 and the Ministry of Agrarian Affairs' related rules establish different rights and conditions for foreign residential ownership. Hak Milik is not a title a foreign individual can simply register in their own name, while Hak Pakai has its own requirements. A group-level reference to Hak Pakai does not establish that an individual NAI 1 studio or villa will be transferred under that form. Until the parcel documents and the actual purchase or lease instrument are available, the defensible description here is a marketed contractual lease arrangement.
The wider concept blends residential property with preventive healthcare and hospitality. VIBE's plans include a clinic, wellness and fitness space, swimming pools, a restaurant, coworking facilities and children's areas. An October 2026 announcement about a memorandum with a medical specialist is evidence of a proposed professional collaboration, not of an open or licensed medical facility. For someone attracted by the prospect of health-related guests, the distinction is material: the clinic's permits, operator, opening timetable and relationship with residential owners could all affect demand. A future ecosystem can be an attractive plan without being a present-day amenity or a source of guaranteed rental income.
The developer also markets operational management and escrow-based buyer payments. Neither claim settles the commercial terms for a specific purchase. A management agreement needs to explain who can occupy the property, how it will be priced and marketed, which costs are passed to owners, what happens during repairs and how a buyer exits the arrangement. For escrow, the bank named in promotional materials is Bank Mandiri, but the account holder, release triggers, inspection requirements and remedies for delay must be evidenced in the buyer's documents. The existence of an escrow label alone does not make pre-completion capital risk disappear.
Financing terms are another area where headline offers require a written schedule. The VIBE website advertises an interest-free 24-month installment promotion with a 30% initial payment for NAI, and a listed studio also shows a 30/70 option. These should be treated as advertised alternatives, not a universal payment calendar. The actual contract needs to identify the currency, beneficiary, reserve payment, construction milestones, handover documents and conditions for any final balance. That matters particularly when the projected handover is some distance away and the property cannot yet produce income.
NAI 1 could make sense for a buyer who wants to select a future home or rental product from several price and size brackets, understands contractual leasehold and can tolerate development risk. It is a weaker match for someone who needs immediate occupancy, verified rental proceeds or long-term land ownership. The next useful decision is not choosing a projected return on a website. It is obtaining the Phase 1 land and permit package, a signed unit specification, the complete lease and escrow terms, and a realistic operating-cost proposal. Only then can a prospective buyer tell whether the price genuinely compensates for the waiting period and the rights being acquired.
Ownership format
Marketed as a contractual long-term lease (Hak Sewa): VIBE states 30 years with priority extension, while other listings show different remaining terms. The head lease, commencement date and the selected purchaser's rights have not been examined.
Unit types & sizes
The most compact offer in Phase 1, aimed at buyers who prioritise entry price over interior room. VIBE's unit information mentions alternative kitchen arrangements, so a floor plan and final furniture schedule matter more here than the generic studio label.
Get floor plans and current pricesA more conventional one-bedroom arrangement that may suit longer stays or two occupants better than a micro-studio. The developer rounds the area to 35 sqm, while Rumah123 lists 35.5 sqm; buyers should rely on their selected unit's signed drawings.
Get floor plans and current pricesThe loft format offers more total space and a different sense of separation. For anyone planning a long stay, the staircase, headroom and practical usability of the upper level deserve as much attention as the advertised square metres.
Get floor plans and current pricesA small private-pool villa for buyers who value separation from neighbouring residences. Pool servicing and maintenance may change its operating budget substantially compared with an apartment; the phase page does not establish the exact land area for every V4M unit.
Get floor plans and current pricesA larger single-bedroom villa within the published range, again with a private pool. The premium over a smaller villa should be assessed against the actual site plan, outdoor privacy and the contractual fit-out list rather than assumptions drawn from marketing images.
Get floor plans and current pricesThe published larger villa format includes two bedrooms, a private pool, a rooftop area and an advertised 175 sqm land plot. It may work for households seeking room and privacy, but buyers should separate the built-area figure from the land entitlement and assess upkeep accordingly.

Location
- The development is marketed in Nusa Dua, southern Badung. An independent listing associates it with Jalan Nusa Dua Selatan in Benoa, but the parcel boundary and entrance have not been verified.
- Nearby resorts, beaches and BIMC Hospital appear in VIBE's location marketing. Without a confirmed site pin, the advertised drive times are not dependable measurements from an identifiable building.
- The map embedded in VIBE's separate NAI 1 project record links to a place labelled AZURA NUSA DUA. It is not suitable evidence of NAI 1's coordinates or an ocean-view guarantee.
- The exact road access, land-use designation and relationship to the established Nusa Dua resort precinct must come from parcel-level records, not from the district name alone.

Best for: A buyer seeking a future Bali base rather than immediate occupancy may find the smaller apartments worth comparing, provided the wait until the proposed 2028 handover is acceptable.; Someone who values private outdoor space may prefer the villas and can budget for the extra upkeep that comes with a pool and individual building systems.; An investor comfortable with an operator-led model may investigate NAI 1, but only after seeing the fees, owner-use restrictions, rental permissions and an independent assessment of demand.; The wider wellness proposition may appeal to a lifestyle buyer who likes the concept but is prepared for amenities to open in stages, rather than assuming a functioning medical resort on move-in day.; may not suit: It is not a ready home or a currently operating rental asset; the developer is working toward a future handover rather than offering immediate use.; It does not suit a buyer who requires directly registered freehold land, an unconditional lease renewal or certainty about the remaining term without reviewing the contracts.; Anyone whose return calculation depends on a fully operational clinic, guaranteed occupancy or automatic escrow protection should not rely on the marketing case alone..
