Why this project is worth a look

A genuinely varied mix

The offer spans compact studios, conventional apartments, terrace-focused penthouses and larger private villas. A buyer can therefore match the format to a personal routine rather than treating the whole complex as a single property type. Rights to outdoor areas and ongoing expenses must still be assessed unit by unit.

Recognisable Canggu address

The Jl. Canggu Padang Linjong locality places the project within the established Batu Bolong neighbourhood. Its cafés, shops and beach attractions are relevant, but a buyer should judge the actual approach road and travel pattern, not merely a quoted beach distance.

Amenities beyond the unit

The planned shared pool, gym, coworking and family spaces could reduce the need for daily trips off-site. Their practical value depends on which features are finished and operating, how access is organised and what residents pay for upkeep.

Different ways to buy

An entry studio price and staged payments make it easy to start exploring options. They do not establish total ownership cost. Different published completion dates and lease lengths mean the contract, not the brochure, will decide whether the commercial proposition fits.

About the project

White Palm Villas sounds like a private-villa development. The housing advertised under that name is considerably more varied: studios, apartments, penthouses and stand-alone villas appear within the same White Palm scheme. That matters from the first budget comparison. A 32-square-metre studio and a two-bedroom villa with its own pool are not substitutes simply because they share an entrance and amenities. Their privacy, likely maintenance requirements, intended occupants and asking prices differ. A useful starting point is therefore the individual residence, not the branding or a headline price that covers every category in the complex.

The scheme is marketed in the Batu Bolong part of Canggu, within Kuta Utara, Badung Regency. Property portals identify Jl. Canggu Padang Linjong as the street, and one gives the additional address number 47D. We could not corroborate that number against a project land document, so the street and locality are firmer identifiers than a supposedly exact plot number. The White Palm promotional website quotes roughly 1.6 kilometres to Batu Bolong Beach. For someone expecting an easy surf routine, the actual route and access point are more useful than a straight-line attraction marker. Canggu traffic and short local roads can change the experience of living at a particular address.

There is unusually clear evidence for the developer brand, though much less for the legal counterparty. ARCHESTET previously published a description of the White Palm Luxury Complex on its own website, discussing several accommodation types and shared facilities. A corporate post under PT Archestet Group Development also names the White Palm project. Those references support the link between the brand and the development. They do not identify the registered landholder, the company that will sign the sale or lease agreement, or the recipient of the purchase funds. The former developer domain now resolves to a parked home page, making the corporate papers and a current authorised contact especially important for a real transaction.

The inventory numbers should not be presented as settled. A dedicated White Palm marketing site describes 33 apartments, 10 penthouses and 26 villas. Balinsky and BDA, by contrast, list 75 units for the development. A construction engineer’s public résumé separately refers to work on 26 White Palm villas, but that is only an individual account of an earlier work package, not a certified current schedule. The different totals could reflect revised plans or different counting conventions; neither explanation is documented. Unit count influences the intensity of shared-space use, service capacity and the eventual operating budget, so a buyer needs an up-to-date signed master plan rather than an assumed total.

At the entry end are studio homes advertised from 32 to about 40 square metres, with a 40.3-square-metre terraced studio described in ARCHESTET’s earlier material. They offer a different proposition from a conventional one-bedroom flat: a living, sleeping and working arrangement fitted into a small footprint. Whether the terrace is included in the reported area, how much built-in storage is provided, and whether the layout permits a proper desk should come from the specific drawing. These details matter for remote workers and longer stays as much as for guests staying a few nights. A low price does not compensate for a space that cannot accommodate the buyer’s actual routine.

One-bedroom apartments are shown at about 50 to 57 square metres in the current portal inventory. For a single occupant or couple, the separate bedroom may justify spending more than the studio entry price. It can also make occasional rentals more practical, depending on the floor plan and storage. None of the public descriptions establishes the internal net usable area of every variant. Outdoor space and circulation may account for a material part of a marketed floor area. Before comparing a 50-square-metre one-bedroom residence with a studio close to 40 square metres, it is worth looking at where the additional space actually sits.

Two-bedroom apartments have been promoted in a 65-square-metre standard arrangement and a larger 81.5-square-metre version with a terrace. Some agencies describe an 80-square-metre two-bedroom apartment, which may simply be rounded marketing information, but that cannot be assumed for a particular lot. Two bedrooms can serve a small household, accommodate visitors or provide space for work. Yet a relatively compact two-bedroom property can sacrifice sitting room, privacy between bedrooms and storage. The room dimensions, window positions, bathrooms and exact balcony rights have more bearing on day-to-day value than the bedroom count alone.

The penthouse format deserves its own comparison. ARCHESTET’s material described one at 64.5 square metres, with 50 square metres indoors and a 14.5-square-metre outdoor portion. That makes it quite unlike a larger indoor apartment even if their advertised total areas are similar. An exposed terrace can be a genuine benefit for a personal stay, but shelter, drainage, maintenance access and neighbouring views matter in Bali’s climate. The published specification mentioned furniture and automated curtains, among other fittings. Those features should appear in the agreed unit inventory and handover inspection rather than being assumed from marketing illustrations.

For buyers who want a private outdoor experience, the two-bedroom villa is the clearer alternative. The former brand presentation specifies approximately 123 square metres and depicts a villa with a pool. Some agencies list units of this size at USD 380,000 or USD 420,000, far above the advertised starting point for a studio. A private pool means a different maintenance profile, and the agreement should distinguish costs incurred within the villa from costs shared across the estate. It is also necessary to understand whether the villa buyer receives any exclusive right to land or simply a contract governing use of the building and its outdoor area. No land-title assumption follows from the word “villa”.

White Palm is designed around communal amenities. Promotional sources mention a 25-metre swimming pool, gym, spa and sauna, yoga garden, coworking area, children’s space, bar and underground parking. Other descriptions refer to lifts, electric-car charging and round-the-clock security. All of these can add convenience, particularly for a resident who wants to work and exercise without making several trips through Canggu. The public material does not, however, demonstrate that every proposed amenity is complete, staffed or included in one service charge. Shared facilities make sense only alongside reliable maintenance and a transparent operating budget.

The furnishing package is another potentially valuable part of the proposal. Marketing pages refer to air conditioning, smart-home controls, fingerprint entry and a water-filtration system in furnished units. These provisions could help an overseas owner reduce setup work before moving in or arranging a rental. The distinction is between a published concept and a signed specification: equipment models, replacement obligations, warranty handling and exclusions need to be specified. An apartment described as move-in ready may still need items or services that were never part of the purchase price. Independent snagging and a proper handover record are especially useful where the owner cannot supervise finishing on site.

Construction reporting is not consistent enough to call the development delivered. Earlier channels advertised Q2 or Q4 2025. Balinsky and BDA have carried a 2026 completion date, whereas NewHomes states Q1 2027. A roughly 95% construction figure in some agency materials is an estimate, not documentary completion. We did not locate project-specific PBG building approval or an SLF confirming fitness for occupation in the public information reviewed. That does not prove these records are absent; it means their existence and scope have not been established for this property. A buyer should distinguish physical construction progress, contractual delivery and legal readiness for the intended use.

On 20 October 2026, listings accessible to us showed a lower advertised entry price of USD 125,000. One-bedroom apartments and two-bedroom homes appear at materially different levels, while individual villa offers range considerably higher. These are dated asking prices from several sales channels, not an agreed developer price schedule or confirmation of available stock. A price quoted for an apparently identical unit may reflect a different floor, terrace, furnishing specification or lease position. Taxes, transfer and notarial charges, management setup costs and any other contracted obligations cannot safely be assumed included. The only meaningful comparison is between written offers for identified units with the same legal and commercial scope.

Payment proposals also diverge. Several outlets describe 30% on signing and 70% before completion; another offers a 30/50/20 construction-linked structure. These are sales claims rather than a reviewed purchase agreement. The practical questions are when each instalment becomes due, who certifies completion, where funds are held and what happens after missed deadlines. A contractual retention or refund arrangement is very different from a casual assurance that a developer will finish on time. With the public delivery dates already inconsistent, the legal consequences of delay are not a detail that can be left until after a reservation deposit.

Leasehold is the other central limitation. Balinsky describes a thirty-year lease, while Alnair quotes twenty-eight years and a lease end date of 31 May 2053. Neither listing establishes exactly what remains available to a buyer entering into an agreement today. A renewable lease is only as useful as its actual option wording, pricing and the authority of the party promising it. Indonesia’s land-rights regime distinguishes a contractual lease from registered titles such as Hak Milik or Hak Pakai, and foreign ownership rules depend on the property and buyer. We have not examined the White Palm land certificate, underlying lease or unit-level contract, so this dossier does not assert that foreign purchasers acquire direct land ownership.

The project also presents a management proposition without the supporting operating figures. Its dedicated sales website names PT Archestet Property Management as the business responsible for maintaining residences and shared facilities. That tells us what service structure is being promoted, not whether a buyer must use the operator, what the management commission will be, or how rental receipts and expenses are reported. We found no unit-specific accounts demonstrating occupancy or net income. A personal home can be assessed on comfort and recurring costs; a rental investment needs permission for the intended use, a workable management contract, and returns calculated after genuine operating expenses. White Palm has enough substance to compare its housing types, but not enough verified legal or operating information to promise an investment outcome.

Ownership format

Units are marketed through a contractual long-term lease rather than direct freehold land ownership. Public sources quote both 28 and 30 years; the commencement date, remaining term, renewal provisions and actual contracting party have not been verified.

Unit types & sizes

Studio residence
32–40 sqm

An open-plan option for one person or short personal stays. An earlier developer description featured a 40.3 sqm terrace studio, while newer inventories include 32 sqm layouts. The precise indoor/outdoor allocation and furniture inventory should be tied to a numbered unit.

One-bedroom apartment
50–57 sqm

Separating the bedroom from the living area can make longer stays easier than in a studio. Floor plans, storage space, daylight and the furniture schedule will matter more than an attractive generic interior image. Different listings do not establish a uniform fit-out across all residences.

Get floor plans and current prices
Two-bedroom apartment
65 sqm; 81.5 sqm terrace version

ARCHESTET’s earlier presentation described a standard 65 sqm arrangement and a larger 81.5 sqm terrace layout. These are distinct designs; the drawings should show the second bedroom dimensions, outdoor-space allocation and exact bathrooms.

Get floor plans and current prices
One-bedroom penthouse
64.5 sqm, including 14.5 sqm outdoors

The original developer copy separated 50 sqm of internal space from a 14.5 sqm outdoor portion. It may suit someone who values a private terrace over more internal floor area. Weather protection, waterproofing and maintenance access should be part of a proper inspection.

Get floor plans and current prices
Two-bedroom villa with pool
123 sqm

A separate villa residence with more private living space and a pool. The legal right to its outdoor area, maintenance obligations, and whether any land is included in the contractual grant cannot be assumed from the marketing name. Villa pricing sits well above studio levels.

  • The best-supported locality is Jl. Canggu Padang Linjong, Desa Canggu, Kuta Utara, Badung Regency. One portal gives building number 47D, which has not been checked against a land record.
  • The dedicated sales site places Batu Bolong Beach about 1.6 kilometres away; that should be read as a marketing distance, not a promise of a particular route or journey time.
  • Batu Bolong offers a substantial local network of cafés, stores and fitness venues, though the approach road and noise around the chosen unit deserve more attention than a generic neighbourhood description.
  • Published map pins are useful for orientation, but they do not establish the boundaries of the development or substitute for the cadastral identification of the land.

Price & purchase terms

Published payment terms

Several marketing channels show 30% at contract signing and 70% before completion, while another describes 30% on booking, 50% during construction and 20% at handover. The signed payment milestones and safeguards have not been reviewed, so neither advertised schedule should be treated as binding.

Best for: Occasional Canggu residents who want a relatively small, furnished base rather than responsibility for a detached house. A studio or one-bedroom apartment may fit, provided the ongoing charges and rules on personal use are acceptable.; Couples or smaller households seeking two bedrooms and access to communal leisure facilities. The published 65 sqm two-bedroom layout needs particular scrutiny for storage, privacy and genuine daily usability.; Buyers prioritising a personal pool and greater separation from neighbours while still using shared services. The 123 sqm villa concept is more aligned with that brief, subject to clarity on outdoor rights and maintenance.; People willing to evaluate legal tenure and operating arrangements instead of relying on projected returns. This scheme makes more sense as a unit-by-unit decision than as a generic promise of effortless rental income.; may not suit: Buyers requiring indefinite direct ownership of the underlying land. The public offer is structured as long-term contractual use, not verified freehold ownership by a foreign individual.; Anyone who needs guaranteed occupancy or short-stay rental commencement on a fixed date. Construction reporting conflicts, and project-specific completion/fitness documentation has not been seen.; Yield-only investors seeking audited operating results before considering a property. The publicly available numbers do not establish realised net income or a binding rental guarantee..

What we confirm before booking
