Why this project is worth a look
Three ways to live here
The development combines apartments, smart villas and townhouses rather than repeating one villa plan. This gives buyers meaningful trade-offs in privacy, outdoor living, convenience and maintenance within a shared location.
About the project
Echo Beach Complex 6 is a collection of different homes within one development, rather than a row of interchangeable villas. Alex Villas Group identifies 53 residences in Canggu: 28 apartments, 16 smart villas and nine townhouses. The name matters because the property also appears online as Alex Villas Complex 6, Alex Villas Complex N6, Allex Villas (Complex 6) and, in guest accommodation listings, Echo Beach Villas 6. These names point to the same numbered project. The group's third, fifth and seventh complexes have their own locations and unit counts; combining them would give a buyer a misleading picture of what is actually available in Complex 6.

The most useful starting point is that people have stayed here. Rooms and individual homes are listed for short visits, and dated guest reviews describe the actual experience rather than a proposed design. That makes Complex 6 different from a scheme offered solely from drawings. It does not, however, settle every question about completion. Alex Villas Group places the development in its completed portfolio and says it was delivered in the fourth quarter of 2024. The project page also displays a first-quarter 2026 launch date. Meanwhile, accommodation terms still refer to a soft opening, sections not yet accessible and potential construction activity; a June 2026 guest described works in part of the site. Occupied units and a fully finished development are not necessarily the same thing.
There is plenty of substance behind the masterplan. The developer reports a 4,520-square-metre site, and architectural practice SAD identifies its design work on the project. Apartments are combined with a smaller number of villas and townhouses, with generous glazing, terraces and home-control features forming part of the intended experience. The advertised shared amenities include a swimming pool, gym, spa, restaurant, rooftop bar, mini cinema and security. These features have a practical value only to the extent that they are accessible, maintained and included under the arrangement applying to a given owner. The architect's earlier concept also includes a work area and café; a design proposal is not evidence that those services are operating today.
The setting is recognisably the Echo Beach side of Canggu, within North Kuta in Badung Regency. Travel and accommodation platforms locate the property at Jl. Pantai Batu Mejan No. 90A. The project page and architect instead refer to Jl. Padang Linjong, while one property directory files it under Pererenan. Those differences cannot simply be erased. A navigation address can identify the place guests enter without proving the registered boundaries or title of a land parcel. For this dossier the more precise guest-facing street address is used, while the site's legal parcel location remains something the sale documents must establish. No arbitrary district-centre GPS pin has been substituted for a surveyed project point.
Alex Villas Group describes the ocean as roughly 900 metres away. Treat that as a marketing distance, not a measured route from every unit. Beach proximity can make a short stay appealing, but a few minutes' difference in access, nearby road junctions, heavy traffic or construction noise can change the experience. Canggu is a busy coastal neighbourhood with eateries, services and social venues rather than a secluded resort. Someone considering longer-term use should understand ordinary weekday conditions as well as holiday atmosphere. For a rental owner, the more useful question is whether guests can reach the places they booked for conveniently and how frequently local disturbances affect their reviews and repeat visits.
The accommodation range is unusually broad for one scheme. One-bedroom apartments are listed at 80 square metres and standard two-bedroom apartments at 143 square metres. The developer also distinguishes one-bedroom rooftop apartments of 170 square metres and a two-bedroom rooftop version of 283 square metres. Its villa range has one-bedroom homes at 76 square metres and two-bedroom homes at 130 square metres; townhouses are listed at 76 square metres. These are published product areas, not independently certified net internal floor space. A roof terrace, stairwell or outdoor living zone may be included differently from an enclosed room. Floor plans and a measured inspection should determine what a buyer is actually able to use.
An apartment, townhouse and villa in the same development can suit three quite different habits. An apartment may appeal to someone who spends much of the day outside and wants an easily managed base. A townhouse offers a more separate way of arriving and leaving while remaining subject to complex-wide rules and shared services. A villa provides another degree of residential separation, especially where the individual unit has its own water feature or outdoor area. Guest listings show private plunge pools or hot tubs attached to certain units, not necessarily to every home of the same headline category. Comparing these properties simply by bedroom count would overlook privacy, maintenance, outdoor space, cleaning effort and the likely guest profile.
The price figures on the developer's page need careful handling. It shows an initial US$205,000 for an 80-square-metre one-bedroom apartment, US$245,000 for a 76-square-metre townhouse and US$405,000 for a 130-square-metre two-bedroom villa, among other original prices. The label is expressly an initial price. It is not proof that a seller will accept that figure in October 2026 or that the unit remains available. One rooftop-apartment entry has an ambiguous currency symbol, so its figure is not treated as a dependable dollar quotation. Existing owners may ask different amounts, a resale may include different furniture or liabilities, and the purchaser's remaining lease term matters. There is no verified project-wide starting price for current transactions.
The developer describes the rights on offer as leasehold running until August 2047. That end date deserves as much attention as the room layout. A time-limited contractual interest should not be represented as permanent ownership of Balinese land. Indonesian law distinguishes land titles such as Hak Milik, Hak Pakai and Hak Guna Bangunan from a private contractual lease. The first is ownership of land; the others are statutory categories with distinct holders and conditions. None should be assumed to be the title a particular foreign buyer receives from a marketing label alone. A sale contract must identify the land-right holder, the counterparty providing the use rights, the assignment mechanism, restrictions and any renewal provisions. An expected extension is not a guaranteed extra term.
The hospitality operation is another layer of the decision. Alex Villas Management is named as manager, and guest bookings indicate that operational services are being provided. Yet an owner's return depends on a different set of documents: management charges, platform commissions, housekeeping costs, repairs, replacement furnishings, utilities, taxes, reserve funds and any restrictions on personal stays. A booking price displayed for one set of travel dates is gross guest expenditure, not cash paid to the owner. Likewise, the group's portfolio-wide rental figures cannot stand in for unit-level results. A credible comparison would examine comparable homes of the same format over actual accounting periods and distinguish gross bookings from the owner's net proceeds.
For resale, time and enforceable transfer rights can matter more than the initial brochure valuation. Two units with identical published floor areas may differ in outlook, noise exposure, condition, equipment or building access. Even more importantly, their contracts may not grant exactly the same rights or management flexibility. The developer labels its two-bedroom apartments as available for resale, but the original figures alongside them are not current vendor asking prices. An independent brokerage also advertises a unit in the scheme, although a brokerage listing does not establish an executed sale or universal market value. A purchaser should evaluate one identified unit and its documents, not a hypothetical average unit within the 53-home complex.
This is therefore a project with a tangible operating footprint and several credible product characteristics, but not a substitute for due diligence on a particular transaction. The numbered development is identifiable, the types of accommodation are documented, and the guest address can be found. What remains open includes the status of every section, the current inventory, the legal entity signing a sale, the land title, parcel-level location and the permits for the buildings and their intended use. No project-specific PBG building approval or SLF certificate of suitability for use was examined. That is a limitation of available documentation, not evidence that the paperwork does not exist. Buyers can use the published information to shortlist a home, then insist that the property, the rights and the price all match the signed documents.
Unit types & sizes
The most common apartment configuration in the published mix. Its stated area should be checked against the chosen floor plan, including any outdoor portions. The developer's original figure is historical, not an available resale quotation.
Get floor plans and current pricesThe developer flags this type for resale. A current offer still needs a specific unit number, seller's asking price, condition report, furniture inventory and remaining contractual term; the initial price answers none of those questions.
Get floor plans and current pricesThis option has a much larger published area than the standard one-bedroom apartment. The split between indoor and rooftop space has not been independently established. The original price field carries an unclear currency symbol and is omitted here.
Get floor plans and current pricesThe sole unit of its type in the developer's schedule. The composition of rooftop and enclosed space, exclusive-use rights and maintenance obligations will be more useful than the headline floor area alone.
Get floor plans and current pricesA compact villa format marketed with smart-home features. Some advertised guest units include a private water feature, but inclusion and maintenance responsibility must be checked for the particular villa rather than assumed across the type.
Get floor plans and current pricesA larger option for a family or guests travelling together. Layout privacy and common-room space matter for personal stays; furnishing standards and the upkeep of any unit-specific amenities matter for rental operations.
Get floor plans and current pricesAn alternative to a compact villa, with its own townhouse arrangement. Selected rental townhouses advertise plunge pools, while stairs, outdoor space and included facilities need to be assessed unit by unit.

Best for: Buyers who prefer to walk through an operating accommodation complex rather than commit solely on the strength of architectural visuals. Individual homes can be experienced, and differences in privacy, circulation and shared access are easier to understand on site.; Owners exploring professionally managed short-stay accommodation, provided they are prepared to study actual comparable booking records, operating costs and the proposed management agreement instead of relying on portfolio-wide return claims.; Families or groups choosing between a two-bedroom smart villa and one of the larger apartments. Their decision is likely to hinge on separation of bedrooms, genuine indoor living space, outdoor use rights and the everyday comfort of a specific plan.; Purchasers comfortable acquiring a contractual interest with a stated August 2047 endpoint, and who regard transferability, remaining duration and documented renewal rights as essential parts of the valuation.; Resale buyers willing to trace an individual home's chain of contracts, furnishings, maintenance history and current vendor price. The existence of a resale label does not make every advertised floor plan immediately available.; Anyone seeking perpetual personal ownership of the land. The developer advertises a leasehold endpoint in August 2047, not a freehold transfer to a foreign individual, and an anticipated extension should not be treated as an existing right.; Buyers whose valuation depends entirely on launch prices or projected gross yields. Neither the current asking price of every resale home nor owner-level net rental income has been substantiated from publicly available records.; Those requiring proven complete handover, guaranteed access to every advertised common facility or a consistently quiet residential environment. Canggu is busy, and accommodation terms have included ongoing-work notices.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Sources disagree on the street and administrative description: accommodation platforms and navigation use Jl. Pantai Batu Mejan No. 90A in Canggu; the developer and architect mention Jl. Padang Linjong; Balinsky uses Pererenan. The cadastral parcel and its registered boundaries have not been independently documented. The developer shows a Q4 2024 delivery date and a Q1 2026 launch label, while guest terms still describe a soft opening and construction with an anticipated September 2026 conclusion. Final handover of all 53 units and the project-specific SLF were not verified; the architect's earlier unit allocation also differs from the current developer schedule. The August 2047 leasehold endpoint is publicly stated, but the selected unit's executed contract, underlying land title, selling legal entity, PBG approval, zoning evidence and enforceable renewal terms have not been reviewed. Original prices cannot establish today's available inventory or full transaction cost.
